Pavilion at The Groves

"When I first moved in almost three years ago, this property was immaculate. Fairly decent individuals were residing, making it an awesome quiet place to live. It has not received a drastic change, but with the BETTER quality of people leaving and the LOWER quality of people moving in, it has made the community reduce in how well kept the community has used to be. Residents with animals are not respecting the properties, and utilizing the assigned pet areas to walk their animals and to let them relieve themselves. Also, the owners are not picking up after their pets causing a rodent infestation due to animal feces being left in various areas of the community. Trash receptacles (Dumpsters) are overflowing at various times of the week, valet trash services are not routine, and when the valet company is removing the trash from the apartment unit door they do not ensure trash particles aren't left behind which promotes rodents (ex. raccoons, ant, roaches) to linger in the affected areas. Some of the maintenance staff half-fix problems. There is a gentleman by the name of Alvaro who is helpful and awesome, however, there are some other new faces (maintenance) who provide mediocre to substandard repair service, leaving your service requests not fully resolved. The water pressure is low at various times in the community. The security gates are broken (ex. bent, half-way open, fully open) at various times of the evening. The security keypad has all of the unit numbers on it (instead of using an unrelated code for the apartment units - and for better security), so at various times people will select your apartment number (at all hours of the day/night), requesting for you to open the gate, even though they are not coming to see you (specifically). Many times, persons will await for you to arrive at the entrance gate so they can piggyback you into the gate. This is unsafe !! The Harris County Sheriff Deputy that is on the property - you never see them, just their vehicle parked in the front of the facility. On one occasion I telephoned them, and they never responded, prompting a call to the local police department. For some reason, the community has turned into a Food Truck park, having various Food Truck companies posted at the front of the entrance, sometimes causing a heavy traffic area for residents attempting to enter/exit the property. There used to be a better system with package pickup, and we used to use secure lockers, now Amazon/Fedex will sit items by your door or sit the items in the mailroom (unattended). Assigned parking is not enforced. There are signs saying it is, however the towing company that is utilized is not 24 hours, so if you arrive home late/early morning and your assigned parking is taken you will have to leave a message for the tow company, because they are not available, and possibly will not come to resolve the matter and tow the unauthorized vehicle. I like the area and had planned on being here until I purchased a home, but some of the listed infractions make it difficult to want to remain. I can only hope this matters are taken into heavy consideration, and methods will be taken to address each infraction listed."

"My apartment home away from big city traffic at the same time within striking distance of Houston Texas. It’s quiet, clean cut and hidden away in woodlands just near Sam Houston 8. I have shopping business in every direction so it doesn’t matter which way I come or go, I can easily pick up anything I need. I knew this place was the real deal when shortly after I moved in someone rammed the gate broke it off. I ran some errands came back 4 hours later. The gate was replaced running smoothly like nothing ever happened impressively. Front office staff Lucy & Holy and others are amazingly professional and courteous. They actually care to listen to concerns and take care of issues right away. Maintenance team is spot on. So for so good, I’ve been able to accomplish a lot personally and professionally with peace and quiet at home. I resigned a new lease because there’s no other place I’d rather be.
