"Please Read Before Renting Here!!! This is a big write up, but I hope it brings you some value. Pros- Depending on the unit, the interior can be nice. However the hallways look like something from a horror movie. Dead bugs, webs, weird odor, dingy carpet and off color yellow lighting. There are newer appliances in select units, but they really aren't anything worth writing home about. You're lucky if your washer/dryer functions. I guess another pro is that it is close to Rivergate mall area and interstate. Finally plenty of parking, and nice neighbors. Just expect to hear every single thing they do in their unit, and expect they can hear you too. Cons- There is a whole bunch of cons for living here. maintenance takes a WHILE to get done, or in some cases never and they'll just close the ticket. They're currently dealing with a brown banded/ German roach issue, and it will only blow up further. The exterminator service tickets get closed whether or not the exterminator was actually there, as a matter of fact, it was pure luck I even got him to swing by. As a general pointer, if you're seeing roaches during the day, the issue is way larger than you expect. I have to do extermination for my unit by myself basically. As mentioned earlier the appliances are also of middling quality, my fridge spilled out water when I first moved in, and once plugged in it continually leaks to no avail. They did repair it, but not fully. It also took like 6 months to repair. My washer unit works, but the water smells weird (basically like sewage), the dryer function also does not work at all. That has yet to be fixed despite an open ticket, but don't expect a single ticket to be fixed. Lol. Again the hallways are GROSS. Mailbox breaks a bunch, the laundry room is meh (a lot of times those dryers do not work), and the unit that management is supposed to be in is empty. They are not on prem and primarily work at a nearby complex. I will say this, the management sucks, but I hope it's because they are spread thin rather than just incompetent. I doubt they are staffed properly, so the issue is likely further up the food chain. I also heard they used to be HORRIBLE, I'd say now they're subpar/bad. In terms of safety, it's fine. I had my car broken into, so have others here. But there is no violent crime, no gunshots, and no break ins (so far...). They really don't do anything for security, I think they have cameras but I do not think that they are running, there is a good chance they just sit there. Sometimes homeless or people down on their luck park in the parking lot and sleep here. I try to be kind to them, life deals you a crappy hand and you make do. Just be considerate of that reality when viewing this property. Also, the doors that lead into the hallways are always unlocked and wide open, the locks on the unit doors themselves are okay, but some look like they've been booted or recored at some point. Again, could be nothing, but if you live in Madison like... you know it was probably something haha. You're getting a mediocre deal, I can't lie it is decently affordable, but everything tied to the place is poor to mid quality, if you can't deal with bugs or come up with crafty solutions and fixes to broken appliances, then maybe keep searching. You must consider the rent will absolutely increase on you following your first year."
"Roaches are bad.. they never come and spray the apartments. Your rent is not what’s on your lease. You end up paying almost $100 more than rent when they bill you each month it’s never the same. But it’s quite out here until people break in your cars. But I wouldn’t stay here another year… like why do you have to put in a work order for pest control when you charge us every month for it.. that’s crazy"
"I have been very happy here. The apartment is small but very cozy. New appliances. New carpet. The grounds are nicely maintained. It's remarkably quiet even though it's located in a fairly busy area that's growing and changing. Just a 5 minute walk from a very nice community center. The staff are really wonderful, always helpful and kind. Maintenance takes care of any problems quickly. You do need to be aware of your surroundings in Madison as it's not quite as nice as it used to be, but Dupont Ave apartments are a nice quiet little refuge in a growing and changing area."
"I've been living over here since April of 2023. Thought it was gonna be peaceful and quiet. people upstairs are so disrespectful They don't think about the people who live under them . The person that lives up there now she jump and like she put on boots to walking around just making this loud noise, and she do it up to 2 to 3 o'clock in the morning, I had to call metro on her. She gonna tell him she's letting out a recliner. There's no recliner in this world is gonna make that kind of noise from the living room to the kitchen to the bedroom to the Bath what kind of reclined do she have? I guess the recliner walks By itself went to the office and let The manager no and hear the tape. She said it's not enough noise. And told me that everybody walks different and I told her they'd doing it up to 2 and 3 o'clock in the morning, never reached out to me. Oh, by the way, this is the third property manager we have had since I've been here of April of 2023 she's going to tell me she had to call the girl upstairs and make sure I wouldn't harass her. I never had contact with this person. Never spoke with her or knocked on the door . So how am I going to harass her? If I haven't done anything to her then I asked her. What do I have to do to get out of my Out of place? Cause she said no police report. No matter how many police report i brings is not gonna get me out of my lease so. Therefore, they allow this kind of stuff here. I don't care. She tells me the only way I can get . If I pay Over two thousand dollars, I told OK and then I left. It's like they don't care. It the impression she gave me. You can go back and read the all reviews way back in 2017 about the bugs. Yes, there are bugs that's another reason why I do not want to move in another apartment over here. It took me over a month to control the bugs that was coming in here where they was coming from. I don't know."
"In my second lease here. I love the location of the community, the location of my unit within the complex, and my space itself. However, consistently through multiple management company changes, management itself, although cordial, always seems adversarial and to a large degree unhelpful. Maintenance requests go ignored or even canceled; amenities that I leased with are no longer offered. Ok to live here quietly, as long as you don't need any help from management."
