"I signed no contract with them. I paid 1,152.00 for a 28 day stay. My husband fell ill the very night we arrived in the park and was hospitalized and passed away a week later. I have called Bruce 4 times and left a message each time. I have never received a call back. We were only there for 10 days! I think it is rude for the manager to never call me back or respond to my request for a refund. I would Never refer anyone to that park. The parking SUCKS"
"The reviews and the pictures from years ago do not do this place any justice. Disregard the negative reviews of the manager and so on. The people that are leaving a negative review are the ones who were long time tenants that got evicted and refused to pay. The manager is great and always willing to help out especially when backing up or pulling out your trailer/RV. This RV park is both an extended stay and regular RV park. The spots are individual and most are separated by fences and they have their own concrete pad, picnic table, and grass/turf area. Security is a top priority and there are cameras all over the place. The place is entirely fenced in and a key card is needed for accessing the main gate after normal gate hours. Please note that only 1 vehicle can come in at a time with the key card. I nearly had a collision with the gate following closely behind a fellow tenant. The main exit gate stops working around 6:40 pm. This park is a great looking park and it is because of the manager, Bruce. He and his crew put a lot of effort into keeping up the place and making it look nice. They are working on putting in a nice fire pit and gathering area on the backside of the office. They have a playground for kids to play on and a BBQ hang out area if someone wanted to throw a BBQ. Me and my wife stayed there for a week and really enjoyed it. I liked sitting outside and enjoying the scenery. The location was great for us since my wife was receiving medical treatment 10 minutes away. The only negative I had personally was the loudness of the highway on the other side of the road, but I did hear from Bruce that the city is actually going to build a wall on the other side of the street so that should help with the noise. My wife had no issues sleeping with the noise. All in all, it's a great safe park!"
"This is a nice park, very clean with fences in between each site for privacy. The sites are tight getting in and out, but a few back and forths and no problem in our 30 ft motorhome. The Manager Bruce was very nice, even a bit chatty. I would stay here again my next time through Sacramento."
"We stayed at Space 18, in the year of 2021. The park has some positives, including cleanliness, and safety, which initially attracted us. However, the main issue lies with the management, particularly the manager's unprofessional behavior. During our stay, we encountered rudeness, inconsistent responses, and a lack of empathy from the manager. Other tenants have had similar negative experiences of which were shared with us, including instances of feeling bullied and fearing eviction. While we anticipated some roughness from the manager, we found it difficult to maintain a good relationship despite putting our best foot forward. Unfortunately, the manager tends to prioritize personal emotions and his own biases over professionalism and diplomacy. After leaving the park, we never received our deposit. We then sent numerous emails that were answered with claims from Bruce they had sent it however we had not received it. We then offered to pick it up in person but this offer was never accepted. We finally got our deposit back after filing a small claims with the county of Sacramento. We recommend avoiding Sac Shade as it's not a welcoming place for all people due to these issues. Unfortunately, most complaints are painted as problem residents instead of acknowledging the reoccurring theme in most of these reviews."
"If I could give this place 0 stars I would just because of the racist management and extremely loud noise form the adjacent highway. We stayed here for about 7 months and during this time we were consistently harassed by the head overseer Bruce Turner who loves to take up your valuable time gossiping and complaining about the other tenants in the park he doesn't like. Then when you actually need his help, he's MIA! I will say the sites themselves are nice but upon your exit be prepared to take the property management company to court, as they are notorious for not returning security deposits even when you leave the site spotless. If I were you, I'd avoid Sacramento "Shady" RV Park at all costs!"
