"Do not live here as a solo female! I lived here for 9 months and then decided to sublease the remaining months of my 1 year lease. The first 4 months were nice but I started to notice a lot of issues with the place. Unfortunately there are a lot of homeless people that loiter around the front door usually all morning and night. During my time at the Darlington we had so many issues with constant theft. The Darlington had their TV stolen, most tenants experienced some kind of package theft, and there were many trespassers in the building. The door handle to the laundry room was always open/broken and for some reason USPS/Amazon/Fedex don’t have access to the building and could not deliver packages into our package room. I also had an extremely aggressive and racist next door neighbor. He was a drunk, would yell racial slurs, scream and cuss, and bang against the walls in the night. Even after reporting the situation to Jim, the property manager, multiple times nothing was able to be done. The police was called on this neighbor twice but eviction was not possible even though he was a clear nuisance and possible threat. As a girl finishing up her last year in college, I was so uncomfortable and scared living next to this neighbor and then also having to deal with the people loitering outside. Another problem about this building are the thin walls, not only could I hear everything happening in this neighbor’s room, but even just moving from side to side in my own bed would disturb my neighbor who lived directly below me. We were able to come to an agreement by switching phone numbers if I made too much noise for her, but I was not doing anything out of the ordinary in my daily life that should’ve caused unnecessary noise. At some point during my time here I experienced carbon monoxide poisoning that was so severe, even my rowdy neighbor complained about it. I woke up from my sleep coughing and heaving, my eyes were severely irritated and I had no idea what was happening. I looked up what it couldve been and deduced what it was after overhearing my neighbor and the maintenance man talking about the incident. The only reason I am leaving 2 stars instead of 1 is because of how great the maintenance man is. He is very kind and consistent with cleaning the building and answering any maintenance calls. Anyways, I felt the price for the experience of living there was not worth it, and decided to leave for my own safety."
"DO NOT MOVE HERE. Especially if you are a woman planning to live alone. Here are the details of my experience at the Darlington Apartments There is SO. MUCH. CRIME. !! (I know it’s Chicago but there are obvious preventative measures that this company refuses to be accountable for). -We had a break in via a window being smashed with a gun (I was present) and management took SEVERAL DAYS to board the window back up. They could not catch or even identify the suspect because due to lack of proper maintenance, the light by the surveillance was not working. (It has now been replaced with an extremely dim light). -The property manager tells me people’s personal business such as who is getting evicted & his judgement of their character. He even has sent me photos of some of them!! -When I first moved in, there was a man living above me who was getting evicted and the landlord described this as “taking out the trash” and he is not going to let “sketchy” people move in anymore. He informed me that they moved in illegally under someone else’s identity. Fast forward a few months, THE SAME GUY moves BACK IN (in the unit right next to me)!! Under someone else’s identity. How do you let that happen!? **I don’t personally have a problem with my neighbors, in fact they are VERY kind to me. Seeing him on his feet is an answered prayer of mine as seeing him get evicted was heartbreaking**, but they allow their “friends” in our building which is creating an unsafe environment. So I have older men under the influence talking about my appearance and passing out in our hallway. (& The landlord expects ME to let him know when they are home so he can have them arrested?!?! I absolutely should have no responsibility whatsoever in this… That’s unsafe for me!! I absolutely refuse to be involved in that). -Tons of package theft including people living in the building opening the packages… -It is located right next to a Rehabilitation housing center which unfortunately seems more enabling rather than helpful to them ~ I do have compassion for their addictions but it does create an unsafe environment around here. -I can hardly take my dog out for a walk or go to the laundry room (located inside!!) at night because it is so unsafe and I have experienced so much crime here. -There was also another man who moved in illegally by breaking in and settling into the unit above me. He even came knocking on my door at 2:30a.m. Praise God that most bad guys aren’t really into Christian women because I started talking to him about God and he left me alone after that. The building is low quality/poor construction! -The floors and walls are so thin so yeah, don’t expect any peace... -Most (almost all) gym equipment is broken and I made a maintenance ticket months ago (unfulfilled) so that is not a reliable amenity for you to count on. -My washer was broken and then replaced with another broken (still leaking) one from a different unit… and the landlord has the audacity to hold it over my head that he did me such a huge altruistic favor. -The heaters don’t work in most of the units, and the ones that do are not individually controlled…… so they just turn them up to a ridiculously uncomfortable temperature when it’s cold outside (thankfully mine doesn’t work at all so I just use my window). -My property manager’s solution to the rat or mouse that visited me was to put steel wool where it entered, which the exterminator made clear is only a TEMPORARY solution NOT A PERMANENT ONE. Management is just awful! -So many empty promises, gas-lighting, and wishy washy behavior from the main property manager. He accuses the mentioned tenants of being criminals, liars, and says that they are breaking the law… I don’t see how his behavior is much different. -DO NOT BE FOOLED!! By his occasional kindness. He avoids the main topics to be addressed and will be nice to distract you, get you to keep quiet, or hold it over your head later on. The list goes on y’all, but I think you get the point."
"I enjoy living here and will likely renew my lease (if they’ll have me hehe) so I thought I’d write a review to help others looking for more updated/detailed information. I was able to move in with less than a week’s notice in April 2023. I found out about them on Facebook Marketplace through Zac Shellman’s posts. He’s a rental agent with The Apartment Source if you want to look him up. He mentioned this building uses The Guarantors which is how I was able to qualify to live here since most apartments in Chicago ask for an offer letter with 3x the monthly income or a co-signer. I was new to Chicago and did not have either of those so I paid $363.59 to The Guarantors to qualify for the apartment. There was a $400 move in fee and when I signed my 13 month lease it said the second month was free. My rent is $880/month, there’s a $100/month utility fee (it includes water/heat/trash and most importantly: Wi-Fi), and electric has been $18-20/month the months I’ve lived here. So for $1,000/month, I have a roof over my head near groceries and public transit with no roommates. The free included Wi-Fi with AT&T includes 100GB/month which has been plenty for me, but they also offer upgraded packages if you need that. They use the app Livly for rent (you can pay by bank account for $1 or 3.5% if you use a credit/debit card) and require renters insurance which I got through Assurant (the one recommended in the app) for $79/year. There are some units that include a washer/dryer (based on pictures I assume it does both), but those cost more than $1,000/month at the time I was renting so I figured having laundry in the building was fine. There’s no elevator in the building, but only 3 floors so not too many stairs. As far as I know, the building has studios and 1 bedroom units. They are small and have Murphy beds (twin size in the studio), but the appliances are stainless steel and renovated, which I appreciate. There is a window air conditioning unit with a remote control and a radiator with its own temperature valve (which I mention because I’ve heard people say they could be turned on/off by a building at one time, but I believe I have the power to turn this heat on whenever I need it). There were a few things not ready in my unit when I first moved in, but the property manager Jim gave me a $100 gift card for the building laundromat for the inconvenience. The handy man Pedro is around 3 days a week and very helpful when it comes to getting things fixed in a timely manner. Some of the amenities include a seating area, bike storage, a gym with a few machines and weights, a laundromat with vending machines and a ping pong table, outdoor seating and a fire pit, and a free storage unit with a lock for each apartment. I’m unlikely to ever eat from it, but the vending machine in the laundry room was almost empty when I first moved in, but when it was restocked (on 5/22/2023) it was filled with items that were already expired so I wouldn’t trust it or whoever they’re using to service it. Not that I could use it anyway because when I took these pictures there was no Wi-Fi/service for the vending machine pay system. As for the location, it’s a long block (6 minute walk) away from the Wilson station on the Red/Purple Line. There’s also a Target and Aldi and Dollar Tree a few minutes away further down past the train station. There’s lots of buses that stop nearby as well. If you’re into the beach/Lake, you’re about a mile and a half away from Foster Beach and Montrose Beach. As other reviews have mentioned, you can hear your neighbors in the hallways or above you, but it’s a pretty quiet building most of the time. It is pet-friendly so unfortunately I hear more cats meowing and dogs barking than people most days. Overall, I’m very happy living here and will most likely renew my lease since I have gotten used to living close to the train and having a small yet minimalist space to call my own in a big city. "Couldn’t hate living here more. I will absolutely update with all of the details but for a dog friendly building with daily key fobs you will be waiting hours for anyone to help you. Don’t think any of the staff understand technology even at its most basic function. Even when you present a problem in a peaceful constructive manor you will get rude interactions. Michael in particular is a wonder to work with. Please go live anywhere else. I wish I had seen the warning signs earlier. Complete heartless harassment and assault is what you can expect here. Residents as well. Not peaceful. Halls echo you can hear everything. You may have a janitors closet attached to your bedroom. I don’t know what said janitor does because a trash can in the bike room has been here since I moved in. No one else cleans up after their dogs and god forbid a hello fresh box from a wrong address sits here for 3 weeks rotting. This is a warning. This place is not safe. I’d rather be anywhere then here and I grew up in the Bronx so there you go. The fact that you waited almost a year to reply goes to further prove my point. I’m sounding the alarms. Live here at your own risk. It was to this day the worst experience of my life."
"Beautifully redone building! The leasing office that I went through to secure my lease were beyond incompetent, fortunately for me this place is totally worth it! The units are beautiful, The landlords work hard to make themselves accessible and to ensure tenants needs are met. The units are a little bit on the small side so you do have to get some but creative when it comes to storage, incredibly small price to pay for for such a beautiful space within a affordable price range."
