"The Residencies at the Grove condominium / townhome complex is in a very convenient location – about 8 miles west of downtown Chicago (just far enough away from the city to avoid your typical city traffic / noise pollution), while only a 2 minute walk from the Blue Line Train Station that’ll get you there in about 30-40 minutes, or to O’Hare International Airport in about 1.5 hours. The downstairs gym is a nice add-on, although it's equipment is outdated and worn down. Hallways are generally kept clean, in-house laundry machines are convenient, and the HOA rules and regulations are reasonable. (accounts for the +2 stars, –1 star for the increasingly high HOA fees and high property taxes) Having lived here for about 5 years now, I think I can speak with some confidence of The Grove’s downfalls. To summarize what the next few paragraphs will expound upon – the international building code requires a design characteristic of 50 decibels for both airborne noise and structure-borne noise in multifamily structures, and I'm fairly confident the builders of these units ensured not to go a single decibel or penny over what was required of them as far as noise insolation goes. (accounts for the –2 stars) Most bedrooms are positioned adjacent to the next units bedroom, and the same goes for living rooms: – If your neighbor’s alarm clock wakes them up at 6am, you can be pretty sure that will quickly become your new wake-up time, too. – Neighbors get raunchy late at night, and you’re single and lonely? Secretly join in on the fun! – If your neighbor decides they’re going to watch a movie at night, make yourself a bowl of popcorn because you’re in for a real treat. – Always wanted to have kids/dogs but just hasn't worked out? Well, you can be sure to enjoy the company of your neighbors' kids/dogs because you’ll be hearing them scream and bark all day/night long. – Do you suffer from narcolepsy and fall asleep at random times during the day? Have no fear! You can be sure that as long as your upstairs neighbor is flat-footed or walks on their heels (bonus points if they chase / play with their kids/dogs all day long and at random intervals), you’ll be kept on high alert at it sounds like the ceiling is caving in on you, something even the best noise cancelling headphones won’t drown out! How convenient! The balconies on each unit and patio area between the buildings are nice, although if you live along the inside portion, the layout creates an echo-chamber of sorts, so you can be sure that everyone in the units above, below, around, and across from you will hear your conversations. If you live on the southern-most strip of units, you'll be sure to hear the glass-shattering train brakes screeching during the day and long into the night. With all that being said, the residents are largely cordial, polite, and try to be conscientious of their neighbors having realized the lack of noise isolation that went into these units when they were built. However, as with all things, when you spend too much time around anyone (‘spending time’ here meaning all of the above noise leakages) – or when you have neighbors who just flat-out don't care to compromise or attempt to be conscientious towards those around them – people and their kids/pets can get on each other's nerves quite quickly. I'm not saying that I wouldn't purchase my unit again given the opportunity. Then again, I don't spend much of my day at home (except for a few months during the Covid-19 pandemic), so I guess my experience could have been much worse if I had to work from home or was retired. However, because a 5-10 minute walkthrough/showing of a unit during a time of day when many people may not be home is not representative of the noise level that you should anticipate, I just thought it would be prudent and fair to warn potential buyers/renters of what can be expected."
