The District Apartments

"I had planned to inquire about renting an apartment, but after seeing residents smoking inside the complex and noticing dead rats in the walkway in the middle , I have decided against it. The lack of maintenance is also concerning. This does not appear to be a smoke-free environment and the upkeep seems to be minimal. It's best to look for another place to live."

"We lived in the District apartments for just under two years. During that time, we always had responsive management, and minimal issues. Esperanza knew how to handle everything and was always professional and on top of everything. The apartments are compact, but nice. We had an issue with some water in the wall, and once I put in a ticket, the response was quick, even around COVID outbreaks. I would say that the walls are a little thin at times, but that's pretty normal when you live on the ground floor or apartments in general. There are kids, but they're KIDS.. if you say something they'll knock off whatever they are doing :). Parking was never an issue either. If someone was in our spot, the action was swift. Overall, it was a good experience living there and I'm grateful that we had a responsive manager and a generally clean complex with no issues."

"Management is off site and is HORRIBLE at getting anything done. They NEVER answer the phones and getting anything fixed requires you to literally drive to Milpitas and stalk them before you see results. Don’t even think about making any complaints about the grounds being dirty or of loitering, they will be ignored. Took 2+ months to get a door fixed that literally fell of the hinges and almost crushed my two year old. We went without hot water for a week when the water heater broke. The drawers on the kitchen literally and constantly came apart. Had to have the fridge in dining room because the kitchen layout was so horrible we couldn’t open the fridge all the way. Our neighbors had bed bugs, which meant we had to also go through the inconvenience of leaving for the entire day and bag everything up for them to spray the entire building. There were kids that left trash everywhere (that did NOT live in the complex) and would throw parties in the courtyard until 1-2 am. Oh and parking is a complete nightmare, spaces are small and limited (our cars received too many door dings to count). After all these joys, they then wanted to raise our rent $300 after our 12 month lease was up, because of all the “improvements” they had made to the property. What a joke! For the money we decided to go elsewhere and got so much more for literally the same amount of money."

"On the outside these look like decent apartments but that is not the case here. The floorboards are horribly creaky. Sometimes it's hard to sleep if your upstairs neighbors are awake. They also feature very thin walls, I can hear my neighbors talk (and snore) very clearly . Bathrooms are prone to mold due to moisture, even with the window open the moisture will cling to the ceiling and create little moldy spots. Management is also off-site so take that as you will. I would recommend avoiding this place. Turn over currently is high at this place."

"If you get a downstairs unit, good luck sleeping if your upstairs neighbors like to stay up late. The floorboards are horrible and will squeak and creak with every step taken. If you live in an upstairs unit just know that you will contribute to your downstairs neighbors losing sleep. I got lucky and got an apartment under someone who rents out rooms to people. I swear sometimes there are 5-6 adults living in a two bedroom apartment above me. Other than that, the management is remote and so getting things from them can be a hassle but the maintenance guy is good. The neighborhood around is a bit dirty. Lots of trash around on the street off of Bell St. There are a lot of shops and food around though, so that's a plus. I would avoid this place if possible."
