"Property: 5/5 Maintenance: 0/5 Management: 0/5 I lived at the Stonegate properties offered by Woodruff Management for a full year, and I would advise others to look elsewhere unless you REALLY don't care about potentially poor experiences with management/maintenance. The property itself is wonderful. It was very spacious, and I think that the rent/utilities are a decent value (about $500/month/each for two people). The Stonegate apartments are located in an excellent area; it's relatively quiet but it's also very centrally located within Carbondale. The first thing I want other potential renters to consider are the maintenance times that my roommate and I experienced. The property we rented was advertised as having an in-unit washer/dryer, but unfortunately, the dryer did not work for NEARLY HALF of our lease. It took several, several maintenance requests that ended with Mr. Woodruff or his maintenance person diagnosing the dryer or cycling out a single part of the dryer in order to try to fix it. Again, it took nearly half of the lease in order for them to sort it out. We of course resorted to utilizing a nearby laundromat for the time being which isn't a big deal in itself. I am used to properties that do not offer this amenity. However, Mr. Woodruff himself offered to compensate us somehow for the inconvenience/laundromat costs. I have raised the issue with his front office multiple times across multiple months and still haven't heard back about his offer. My last concern is more of a personal one, but I believe that it is worth sharing. Upon moving in, I respectfully asked Mr. Woodruff personally about the policy towards ESA's. I went in as respectfully as one can, with a completely agreeable mindset. Unfortunately, the mention of ESA's set him off him because he cut me off and raised his voice at me and said that he would sooner terminate my contract than to allow another animal on his property. I think that his reaction was in poor taste, but at the end of the day, that is only my side of the story. I let him know that I understood his stance and settled into the apartment fine without an ESA. Most landlords that disallow pets have a reason to do so (whether a good reason or not) and I just wanted to find out what his concerns were and see if we could make an arrangement that addressed his concerns. I understand that some individuals will try to strong-arm their landlords into allowing ESAs after they sign leases, but that was not the case here. He did not allow me to explain myself at all. He just heard the word "ESA" and immediately became defensive and disrespectful and resorted to threatening to terminate my lease. If you only care about the apartment you're renting - and you aren't worried about potentially poor maintenance times or potentially disrespectful management (based on my experience) - I would actually highly recommend renting at Stonegate. Like I said before, the apartment itself is awesome and it doesn't cost much, relatively speaking."
"I’m an esteemed individual, so trust me when I say this! For the families who want a SAFE and HEALTHY place for their kids PLEASE do not trust these people! Lived with woodruff for a year, the property was sold by him through management. Under his management our dryer went out 4 time in one year(I would have to badger them to do stuff). He sold our lease and units and didn’t even inform us until the week before. The following month to my knowledge at least three units including mine has MOLD in it! (And Most of the tenets left soon after woodruff underhandedly sold the property WITHIN A MONTH. We also got our trash dumpster taken away from the complex due to his shady dealings.) Woodruff is old, smart, and quite untrustworthy. I wouldn’t suggest him to anyone honestly. Because one minute he’s your leaser, the next he sells your property to a scammer. (Fun fact, I paid the new “owner” 2 months worth of rent in money order form USPS, I have confirmation it was delivered and the new guy claims he can’t find it and has placed a 2 month eviction notice in my door.) the kicker is woodruff vouched for him himself(face to face) The other person to avoid is his associate aka FELLOW SLUM LORD CHRIS HAYNES (PFP Properties)"
"Living with Woodruff management was such a great experience! Im an introvert and don’t like to be bothered much. So I loved how Jeff and his team weren’t overbearing but always there when you needed them. Jeff personally sat down with me during my approval process and through my time living there if I had any problems. The maintenance crew were the sweetest group of guys. They come in, fix the issue, and are out before you even get back from class or work. The front desk ladies were also very sweet and extremely helpful. What I love the most about Woodruff management is that they get to know you and make you feel like family. I lived with them for 3 years in 2 locations and never had to worry about any safety issues or rowdy neighbors. It was also nice to see Jeff’s face every once in a while because he actually goes to all of his units and makes sure everything is running smoothly. From the monthly bug spray guy to the fully furnished units I give them a 12/10 for sure ! They helped me become the adult I am now by giving me an easy and simple transition into living on my own. "Good value for what you get, I currently live in a two bedroom 1 bath apartment by myself and is more than enough room. Their user portal to sign a lease, pay rent and make maintenance requests is super easy to use. As an international student, I was able to set up my lease easily from England. Staff in the office are super friendly and accommodating with move in/out dates and adjustments to leases. If I am being picky the cabinets in the bathroom and kitchen could use refurbishing, other than that I am more than happy."
"I had a nice place with Woodruff Management for 3 years. These people were courteous, quick, and proactive. They did what they could to keep the utility bills down (Thermal painted rooftops and proper AC maintenance). They fixed problems before we reported them (They were monitoring water consumption and fixed our toilet before the internal seal had broken all the way (We hadn't noticed)). This part may not be what they want to see on their website, but they even took it easy on me when I was down on my proverbial and financial luck a few times. We got every penny of our deposits back minus the cleaning fee, an amount which was presented to us before the lease paperwork was. The only reason I left was because I couldn't find another roommate after mine had graduated. Professional and Personal. Would recommend. Would rent from them again."
