"I currently live here now. I moved in December. Its mixed feelings honestly. The area is great; walking distance from Mitsuwa. The staff is ok. They were helpful when I first got settled and used to reply to emails but not as much now. Its hard to get them to respond; they have hours the office is open but most times the screen is down so no walk-ins. So you have to make a request on the app to see anyone or raise any concern. The app is okay if someone responds. Most of the it gets unanswered. - The Gym and the pools are kept pretty clean! There's a bunch of courts to keep you entertained and fit! -There's events that the community hosts and they do post updates to the app and email such as lost dog, power outages etc. Security is joke. Its only available from 9pm-2am. The neighbors under me screen and fight. I tried calling (after receiving the number wrong 2 times from the office) and received a robot. Twice. I called the number the robot supplied and nothing. Next time, im calling 911. Homeless sometimes try to get in luckily the gate kept him out. The walls are super thin so you can hear people arguing above and under you. Dont bother telling security; go to police you'll get better help. However, the people will still yell and throw stuff despite people intervening. I called security 4 times and cops twice and still as of writing dealing with neighbors throwing stuff and screaming. It wakes you up because they fight at 7am or midnight or anytime in between. I heard them today and it was just one guy throwing stuff having an episode in his room. Since there's no security i had to put a request to the app and no response. -speaking of the gates it keeps everyone out. It doesn't unlock itll scan but it wont let you in. So everyone props it open because its either that or you walk all the way around. -Homeless linger around outside the gates. There was a homeless man shaking the gates aggressively trying to get in. Stuff gets stolen from patios. -The elevators are slow and broken. It makes the weirdest sound. It moves with the doors open and has delay. It smells like urine inside the elevator or in the lobbys. -Parking is a hit or miss. Theres dog feces everywhere though. Thats because both bad owners and the poop can overfilled. Everywhere smells like urine."
"The people who moved to the second floor with their children were running around all day and night, but when I complained, I only heard that there was nothing they could do because they were children. They run around like it's a playground, but I was treated I was too sensitive and Jennifer from the office said it was natural thing that happens when you live in an apartment. When I tried to move out, they applied all sorts of rules to their advantage. When I tried to look at another unit in the same apartment, Jennifer couldn't find the key, so she made me go back and forth several times on a rainy day, and she didn't even apologize. Even though the swimming pool and lobby are properly maintained, the apartment is very noisy with all kinds of noise."
"I have been living in the community for over 5 years and wanna share my living experience to the new residents. 1. Over the years, I have been observing the community has been getting worse and worse in terms of cleanness maintainance and safety management. For example, the garbage areas were always not timely cleaned up, and I had my bike and car plate stolen multiple times when I lived there. 2. My worst experience this time was the over $600 additional charges on my moveout. I just wanna nicely remind people that the so-called cleaning sweep program is tricky and they could still easily charge you large cleaning fees even when you are opted in. This time they also charged an additional $400 cabinet door replacement fee which does not make much sense to me. 3. Furthermore, I did not feel like the avalon community is putting its customer in the 1st place where the staff is arrogant and useless. For example, I was told with many hidden information over the phone which most of the residents would have not been aware of beforehand; When I shared my feedback in terms of making the movement inspection more transparent (e.g. record and share the inspection pictures and videos), they just pass the buck to other departments and did not receive the advice at the spot. As a result, I cannot feel the community really cares about their customer as I even cannot share my feedback to them easily. 4. When your current lease expired, the renewal offer could easily go with 10%+ steep increases on rent. Given all of these, I would NOT consider or recommend this community anymore to any new residents."
"My mom, a 70 years old lady has been living in Eaves West Valley by herself for over 2 years. She can only speak limited/broken English but all the office staffs and maintenance technicians have been very kind and helpful to an old lady when there is an issue comes up to her apartment. I want to especially give a shout-out to Robert N. for being a very patient, responsible and responsive staff member who would go an extra mile to take care of my mom’s need and explain to her. My mom trusts Robert and always want to see if Robert is available when she encounters something she will need to talk to an office staff."
