"I lived at Madison at Dell Ranch for a little under two years. I stayed until February of 2023. Here was my experience: Pros: Some well meaning staff. Free parking - never an issue for myself or guests. The units are spacious. Cons: The outside gate was always broken. Amenities weren't the best; the gym and pool were unclean. Trash was flooded throughout many of the breezeways between units. To be fair, I'm unsure if it's because trash didn't get picked up due to poor management, or residents didn't put out trash at the correct time for the valet service. Either way this was a persistent issue. Trash would stay out over night and attract raccoons that would rip apart the bags, leaving trash everywhere. There were no improvements on this issue throughout the duration of my stay. And it contributed to the roach issue. To avoid this, I ended up walking my trash to the dumpsters for the last year of my lease, despite having to pay the valet trash fee every month. Now getting to my actual unit - it had many problems. The dishwasher never worked. There was a roach infestation. I lived on the second floor, and the ceiling of my balcony flooded once, my bathroom ceiling twice - all three occasions leaving a massive hole. This left the balcony unusable for the majority of my stay, and they only got contractors to come over as my lease was ending. They were quick with the first repair of my bathroom. The second took a few weeks. The shower also wasn't up-to-date, it would constantly leak rust from the ac (this was intentional design) and would stain the shower orangey brown. The only way to clean this was to schedule a tub resurfacing. If you're not previously aware, this is a pretty toxic process. You can't re-enter your apartment for at least 24 hours because of the fumes. I was given no accommodations, and moreover the execution wasn't ideal. I came back and no one had ventilated the apartment to make it safe to re-enter, postponing my return further. Communication overall was poor. I'd never know when someone was going to come for a maintenance repair - no notice of the hour, or even the day. I would have to accommodate this during meetings etc. It wasn't guaranteed that a reschedule would be communicated to maintenance or any contractors, so you had to let them in. When you would talk to the front office, most of them were nice and I know they were working on a broken system, and inherited problems from the last group of hires. Some were rude, and made everything feel worse. Lastly, regarding safety. I'll preface and say throughout my stay I did feel safe, and never really thought of it as an issue regardless of if the front gate was operational or not. That said, there was an instance where an unknown man followed me as I was walking around the complex with my dog. Thankfully a kind resident helped me walk back to my unit, and police were able to handle things from there. There was not a repeat event on my part, but I was informed that there were a few other incidences logged over the past year. If anyone does ultimately decide to move in, I encourage you to be very cautious."
"Im a realtor,this place dose shady business. It’s been a full year, and about 20 emails and 3 in person deliveries of my invoice. They claimed the offer realtors and locators 100%, ,But every invoice I submitted was followed by an excuse. One excuse lasted about four months. I tried to go every month and it was. “We are going through a “management change” or they simply wouldn’t pick up the phone or reply. I think I feel worse for anyone who lives here, especially my client,who hates this place. If something break or needs maintenance,good luck getting it fixed. Lease with caution,paying a couple hundred dollar and live comfortably somewhere else. My broker is aware are we have blocked out this business,from all 3500 agents. Hopefully they make this right,I’ll keep everyone updated."
"While the apartment itself isn’t the worst I’ve ever seen, the management is horrific. I wasn’t given the notice to renew my lease on time, and when they told them I wouldn’t be renewing, they said I still have to give 60 days even though I have already signed another lease and won’t be able to pay double rent. The dog park is disgusting, they took away valet trash for some reason, the pool is closed all the time, and I even had a maintenance person leave a key in my door, leaving open access for anyone to get into my apartment while I was away. They are unwilling to work with you no matter what and refuse to help find a solution. Not to mention, the people that work in the office are SO RUDE."
"I HATE THAT I HAVE TO GIVE 1 STAR AND NOT 0 My boyfriend and I moved in and immediately started having issues. The day we moved in, we found 3 roaches in the dishwasher and after that they multiplied like crazy. I called every week to schedule pest controls and after not seeing any results for 2 months I called to speak to the property manager. He couldn't be reached any of the times we called and never called back after leaving messages. I spoke to Adrian that day and he told me that the last time the apartment was sprayed was in early February. We moved in at the end of March. None of the requests I made were followed through. I could write a dissertation on the bad experiences we had at this place but I'd rather not. Service and hospitality did not exist and the place was always trashed. I lost my favorite painting of my dog to the roaches and many other decorations. We did our best to clean and disinfect all counters every single night and it was exhausting. We were finally allowed to break our contract without any fees after threatening to sue. I've left some pictures attached for y'all to enjoy. LONG STORY SHORT, STAY AWAY FROM THIS PLACE AT ALL COSTS."
