"Lived here for over a year now and extremely happy! I’ve had only a few maintenance requests and Alan, the owner, each time responded to my emails literally within minutes and resolved the issues quickly. It’s very quiet, my neighbors are friendly and I have nothing to complain about. I’ve heard horror stories about other apartment complexes so I really just feel lucky to live here. Update 4 years later: still happy! Not sure what the bad reviews are about. It is peaceful here, and my neighbors are so kind. Management continues to communicate well. Husband and I will eventually move into our own home, but we will always look back fondly on our stay here."

"I’ve never actually spoke to the landlord Allen. My boyfriend always took care of the bills (I have receipts) we never had a problem until our downstairs neighbor. My boyfriends kids mother was causing chaos and the police were calling multiple times on her so eventually we were deciding to move so we didn’t pay the rent for October- December and we told Allen this and he said no problem. But on December 9th we changed our minds and decided to stay and we gave Allen $2700 for all 3 months we didn’t pay. (I have the receipts) Specifically we gave Allen’s boyfriend Ron who was in the leasing office at the time the $2700 bc allen was out of town. Ron had mentioned that allen was in the process of evicting us but said they would stop it bc we payed them. That was the agreement. On December 27th me and my boyfriend both tested positive for Covid. And we told Allen we would be a little late paying Januarys rent bc we would be out of work for 2 weeks. Allen said no problem. But on January 19th we received a eviction notice that said we must be out on January 25th. Just 7 days after even being aware of the eviction at all. My boyfriend two small children live with us. Allen is aware of that. They are 1 and 2 years old and now they dont have a place to stay in this freezing weather. Allen refuses to even talk to us, he won’t answer calls either. So basically he took the money and still went through with the eviction ( he tricked us) This is completely unprofessional and this was my first apartment. Not to mention the rent is $810+ A month (no utilities) we had roaches and most of the people in the complex do. Our heat didn’t work (we told him multiple times) I asked other people in the complex if their heat worked they said no. The appliances were outdated. The parking lot ALWAYS has trash everywhere. Overall just not a great place to live. You can find much better elsewhere."

"Apartments are dirty and ran down. Dish washer didn't work, garbage disposal never worked. Hole in the wall, we end up patching. I was told everything would be fixed. After my daughter moved in, it was never fixed. There are drugs being used on the premises, ambulance, fire department and cops there almost every other day, for overdoses.Used needles all over the parking lot. People also fighting in the middle of the parking lot. I wouldn't recommend this slumlord to anyone. Not a safe place for kids."

"It was lovely when I first moved here I was super excited but the feeling quickly changed when the landlord sugar to well you know the saying Allen called my husband in a wheelchair a liability, he claims has cameras in laundry room, but when my clothing came up missing they "weren't working that day." He goes up on the rent each year which he did state but to be honest for the amount he wants you might as well go get a house IT ISN'T BIG ENOUGH FOR THE PRICE GO GET YOURSELF A HOUSE!"

"Rating long overdue. I lived here for a year and a half. I moved into a second floor unit upstairs and then downgraded to a first floor unit. I've had nothing but positive experiences with small caveats for the picky renter First of all the pace is fairly accessible but tucked away enough to avoid the main traffic off Tesson Ferry. You do hear the occasional fire truck racing by but not enough to shake you awake. Rooms themselves seem fairly quiet. Best part for me is even when having a West facing bedroom my apartment never got overly hot. Well insulated. In winter apartment never got too Cold so my highest electric bill was 85 one month in the two bedroom. Here's the only bad part (or good of you are a chronic chain-smoker). Since apartments are very reasonably priced for the area (ie cheaper than normal) then it tends to attract the type of working class person that usually makes the majority of type of smokers in Saint Louis. In other words, if you are allergic to cigarette smoke like I am, either find a more expensive place OR ask for a first floor unit. Every single one of my neighbors every last one of them smoked like there was no tomorrow. It's not really in the design of the apartments it's in the fact that cigarette smoke tends to drift well no matter where you live Other than that, it is an owner managed building and it's so much easier to deal with than multi apartment corporations. Everyone in the complex seemed respectful (other than the incessant smoking) and had I not moved in within a 2 min walk of my job I would have considered staying there two more years."
