"Pros: Wonderful neighbors. Quiet, minus the trucks servicing local businesses. The following are facts that can be proven with documentation, pictures, videos, and email correspondences. Cons: Due to the age of these apartments, and age of appliances, your electric bill will be rather high. They use what is known as a PTAC system, usually found in a small two room hotel/motel. If the PTAC system is not updated, it will not adequately heat or cool all rooms, only the living room where the wall unit is located. Even with a newer unit, maintaining a decent temperature is nearly impossible. They built a box around the PTAC, so it's difficult to use the controls and gain access to the filters. The PTAC is partially redirected to the bedroom, which clearly does not work for heating or cooling in the bedroom. We went through three property managers in a year. It was nearly impossible to have maintenance done, or issues addressed. When items were addressed, it would usually take weeks, if not months. The only maintenance issues which are addressed quickly are those situations where property damage might occur and needed to be mitigated; water leak, infestation(s), and/or electrical sparks of any kind. Our original walk through clearly shows the property manager making note that 'Wall Text' needed repairs throughout; nail holes, etc. In the end, current management along with the owner deemed we were responsible for 'Painting Labor/Supplies' (fill nail holes, touch up paint through out apartment) in the amount of $50.00. Ever hear of 'normal wear and tear'? Making tenants pay for work that was not even completed prior to their move in is questionable business practices, at best. When we moved in, there were few light bulbs in fixtures. One working out of four in the bedroom ceiling fan, none in the hallway, one working out of four in the bathroom and none in the laundry room. Current management and the owner felt we should replace all non-working bulbs, we actually left what was there when we took possession. We were charged $15.50 for light bulbs (8) and a drip pan for the stove top. We left the bulbs that were there when we moved in, even went above that and left all four new bulbs in the bedroom ceiling fan, hallway and laundry room. You will sign a lease requiring you to pay for carpet cleaning at the end of said lease in the amount of $55.00. We cleaned the carpets prior to moving in, due to the horrible dog smell. Either way, you will be charged for carpet cleaning when you move out. In the end, our security deposit was hit by charges in the amount of $120.00. For the record, the majority of items listed as in need of repair on our original walk through were never done. We made numerous requests for the stove/oven to be replaced; burners would not maintain heat or burn too high, oven would not maintain correct temperature. They brought in another stove, almost identical in year/age with the same issues. The stove/oven was disgusting, and had not been cleaned. Management was polite enough to give me two cans of oven cleaner. Almost seven hours later, 12 rolls of paper towels and rags, it was acceptably clean. Picture of stove top/oven was taken after I cleaned it. You will have to contend with dog feces, it's everywhere. Don't walk in the dirt/weeds, stay on the sidewalks, even then keep your eyes open. The feral cat issue was finally being taken care of, about three months prior to us moving out. That was another issue, cat feces in the dirt right outside your door. We did have to contend with cockroaches, which was addressed, eventually. Mold in the bathroom closet, and in the kitchen drawers is an ongoing issue as well. Put everything in writing; email or certified return receipt mail. If you speak to anyone in the office, they'll have a difficult time remembering you brought your concerns to management.
