"My partner and I toured the Logan Apartments in the Spring of 2022. At first, the building seemed great — a newly constructed building, comfortable accommodations, and appealing amenities — all just a stone’s throw from the square. However, our experience after moving in uncovered numerous issues. Here are some notable challenges we encountered: HVAC: We had limited control over the heating and cooling in our apartment. During the winter, our south-facing apartment would heat-up to 75-85+ degrees (due to the direct sunlight). Every time we attempted to activate the AC, the buildings so-called "Tiered Heating & Cooling System" wouldn’t allow it — leaving us in borderline unbearable living conditions. Despite incessant complaints, Management's solution to "text our maintenance team," rarely alleviate our discomfort. They even had the audacity to suggest we relocate—because moving twice in a year is a reasonable solution, right? Adding insult to injury, they levied a hefty $100/month charge for HVAC control we never had. Noise Complaints: The inadequate insulation between floors subjected us to constant disturbances from neighboring units, making peaceful living challenging. Even a brief overnight visit from my niece and nephew prompted an unwarranted noise complaint from management. Common Rooms: Promised open access during the tour, only to be blindsided with exorbitant charges when we attempted to utilize them. $200/hr with a three-hour minimum to use communal space for friend gatherings? The leasing agent conveniently omitted this predatory practice during our initial walkthrough. Pool Conduct: While the pool itself provided a pleasant amenity, its enjoyment was often marred by disruptive behavior from other residents, such as multiple speakers playing over each other and sometimes unruly conduct. Post-Move Charges: Upon vacating the premises in June 2023, we conducted thorough inspections, returned all keys, and settled all outstanding dues. However, to our surprise, we recently discovered an unjustified charge of $15.16 sent to a debt collector for allegedly canceling our renter's insurance policy — despite providing documented evidence to the contrary. In addition to these issues, we experienced further inconveniences such as leaky windows, discrepancies between the unit shown and the unit received, and prolonged periods of malfunctioning doors. In summary, our time at the Logan Apartments was marred by numerous disappointments and challenges, ultimately tarnishing our living experience."
"The building is in a great location and in the heart of Logan Square. There is a lot to do nearby and in walking distance! The staff is very friendly and responsive and the building itself is clean and secure. Very dog friendly with good amenities and events for both dogs and humans!"
"Not only is it just always clean here. The staff is just phenomenal. The community was so respectful, and felt at home so quickly. Our apartment was in great condition when we moved in and was one of the best places we ever lived. The one con was due to the door that enters into the apartment has a bit of a gap at the bottom so noise from the hallway comes through easily but nothing crazy. We could never hear anyone in the surrounding units, just the hallways. We solved this with a door draft stopper. 100% worth living here!"
"I lived here for a year and wanted to give a detailed review. Just a simple bullet list of pros and cons. Cons: * Low shower pressure. They removed a thing to help but didn’t make much difference. (was told there is not much they can do) * 1br floor plans don’t allow for a 60x30 office desk, not easy to work from home * No overhead lighting or fans in the living room and bedrooms. You could buy one for the living room and they will install it * Setting the heat to 74 in a 2br in both rooms will only result in the living room being 69/70 in winter * The AC fan is always on. This means if the set temp is met, the fan will just blow outside air in. If it’s a humid day, your apt gets very humid because of this, unlike units that just shut off completely and only blow in cool dry air when on. It also gets very cold in the spring and fall days like this. * Street side is very noisy, sounds amplified more than being on ground level. Windows are double paned which helps a lot when they’re closed. * The pool is almost always full during weekends with no where to sit * Noise insulation between floors is very poor. You can hear and feel the vibration from footsteps upstairs and music. The next door walls are better. * Very large gap under the main door which allows all sounds out of your apartment. You can hear conversations of people as you walk down the hall. A compromise in privacy. I assume it’s for airflow. * Billards table surface is poor, pool sticks are in bad shape, no hand chalk * The TV in the lounge is at a very odd angle that only has a small table for seating * All of the apartment is a gray or white color * Heat went out during negative (-5/-24) real/feel temperatures on December 23rd 2022. We were given space heaters. The recommendation was to also leave our bathroom lights on 24/7 to have the hallway fan blue air in our apt. It’s the same system so that didn’t work. The official update said the system is not meant for this weather. This weather typically happens at least once a year so that really worries me. * Dog owners unleash and let them go to the bathroom wherever they want, including the green and plant areas of the terrace. This is even with the huge dog park they built for them recently. I would worry about living in the apts facing the terrace near the dog park. Pros * Several Fiber optic internet provider choices that go up to 5Gig! - AT&T, Xfinity, Zentro. This results in competitive pricing around $60-$80 for 1G. Google webpass as well but that’s wireless technology that uses an antenna on top of the building. * Great maintenance team * Good cleaning crew, areas are kept up * Packages are delivered to your door if you forget to pick them up. * Installed a brand new state of the art dog park because owners dogs were destroying the grass terrace. * Great big windows that are double paned, and help keep out the street noise. * Great terrace and the only pool in the area. Very peaceful when there isn’t a train coming * They replaced the gym mats when I pointed out they were in bad shape * Elevator and hallways areas are climate controlled * Great gym except the smith machine, wish it was a free barbell. * Target grocery and store downstairs. You don’t have to leave the building which allows you to avoid the snow or rain. * Reliable elevators * Great intercom * 2br has different thermostats in each BR * Occasional events like hot coco, free to-go meals, wine events, etc. * You can mail/dropoff downstairs for USPS, UPS and FEDEX. Very convenient"
"Just an awesome apartment. I worked with the most professional staff. I highly recommend Logan Apartments. I worked with Matt, Rafael and Teddy and they were on top of everything. Very professional and very detailed oriented. Not to mention the location is perfect for public transportation as the train is close by. The good thing is that the windows are so insulated you do not even hear the train. Also I love that there is a Target right there."
