"I have lived in San Francisco for 8 years, both in rent controlled units and high-rise managed condos, and living at Alamo Square Apartments was the only disappointing living experience I had during my time in this city. I toured Alamo Square Apartments in February 2020 and viewed a charming, but small studio on the 6th floor. The building manager, Wilson, showed me the unit and I absolutely loved it. During my tour, I asked about noise and Wilson informed me that the units were generally quiet. I moved in at the beginning of March 2020, paying 3k per month, and immediately upon moving in, it became apparent that there was construction happening in the unit directly below me. Wilson hadn't mentioned this during the tour - even when I had asked about noise - but I was still going to my office so I shrugged it off because construction would happen while I was at work. On March 17, SF issued the shelter in place order and we were all required to stay (and in my profession, work) at home. Despite the shelter in place order, construction continued in the unit below me as I worked from home, and was loud and constant. I emailed Wilson to find a compromise and was contacted by the owner, Richard. The building has been in Richard's family for generations and he inherited it. Richard informed me that "as landlord and property owner we too have rights" and offered a compromise to only do construction in a certain window of time. I agreed. However, this agreement was not followed (I sent further emails that were shrugged off) and later learned after speaking to my attorney that construction was not listed as an essential service until a later revision of the stay at home order. Richard and building management had broken the law during this time by continuing construction. I didn't pursue any legal action as courts were backed up, but my lawyer encouraged me to break my lease because courts were leaning in favor of tenants - I regrettably did not take his advice. Construction continued until June, and I took conference calls with constant and loud banging. In June I hung a pride flag from my window. Richard demanded I take it down due to fire code and informed me I could hang it inside my apartment. This was annoying, but I conceded. In August, my salary was frozen and my bonus was pulled back. A significant chunk of my income comes in bonus, and rents in SF were down 20%. Folks were renegotiating lease terms with landlords, so I reached out to Richard to see if we could work something similar out. He effectively said that he didn't care that my income had been impacted by the pandemic, and that "You are responsible for rent for the remainder of the lease. That’s the whole idea of the lease." Obviously, I understood that as I am not in kindergarten, but Richard likes to belittle to his tenants. I emailed Wilson about my blinds breaking on September 14. It took multiple follow-ups and staying on top of Wilson to get them repaired, ultimately taking *more* than three weeks before the issue was resolved. In all other buildings I've lived in, this would have been fixed within a week, max. This was frustrating, as I was both living and working in a dark room. In the middle of October, it became evident that, although I am neurotically clean, cockroaches had infested the kitchen. Again, had to stay on top of Richard and Wilson to get this resolved and again, my attorney urged me to break my lease - this time with a legal basis of an infestation. I didn't take my attorney's advice. It took two weeks and a ton of follow-up to get rid of the infestation. My renewal offer in January 2021 was $2695, a $300 decrease from my original rent. Rents in SF are down 1/3 from when I moved in and a commensurate decrease in my rent would drop it to less than $2000. I obviously said no. In my opinion, Richard and the Alamo team lack professionalism and follow-through, and they charge a premium for a sub-par product. My advice is to go to a brand new managed building with amenities like a dishwasher and washer and dryer and pay less money."
