"It’s not a great place to live. You don’t get to use the amenities you paid for. Maintenance is very very slow to answer. If you get put on the top floor those stairs are going to make you miserable the entire time you live there and there won’t be a rent decrease for it. The stairways are gross but well-lit. If your phone dies and the gates are (for once) closed then you are not getting in unless a neighbor has the good grace to help you. The office doesn’t like to answer their phone or return your calls. And honestly, the layout is just weird and hard to work with."

"I was a resident here from 2020-2021 when this was called the Overlook and transitioned to the Grayson. I can’t speak on the new management but I will speak on the transition from overlook to Grayson. I do not recommend as due to Grayson taking over and renovating I was given a week to decide whether I would move out or transfer to a different unit and 2 weeks to move all my stuff out. They didn’t even wait until my lease was over as I had several months left. I was offered a month of free rent if I stayed but definitely not given enough time to make a decision. I initially was going to accept their offer but could not get in touch with the manager until a day or so before my deadline to make a decision. I decided to move out at that point. Essentially the management was breaking the lease but in one of the most unprofessional ways possible. Not sure if any of them still work there but would not recommend a renovated complex that treats former residents like that."

"I enjoy living at Grayson apartments. I rent two places here , for myself and my young adults. The managers are excellent. Ms. Stacey and Blossom are professional and friendly, and the entire staff get things done. I have never experienced the high quality of maintenance staff before Grayson. The apartments are cute, close to Austin Peay, and our neighbors are quiet. The grounds are kept clean and landscaped, and we feel safe. The pool was closed this summer, but we were updated regularly. The closure was due to storm damage, and this has happened at other places I rented in the past. I'm giving five stars because the staff is so exemplary. The new ownership has transformed Grayson. I highly recommend these apartments."

"I enjoy Grayson! It has been our home for almost a year. We love the community and the children always playing and especially the dogs welcome policy. Great office staff, maintenance staff, and grounds crew!!! The pool is a nice bonus but the grills and fire pit make the weekends fun! Great place to live in my opinion! Keep up the good work y’all ❤️"

"STAY AWAY! I lived here almost a year and it has been one thing after another. The apartments are nice, and look like the pictures online. For what they are and the amenities that are available, it’s way too over priced. I moved in thinking this was a gated community, I was wrong. The gates worked the first two weeks I moved in, but now they just stay wide open allowing any one to come and go as they please. I was most excited for the pool, it was open maybe 3 weeks the whole summer. When you ask about the pool reopening, it is always a different excuse to why it’s closed. The picture I attached is what it currently looks like and has looked like for months now. The breeze ways are always nasty and smell terrible. The only thing they have that is functional is the gym, two computers in the office, and the chairs on the sky deck. The gas pits on the sky deck also do not operate, I was told the gas lines are not hooked up. To me this place was full of empty promises. I would not recommend this place to anyone who wants to actually enjoy what they are paying for."
