The Luxe Apartments 3301 Homestead Road, Santa Clara, CA 95051

"For a 3k apartment this place absolutely does not live up to expectations, I wouldn't renew my lease even if the rent was half off. The main issues are that the walls are toilet paper thin, I can hear and understand the conversations of the neighbors through the walls. If you think that wouldn't bother you, read on. The downstairs neighbor used to start conference calls at 10pm every night and his voice could be heard all over my apartment. Another neighbor to the side has its kitchen right next to my bedroom, and this neighbor used to cook from 10 to 12pm for some reasons, so I could hear them slamming cabinets, opening the fridge, chopping vegetables, turning on blender, the whole nine yards. That neighbor moved away, then the other neighbors that moved in did the same, why is that? Because it doesn't matter who your neighbor is, the walls are made of paper. You'll only be at peace if the apartments above, below and to your side are vacant, and granted the noise from the road does not also bother you. I can literally hear the neighbors as if they were in the another room in the apartment, as if I had roommates. Also, if your neighbors have infants, get ready to get woken up at 2am by babies crying. Or perhaps your hungry neighbor will get a past-midnight snack and slam the kitchen cabinet and wake you up. Now, it's not like I have super hearing, it is just that the building was built with the cheapest materials available and perhaps with the mindset that residents will spend the entire day at work and only come home to sleep. Well, 2020 happened and everybody is now working from home so they should have built a proper apartment complex with quality materials. And on all fairness to the neighbors, it's not like they're playing drums, they are simply living their life inside their apartments for which they are also paying overpriced rent, it is just that these sh*tty cardboard walls make it so that we are sharing the sounds of our lives. For me that is a big issue, 3k but couldn’t sound proof the walls and floors? How cheap were the construction materials? Also with Homestead road being right there, you will also hear every loud truck, ricer, and motorcycle that drives by thinking Homestead road is the Daytona 500. Sound is also not the only issue, my dear. Since the walls are basically a veil, you can smell everything the neighbors cook, so if you are sensitive to strong smells, good luck with that. During remodeling of nearby apartments the paint smell is unbearable as the smell just seeps through the cotton candy walls this apartment complex has. I might sound like some super grumpy and cranky old guy by listing all of these complaints and this long review, but the reality is that I don't care how much noise the neighbors make , or how many days in a row they cook onions, AS LONG AS I DON'T HEAR IT OR SMELL IT. But as you can see from the frustration expressed in this collection of words, this is not the case. Another annoying thing is the fact that the landscaping for both this complex and the one to the side, like to start cutting and trimming at 7:30 am. On top of the fact that you couldn't fall asleep until late due to your neighbors making noise, now you can't make it up by waking up a bit later because you'll get woken up by the weedwackers. Overall, massively disappointed by the sound and smell issue since the other amenities would make it a very convenient place if I was deaf and I had no sense of smell. I have been counting the days until my lease is over since probably two or three weeks since I moved in. Big mistake in leasing for a year. I will never live on any of this companies properties. Finally, take into account that one of the 5 stars reviews was posted by one of the employees, the apartment manager. If you're still not convinced this is a bad place, read the reviews that get posted on the location of the management company Spieker Co Inc at 1020 Corporation Way, Palo Alto."

"My unit is recently renovated and looks very new. Spacious and comes with a big patio. Rent is reasonable, manager is friendly and responds to emails and maintenance requests in a timely manner. Two bedroom only comes with one assigned parking but there’s usually plenty of parking spaces on the street. Great location, quiet neighborhood and close to Sunnyvale and San Jose."
