"I was initially happy with the property, but not anymore. I am planning to move out and these are the reasons: - The parking is a disaster (it many cases it does not work and you cannot use your own car). Electric chargers in the parking no longer working (basically it feels like the building is falling apart) - Trash charges keep increasing to ~$100/month (single resident, one bedroom). Nobody is able to explain anything, they really do not care. - Large homeless community all around the building (it has been getting worse). - New management company is not better than the previous one LE: There are now roaches in the building :("
"I am a prospective resident relocating to SF. I toured this property with Dexter. I am writing this review based on the reviews that I have read about management. While as I have stated, I am not a resident, I found Dexter to be welcoming, professional and extremely knowledgeable. By far the best touring experience I have had while shopping various apartment communities in the area. Because of the reviews that I mentioned above. I followed back up with additional questions and he once again showed he was informed and capable. He responded quickly and thoughtfully. I especially take note of the residents that I encounter, they were very pleasant and showed a wonderful rapport with Dexter. Thank you once again Dexter and Greystar."
"Summary: I lived in Vance for a year and while it might be OK if you know what you are getting into, I would highly recommend anyone considering living here to look elsewhere, unless you already live in the Tenderloin and want a step up to a new building. For newcomers to the city, look elsewhere... The Mission, Fillmore District, Japantown, Hayes Valley, all have their problems with homelessness, but here is on a different level. Pros: * Apartments are pretty quiet. Not much street noise nor noise from neighbors. * Amenities are nice. Gym and roof are convenient. Finishes in the apartment are also nice and of decent to good quality. * Bathrooms in the apartments are nice and spacious * The price you pay for what you get, apartment wise, is fantastic. If you are a homebody who orders delivery for everything, you will probably love living here (though you'd probably love living in the suburbs more). * Very centrally located and easy to leave to visit almost any corner of San Francisco. Opera and symphony are nearby. BART, Japantown, Fillmore, Hayes Valley, Polk Gulch and Nob Hill are all about a 15-20 minute walk away. Multiple bus lines will get you where you need to be in the city, and Ubers are almost always $20-$30 for the furthest trips out to the beach or airport. (That said, you may not want to leave the apartment... read the cons below.) * Secured bike parking in building, upcoming package room to keep packages safe. Cons: * The homeless situation has become noticeably worse since I moved in September 2022. Previously the situation was mostly located across Van Ness. Since then, it has moved onto the block where Vance is located. * You will have to walk through a large homeless encampment just to get to BART or even just the pharmacy now. The best restaurants nearby are surrounded by homelessness, squalor and poverty. I have seen people smoke heroin, defecate across the sidewalk, pass out in the gutter, and overdose while classical music blares. People high on tranq have almost fallen onto of me as I walk by. Children live in tents. The block has become even more tragic, distressing and unpleasant in just one short year. I am shocked that any city would allow literal children to live this way. * My partner has been mugged and assaulted simply while walking a few blocks to get takeout. The area is unsafe enough that Vance and local merchants employ private security to patrol and surveil the streets during the daytime. * Building management is disorganized and the building is suffering. The gym now lacks sanitary wipes. Everything in there is covered in sweat from other users who have no way to clean the machines after using them. I've brought this up to management and custodial staff several times but they are unwilling or unable to replace sanitary wipes. I bring my own wipes to clean the equipment and they are consistently BLACK with dirt and grime every time I use them. Fire pits on the roof have been broken for over 8 months now. Grills on the roof are never cleaned, so you have to bring your own cleaning supplies. * There are occasionally unsheltered people loitering in the lobby and roof area, though there are regular security patrols to address the issue. * Tons of plumbing issues. Last year, plumbing issues flooded the garage and took the elevators out for two weeks. There was a chronic leak in the lobby for months. Toilets will randomly stop flushing for hours at a time one or two times a month. Bizarre. Ending remarks: I truly cannot overstate how unpleasant the area has become. Last September, it was tolerable, now, it is much worse that I chose to stay inside after sunset. You cannot even get to the pharmacy without being two feet away from the worst San Francisco has to offer. So as I said, if you currently live in TL, this would be a step up in terms of bedlam and general mayhem. If you live anywhere else in the USA, this area will likely be a huge shock. I highly recommend you see it in person for yourself both during the day and at night."
"STAY AWAY! 1. Bad location. Huge homeless community right in front of the building. They come in during the night, stay in the staircase. We also witnessed a couple of drug dealers do scammy things in the lobby. 2. Packages get stolen all the time 3. They changed management, the new company GREYSTAR is charging wrong charges, failing to comply with the initial contract and becoming imposible to deal with. 4. The rooftop amenities (BBQ) always dirty, never been cleaned The only nice thing about this place is that the units are modern, other than that STAY AWAY."
"There is NO TOILET WATER AT NIGHT. They have not fixed this problem in months, to the point that you have to plan ahead if you plan on going #2 after 11pm. On top of that, packages keep getting stolen despite being moved to a supposedly secure room. The next time I see a bunch of them ripped open, I’ll add the photo to this review. The roof amenities haven’t been working since February (currently June). If I could break the lease without having to pay two months rent, I would have a long time ago. Stay far, far away."
