"I planned to move here this month, but changed my mind due to the reviews. However, Shayla was so flexible and kind every time I spoke with her. She showed me an example of my apartment and answered all of questions. I appreciate her making my experience smooth. Honestly, everyone I’ve come in contact with here was cool, but Shayla handled my application. For that, I give them 4 stars. I just couldn’t move here with such negative reviews from current residents. Hopefully, it turns around. It is such a great location to stay."
"I lived here for two years. First, some positives: beautiful property, lots of trees, lots of walking paths, and direct access to the park. Maintenance guys are really cool. The leasing process was smooth and Gabrielle Brown did a great job communicating with me. The pool is really awesome when it's open. I liked my unit well enough. It was clean when I moved in, with new carpet. Bedrooms and master bath was spacious. The appliances were a little dated, but they worked well. Negatives: The location here might have been the bee's knees in the 90s/00s, but properties in Cordova, TN aren't exactly in a premium location. The only claim to fame this place has in terms of locale is the adjacency to the park. IMO, the location isn't great anymore. You're near a deathtrap road, a congested parkway, a Wal-Mart, four gas stations, and two car dealerships. Park's Edge needs to bring the rent down to reflect this, unless they are going to make their property better. My rent started at around $1500/mo the first year and went up to about $1650/mo by the time I moved out. Too expensive for my blood, especially considering the things I've mentioned above. Interesting enough, one of my neighbors with a similar unit in phase 1 was only paying about $1300/mo, but their rent has increased recently as well. I emailed property manager Shayla Green about this, hoping to have a good-faith negotiation on price, but in the end nothing could be done. Props to her for checking. There are noticeable exterior damages: rotting soffit/fascia or damaged cladding. Missing pieces of gutters/downspouts. Mail kiosk in Phase 1 with rotting wood frame and post boxes with detached doors. They did get a contractor to "fix" the kiosk, but it must have been a really cheap contractor. Since this complex was acquired by a huge real estate firm (Coastal Ridge), it seems that going with the cheapest short-term fix is the preference. For instance: the caulk work in my shower was peeling off, and after it was replaced, it peeled right back off in a few weeks. I just accepted it. Other things around the property, like outdoor firepits, don't work. I get that there are external factors here, but Park's Edge needs to take control of what happens on their premises. The pool is frequently closed due to folks throwing glass in the pool and damaging lounge chairs. Entry barrier arms are always broken due to tailgating. There are cameras, but they deter nothing. Instead of trying a different approach, like hiring security, to mitigate unauthorized access, they just replace the barrier arms every once in a while. I was tailgated and cut off by an aggressive driver right in front of the leasing office. I emailed Shayla and Coastal Ridge with license plate info, asking if there might be a solution to this big security issue. No responses. I don't think there's a system in place to follow through on unleashed pets, improper trash compactor use, tailgating, smoking, etc. I was overall disappointed in the communication. It would be hard to get a straight answer on maintenance sometimes, and voicemails or emails go to the void. There's an emergency maintenance line where you leave a voicemail, but no way of knowing if it's acknowledged. The courtesy officer line doesn't seem useful. No answer when random people were screaming in the Phase 1 parking lot at 2am. I never saw a property manager until the day I moved out, even after asking to speak with one about my experiences. Yet, you get inundated with nonsensical emails about pizza, margaritas, nachos, or whatever aspiring social event is going on at the leasing office, when folks are at work (2pm-6pm). You'll get rent reminder emails once a day for the first 5 days of the month, paired with texts. You can also expect the occasional passive aggressive email, filled with malapropisms, spelling/grammar errors, and incomplete thoughts. I actually kind of liked those, tbh. I've got more, but there's a character limit. I think a lot of the problems here stem from Coastal Ridge and their management style, which is apathetic at best."
"I absolutely hating living at this apartment complex. They charged me 350 bucks when I moved out due a leak in my ceiling that I had reported to them before i moved. They have refused to call me back to discuss this issue. They are very slow to address any issues. This place is very unprofessional. PLEASE DO NOT MOVE TO THIS COMPLEX AT ALL. YOU WILL REGRET YOUR DECISION. The dumpsters get pilled up very fast and there is trash everywhere. I just hated that place."
"Avoid living here!! My AC unit has been leaking freon for nearly 2 months in the middle of the hot Memphis summer. And instead of someone coming to fix the leak, they keep putting freon in there which leaks out every 2-3 days. My apartment gets over 80 degrees due to the AC not cooling properly which causes uncomfortable living conditions for an apartment I pay almost $2000 a month for. On top of that the pool has been closed for maintenance nearly all summer. The trash disposal is always broken and they just let trash pile up around it! Ive never been so fed up that I’ve sat down to leave a google review. I’m telling yall its not worth the money! I can’t wait until my lease is up. If you’re considering moving here, RUN and go look somewhere else!"
"The management company just charged my 85 year old Mother who has been living there for many years 3 months rent! She has never been late on a payment. They also threatened her long time friend and neighbor with eviction!! She has also lived there many years. It all started with a new rule that residents have to pay their rent thru a new online portal that is not an easy adjustment for older residents. Also the pool may be closed for the rest of the season because of damage caused by people sneaking in who don't live there and caused damage on several occasions including throwing broken glass in the pool."
