"This was the worst apartment experience ever! I was so relieved when my lease ended. Was very happy to leave. The management are arrogant and will do everything to make your life miserable! The apartments are old with poor quality. Maintenance requests are ignored. Some neighbors smoke all kinds of stuff even though the community is non-smoking. I complained many times but they didn't do anything. Your car will get towed if you live here, at least once. It happened to all of my neighbors, so it seems like an initiation ritual!! They will tell you anything you wanna hear to get you to sign the lease, after which you are on the hook and you can't even sue them for lying, and they know it! I know I wasn't the first victim because at least one of neighbors had the same "bait and switch" experience. They increase rent by 10% every year (5% rent increase + 5% inflation), and you have to renew your lease for a whole year when it expires. The lease contract does NOT go month-to-month after the first year, contrary to what they tell you. They have fine print buried in their 80 page lease. You can see ducks swimming in the pool from the nearby pond. This is very unhealthy and dangerous. Some ducklings already died because they get stuck in the pool and I saw a couple of dead ducklings floating in the pool once!!! The pool and Jacuzzi are already dirty and not well maintained, but this issue with the ducks takes it to a new level. I complained many times but the management totally ignored! I'm so happy I left and will never rent at this place ever again."
"If I could do no stars I would where do I even start ? Please do not rent here management is terrible and they are very unprofessional. I have had the worst experience with fountain park for starters nobody is ever in the office and the app you text them on they never respond. If your lease is currently ending they will not tell you but you need to have your apartment “professionally” cleaned by a third party and a recipient given on your inspection day or they will do it for you for a “charge” never was that communicated to us. I took a day off of work today for the final inspection and the time frame I was told was 8am-12pm and arrived on time the office “opened” a young man who just got off the phone with celicia tells me she’s out today when she herself set the inspection up for today after I called a office employee I was told I could just leave the keys and parking pass in the unit ? I could’ve just done that instead of taking the full day off ? But the complex is full of trash A lot of the people smoke all of the above all over the units and or complex after many complaints it seems like celicia and Dianna do not care about their tenants never will I return to fountain park and I’m very happy I’m done with them I highly recommend anyone looking to rent here try anywhere else !!!"
"I just moved into fountain park apartments and the community is great so far! Its very quiet and the courtyard with the fountain is very serene and calming. Cecilia was so so helpful with the whole process. She happily answered any questions that I had - and I had many questions. When Cecilia wasn't available, Dianna promptly helped me to get my application moving along. They both made the application process very easy and I appreciated all their help! Upon moving in, my stove was missing the drip pans for the burners and Cecilia advised me to make a service ticket for it. The maintenance staff came quickly and fixed the issue for me! Cecilia also gave me some hand soap as a little welcome gift, which was super sweet. The area itself is great with lots of food options, grocery stores, and gas stations nearby. I feel very safe in this area! I would definitely recommend fountain park to anyone who is looking into renting an apartment!"
"This review is for my touring experience as well as the application procedure. Dianna assisted me with my tour, and Cecilia assisted me with my application. They were both extremely polite and accommodating, and they answered all of my inquiries. Cecilia went out of her way to reserve the parking space I required with an EV charger the same day I requested it, which made me extremely happy. The search for the ideal apartment was time-consuming and stressful, but I am so glad I discovered this one. It is a small, peaceful community that appears to be quite nice. The sounds of the waterfall and the pristine landscaping create an atmosphere that is both quiet and calming. I can't wait to get settled!"
"I stayed in this place for 1 year and did not renew. Was so happy when I left. The management "Cecilia Brown" and "Dianna Em" are unprofessional at best! They are totally careless and have no consideration whatsoever to the tenants. Phone calls to the office are not answered and service requests are ignored, and oh if you don't like it you can always pay 2 months lease breakage fee and give a 30 day notice (I.E. 3 months rent total) and leave, as Cecilia once told me!!! There is also never anybody in the office on Sunday even though it's a working day for them, and they get Monday off instead! They skip most Saturdays also even though it's a working day for the leasing office! To make things worse, I discovered towards the end of my lease that the month-to-month renewal option is not allowed although the lease does give that impression on page1! There was apparently a "special provision" buried deep in the lease that said that you have to keep renewing the lease for a 1 year term, and it explicitly said that month-to-month was not allowed, and the tenant not accepting was a ground for lease termination by the landlord! I mean, seriously, who can commit to a 1 year lease every year?!! If you do, and you lose your job for instance or have to move for whatever reason, the landlord gets 2 months free rent in addition to an extra month of rent because of the 30 day notice. It's either that or you have to pay the rest of the lease!! Crazy! They also have a rent-increase provision in the lease that says that they can increase it by a max of 10% every year, which they do by the way! To be specific, it's a 5% rent increase + a max of 5% inflation. Really crazy!! A couple of my neighbors told me that they were leaving at the end of their lease term just because of that. Aside from all that, the apartments themselves are really old, and you can hear your neighbors as if they were living with you! No privacy! The appliances are ok but could be better, especially given the super high rent. My dishwasher didn't work for months and they didn't care to fix it. They kept saying "the parts were not available", but they wouldn't reduce my rent for failing to meet their obligations! They don't pay much attention to the pool nor jacuzzi, and rarely clean them, so it's better to avoid both for your health. The gym is a joke! but you still get charged premium rent!! It's very common to see the garbage containers outside! This happened twice during my time there. The garbage stayed outside and near the walkways to the apartments for 2 to 3 weeks at a time before they were returned back to their location!! I would think that this was against some San Jose city code, but the management doesn't care ofcourse. Finally, my car was towed twice even though I was parked in my spot and my parking tag was clearly visible on my dashboard. I even took pictures to prove it when I got my car back, and shared with Cecilia, but she refused to take ownership of that mistake and pointed me to the towing company, which refused to refund the $450 that I paid each time to get my car back. I threatened to sue the towing company after the second incident, and that is only when they stopped this nonsense. Again, very disappointed in Cecilia and Dianne because they would not help even though their towing company was clearly at fault. I will never rent at Fountain Parks nor with any of their sister properties ever again, and have already informed all of my friends to avoid this place, and hope that this review will benefit others."
