"I have lived here for a few years and wish I could give this complex more stars especially bc of the management team. Until this team started working together there was SO much turnover in the office. Jaime, Katrina, and Nick are so helpful and they treat my dog like a King :) The building is also very safe and considering the location is a quiet place to live. Highly recommend."

Whenever we’ve had a issue arise, they don’t hesitate to help out and make sure it’s done right. Huge shoutout to Nick for the countless hours he did to fix our A/C. "my husband and I have been staying here for the past couple of years as a short term rental when we are in town for work. it is one of the most well run and maintained apartment complexes I have experienced. always professional. always clean. cleaning crew is seen cleaning common areas every day. management is super friendly and helpful. just a really great management leader and team overall."

"I have lived here for 2 years. During this time, I only had an appliance break once and it was fixed within 24 hours of me notifying maintenance. Management is very kind and respectful of tenants' privacy. The location of this property is a major highlight. I work from home and enjoy taking breaks by walking around the nearby park and eating at the many 12 South restaurants. I highly recommend living here."

"I lived here for about 7 months and ended up moving out early due to a few reasons. First off, I am a young artist and was in school when I started there and am a very responsible/keep to myself neighbor. I pay rent the second its due, do all of my duties as a great renter. I do have a dog ( keep in mind it's a dog friendly facility ) and had some issues with people complaining while my dog was doing NOTHING. I received a fairly immature email from management regarding this. The management is fairly immature in the way they handle things, emails are very petty they send out to everyone who lives there and rules never are followed through with. For the facility, what you get is very little for the price. I am someone who enjoys nice things, professional people but the people who live here are so snotty for no absolute reason. I always felt looked down on being a young professional, when in fact we were all very equal. The area sounds amazing at first, but all it is now is tourists 24/7 so it's really hard to use any of the amenities on the street due to it being over-crowded. The apartments are made okay, nothing too nice and tiny for the cost. Maintenance is actually great and always quick to get things done efficiently. Overall, I think 12 South is just okay. I have had some good experiences there regarding management; as well as, it was close to where I always needed to go. While my move was mostly for work in a bigger city, these few things urged me to move out sooner! But, for the price and the atmosphere here, there are much better places in Nashville."
