"Management is horrible! Really has deteriorated since the Manager Hunter left in 2022. Moved out in March 1, 2023 (returned keys) and its July 2023 and still haven't receive my monies or a closing statement. I've sent emails, left vm's and even contacted FCI Management in Folsom (19 attempts) No one is in charge. You get what you pay for at $1660 a month....DON'T DO IT!!! BEWARE!!!!"

"If you're looking for a place to live, I highly recommend you give this place a try. It has a very homey vibe with trees surrounding the units, which provide shade and comfort. The staff at the front office and maintenance crew are all very helpful with everything that you need. We rented out the 2 bed and 2 bath unit, the place was kept very clean, and all appliances provided work very well. When you decide to lease and sign your contracts, it is a smooth process. Front desk will gladly answer all your questions and concerns. The maintenance staff will fix any issues you have right away. The staff team at Seabreeze will only be a phone call away!"

"I moved here in a 2 bedroom and 2 bathroom downstairs in 2008 to 2010. Things must have gone downhill since then cos my experience was great. Annette Luna was the HUD officer in the leasing office and was very nice. Maintenance was good too. I only moved cos I had to care for my mother."

"They don't respond in a timely manner. They haven't picked up any calls since Ive left. I've contacted them 3 times this month to inquire about my deposit. It has been 21 days past since I've moved out. (left last month of the 30th) and I haven't received my deposit or an itemized bill. Some employees are nice but people in the actual leasing officer are garbage."

"I stayed here for about 1 year, and I'm a pretty big fan. The on-site manager is pretty nice and keeps the apartment complex pretty clean. I have to mention that the Management including Anabella and Joan are very helpful and prompt in addressing any issues that you may have. Mike and Ruwel , the maintenance guys who are very polite and attend to business quickly. Their response time is mostly on the same day. The lease is month-to-month or 6 months which is great/flexible. There also aren't too many fees associated with applying, compared to the managers of my last apartment. There are 1 bed, or 2 bedroom apartments and they are pretty spacious...I was fortunate enough to live in a 1 bedroom with a den that was very well lit by natural light, had an okay kitchen, and new carpet which is pretty standard. Rent is pretty affordable but I felt that the space and location was worth it. The manager is pretty responsive to problems and I didn't have any noise issues from neighbors. There's a pool and Jacuzzi in the courtyard as well that is cleaned weekly but I don't think many people used it. I'd recommend anyone that if the rent is right for you then this place is a great place to live. This is a gated community, safe and there are 2 security guards on duty 24*7. Overall - a good, solid apartment complex...had a very pleasant time here with no real issues. Try and call to find out about availability."
