Gateway on Cullen

"If possible I would give Gateway on Cullen 0 stars based on their management team. My daughter moved out in Jul 2023. We received an invoice 2 months after she moved out for shampoo cleaning of carpet, full paint and utility charges that were over 12 months old. I requested pictures from the leasing office as evidence to show why shampoo of carpet and full paint were necessary because we cleaned the apartment and took video of apartment on 7/3, day she moved out. Apparently Gateway on Cullen is not familiar with Renters Rights in Texas. Per Office of Attorney General website - "The landlord may not charge you for normal wear and tear on the premises and may only charge for actual abnormal damage. For example, if the carpet simply becomes more worn because you and your guests walked on it for a year, the landlord may not charge you for a new carpet. If your water bed leaks and the carpet becomes mildewed as a result, you may be charged." There were no abnormal damages to the apartment. Leasing manager promised to show me pictures of the damages. After following up to get pictures, leasing manager stopped responding to my emails and turned my daughter and me over to collections. I filed complaint with BBB and Gateway on Cullen did not even bother to respond to the complaint. This week my credit report was hit with a collection from Gateway on Cullen for $294 and my credit score took a substantial hit. I called the collections company Gateway on Cullen is using to collect the debt and Carter-Young Inc does not even have proof of the abnormal damages that Gateway on Cullen is trying to collect from me. Yesterday I called Gateway on Cullen to again get proof of the charges they are trying to collect and again their response is they are still trying to get additional insight and documentation to find out if we were sent over to collections in error. Seems to me this should have been done BEFORE turning the account over to collections. Very unprofessional management team."

"Don't do it, don't do it, don't do it! I am big on reviews and when I say don't, don't do it! I told my child do not live here based on the previous negative reviews and trust me, she wishes she would have listen! From a gnat infestation, constantly not having hot water, and heat, save yourself the trouble. The office staff have no concern for resolving issues in the units. Management consistently fails to hold up their responsibilities based on the Texas tenant rights. They prey on young college students who lack experience in the rental process. Their marketing is great to lure you in. If you are sending your loved one to look for a place, don't even stop here!"

"The worst experience ever! I stayed here for a year and it’s the worst place to pick if you want to feel safe and SANE! I’ll make this short and sweet.. very poor management who don’t care half the time, extremely dirty, broken appliances, RATS AND ROACHES!!!! My car was stolen TWICE not just broken into, my mailbox was also broken into and never fixed. Then I was emailed after moving out from them demanding $$$$ after i payed all 12 months of rent to this nasty establishment, and It’s many other things that made this a horrible experience but i’ll stop here. Disgusting apartment complex overall. I’m very disappointed."

"Very poor management of the apartment, they only want money. At the beginning they said $5 monthly for utility bill, then in the second month checked in they said no more fixed fees for it. I highly doubt they did the same thing for previous year of tenants-- told them in the first place low utility fee, and rise it immediately after they checked in. Poor hygiene within the corridors, trash everywhere in the parking lot. Now criticise the parking thing. The security guy told us even though registered with their "smart parking " app, the third party parking management still towed away cars without stickers. My guest comes at night and the front desk was already off, how are we supposed to get that sticker?! This apartment just gives out management of the parking and reduced its liability for controlling of the parking, they're not caring anyway. Dirty dishwasher, dead body of cockroach before moving in, no one is caring for that maintenance. And how dare these group of people have the nerve to ask me to renew at the frequency twice or three times of a week?? I'd definitely not renew lease here, very disgusting and careless management. Liars, liars, liars (for the utility)."

"DO NOT SIGN A LEASE HERE. Gateway takes advantage of students and scams them for their money with these living conditions. The management is a mess and the turnover on managers does not help anyones case. There has been 3 different managers since I moved here last August 2021. Gateway does not take accountability for their actions and instead blames their residence. My apartment was a mess at move in. They “resolve” it by fining the previous people who lived there yet don’t use that money to hire a cleaning service and instead allow new people to move into dirty apartments which has led to a roach infestation and was told to just clean it ourselves(also was missing a TV, dryer and coffee table-& when they sent us a “new” TV it was shattered). I was waiting for my lease to end to write this review but after my conversation with the new property manager Jenae Brent yesterday I have never been so disgusted and disrespected in my life. After communicating SEVERAL issues over the past year such as: roaches, trash and maintenance issues, many of which are still not resolved. Which management is fully aware off yet refuse to take accountability. Jenae says“watch your attitude” repeatedly and coming off as if i’m the threat for simply asking for our problems to be addressed. She began to yell, screaming absurd things, acting extremely hostile towards me. She claimed to have 14 years of experience however I worked in the service industry, and the way she acted was truly out of line and unprofessional. She does not treat her tenants like adults and i’m positive if I had a parent there she wouldn’t have escalated the situation to that extent. No manager of an apartment complex should speak to a paying tenant like that and it is simply unacceptable. I have never had an issue w/ the staff up until this moment, and Adobe is the only professional manager working there. Gateway has the potential to be a good place to live but with the way things have been handled, they’ll never get there. This place is unhygienic, unorganized, and management only cares about the money not about the quality of living of their residence. I find it very ironic that they advertise this as “The Future of Living”, what a joke. Update: Gateway was charging me an extra $10/month for 5 months then the agreed lease amount and never gave me back the the total of $50 they owed me AND then on top of that falsely send a bill to collections with no prior notice after moving out! My guarantor found this out I spent months trying to contact them, office dodges calls, says managers are out of town and will never address the issue. How is this business still operating?"
