"I lived here from 2019 to summer 2023 in an A5 unit. All in all, this was a good place to live in even though the cons I have listed may suggest otherwise. I have more to say but I’m limited by the character count. They are things I took note of overtime that could most likely be changed in order to make the complex or the specific unit I was in even better and that I’d want to see as a prospective resident to make an informed decision on where to live. I’d live here again. – Estimates for bills when leaving: Monthly Rent: 1400+ Pest: 5 Trash: 10 Valet trash: 25 Monthly variable costs Water/Sewage: around 33 9% Service Fee: around 3 One time costs Utility Connection Charge: 50 Amenity Package Fee: 25 Monthly other costs not provided by The Emerson Electricity (ambit energy): 162 Rental Insurance (lemonade): 19 Internet (at&t): 80 – Pros: The leasing office staff are nice. The people that stuck out to me were Sinclair and Tarryn (now at another property). I got a move-in package upon move in which was thoughtful. I liked the monthly events that happened. Not enough community events happened in the last couple years. Maybe because of COVID. The area has a shopping center intersecting Louis Henna Blvd and I-35 which meets a lot of essential needs. The ceilings were high which made the apartment appear more open. I liked the layout and design. There was a lot of space in my apartment which I appreciated. Especially in the closet. The counter space was nice. There was almost no crime. The only things I heard of being stolen have been the catalytic convertors and packages. I've personally never experienced this. The maintenance team addressed work orders quickly and were nice. The microwave and ice maker weren't working when I moved in but this was quickly fixed by maintenance. They replaced the microwave. – Cons: The gym is good. But it was not well maintained. Especially important during the pandemic. Wipes were not replaced. It was not cleaned well if at all during some periods of time. The EZ bar that came with the smith machine was stolen. The apartment said they would replace it. I'm not sure if they have. During a community awareness meeting in March 2023, one of the reps said there were no cameras on the complex other than some at the gates but there are two in the gym. When I moved in I stepped on loose staples on the carpet and I had to throw them away overtime as some still appeared later. Stepping on them was sometimes painful. I’ve never heard the neighbors underneath me until living here. Not even previous living situations where walls and ceilings were thin. I don't even think they were being terribly loud. Just living normally. Valet trash fee is not optional. It is $25 extra per month. I don't understand why this, pest control, and trash isn't included in rent if it's required. Same for the amenity charges which could be spread out by month instead of a one-time fee. It's misleading for rent prices. Be aware that emails were sent out to residents saying that they would be entered into drawings for gift cards for "5 star Google reviews". So ratings from some point in time may be influenced by that. There were many insects. I had to frequently deal with fruit flys as well as pill bugs and June bugs at the bottom of the steps. The odd, large spider here and there. For fruit flys I used the fruit fly Terro traps. I didn't enjoy the counter design because it made it hard to see any messes which was important because of ants. Maintenance put down some traps when I put in maintenance requests for the ant problem but they didn’t help. Getting ant Terro traps helped tremendously. The ants came from multiple spots in the unit. I'm a clean person. I've never had this insect issue before. The bugs were the worst thing about living here but I learned to deal with it. It seems like an Austin area issue as I've talked to other people from other apartment complexes about this."
"Management and maintenance are always courteous and responsive. We seldom have any issues. Neighbors are great! Amenities are great! The sound of traffic has increased slightly due to the completion of construction nearby but overall it’s still a pretty quiet place to live."

"I have lived at The Emerson Apartment for 5 (five) years, from August 14, 2018 to this day, October 10, 2023. Irrespective of all odds, I chose to stay due to the proximity of my work place, assess to glossary stores, gas stations, medical centers, places of worship, et al! Great friendly neighbors, less noisy, good listening Administrative Staff, and many more !!"
