"So we have been living here for about a year and I think it's important to share our experience so others know what to expect. HEADS UP TERMITE WARNING BELOW Pros: This is in a very nice neighborhood, rather quiet, surrounded by actual homes, and not other businesses. The grounds are typically well kept and they have ample services such as three swimming pools, a hot tub (usually works), a gym, and a tennis court with lights. The maintenance people are quick and kind. They've come same day to fix issues within our apartment and are genuine people. The office is typically responsive and can resolve issues quickly. Cons: Perhaps the most crazy thing is the price here. I understand it's on the other side of the freeway, but they are charging like $2400 now for a 700 square foot 1 bedroom apartment. This would be acceptable if the units were pristine, they describe these units as "luxury", but the only thing luxury is the price. Issues with units: Walls are extremely thin on the sides and above. You can hear everything including people talking and every step they take. The door seals are bad, you can feel air flowing underneath the doors. The windows are old and often fill with condensation and a healthy layer of mold we wipe off daily during the winter. Also, at least some units have a termite infestation. I say this because we woke up one morning to 100's of termites with wings swarming in our kitchen/living room (photo attached where they are coming from - behind the fridge). We called the office and they did send out a guy to deal with it. I thought they would be more concerned, they were not. He said, "yeah they usually only swarm once a year" and he applied a local termite treatment. From my understanding, if they are swarming, they are all over the building and a little bug spray will not be sufficient. I expected them to tent the unit, but they do not seem to care. This makes me question the long term structural integrity of the building. Washers/dryers/dishwasher are rather cheap looking. Issues with office: The office people seem nice superficially, but they appear to have rather passive aggressive attitudes (few of them - JB is very kind). I'm sure not on purpose (their workers seem tired), but they have made several mistakes on paperwork. Example, I paid them a $400 deposit, when moving in they gave me paperwork saying I only paid $200, when I had actually paid more. Upon reviewing this with them, they said sorry, and to just take $200 off my move in check. This made me a bit nervous because typically verbal agreements do not stand when the signed paperwork says a different amount. They also scheduled move in on a day when they were closed. This made moving extremely difficult as they did not tell us until 2 days before what the new date was we could pick up keys. Just read your paperwork carefully. Finally, after 1 year of paying lots of money ($2300ish) they offered us the same price for another 12 month lease, anything less than 12 months was a $200ish increase monthly. Online it says their starting price is like $1900 so I called and asked if any units would be opening soon for this price. They verbally laughed in my ear and said absolutely not. Sure enough 2 weeks later, they listed an apartment for $1900 and we took it and did an internal transfer. I was furious to see they listed our old apartment for $2000ish dollars after we signed the new lease. I understand their only mission is violently suck every last dollar out of you, but we've been good tenants and wish they would have offered us the $2000ish and saved everyone a little work and time, including their own staff. Will update if/when they return our original deposit I see others have complained about this."
"I had an appointment at 9:15 to view the apartments, but the manager was busy on the phone. I waited 15 minutes and she was still busy. The apartment was shown to me by another kind girl. After we looked at the apartments, I wanted to talk to the manager, but she still didn't have time for me. It's a pity! Unfortunately, it seems to me that ignoring your meeting is not the best advertisement."
"Great place to live with a nice property and well maintained and upgraded apartments. Price is reasonable for the area. Close to most places and enough off the main road to still remain quiet and safe. They worked really hard with my military family and allowed us to change move out dates several time due to uncertainty. The only negative I would say is that I don't remember the lease saying they automatically take an apartment cleaning fee out of your deposit along with carpet shampoo fees if you have any type of pet despite there being no stains. This could however just be me not remembering or missing it when reading the lease. I would definitely live here again!!!"
"Great apartment complex so far. I've lived there for 1 month. Very quiet. Really pretty. Well kept. Some of the office staff can get a bit attitude-y which is annoying, but it's worth it to put up with it since the property is very, very nice. You can go walking in the area as well. Pet friendly. They should leave signs for the residents to not let their pets poop on the sidewalk though, because many do. There's also wild turkeys in the hills nearby. Lol. They gobble in the mornings on the weekends. I would recommend this property to a friend."
