"BLUF: Although the S&S Team handled the closing process promptly, they didn’t provide the service I would expect given the money they were paid. The S&S Team was friendly, but at the end of the day, it felt like they were just one more party taking their “piece of the pie”. The sale was between two private parties that had pre-agreed on the sale amount and the breakdown in cost. Victor was confused when we tried to explain how we wanted to handle this simple transaction and his team inevitably messed up the final break down in cost. S&S was supposed to handle closing out my mortgage as well as paying out the remaining escrow, but I just found out they failed to close out the home owner’s insurance policy (being paid by the escrow). Admittedly, I should have caught this error or at least followed up on my own, but it would have been nice to have received a reminder (as I was under the impression the escrow was “being handled”). I know there are limited option for handling the retitling process in Kingsville, but I can’t recommend S&S Abstract & Title Company."
