Del Mar Apartments

"Let me begin by saying I have been a faithful, non-complaining tenant. I have lived here for 5 years and didn't have issues until the new management company took over. I have heard and experienced some things with different tenants. In my 5 years here I have had 2 tenants live next door. The reason those tenants left was because this property does not have staff that is well qualified. The things that I have not complained about are 1. Low-pressure hot water in the kitchen. I tend to manage. 2. Not all electrical outlets worked within the apartment. And I know you are wondering why I never said anything it is because if you don't have staff to repair an air conditioner then how would you be able to tell me why the water is low in the kitchen? Did I do a work order yes I did. What was the resolution? Nothing! This same management company offered to move me to a newly renovated apartment. The apartment needed some things fixed and the staff was aware, so we did a walk-through together. I was ready to move in transferred lights and everything the day of the move I went in to check the refrigerator and found out that the bottom worked but not the top didn't. So that meant I could not move. Had nowhere to put my food. Services were disconnected that day. I immediately contacted the leasing office and was told 2 different stories. 1 was they would move my old refrigerator to the new apartment on Monday and 2 switch the lights back to the other apartment so we could check it out. Now if this was a new apartment those types of things should have already been checked out. PERIODT! How would you have felt with no resolve? Services are transferred and nowhere to put your food. So I did the next best thing and I had to transfer my services back to my old apartment, late to work the next day, and still no resolve from them. They told me to claim my loss on my renter's insurance. REALLY???? These types of actions lead me to believe that you don't care about my well-being. I won't tell you what to do but I will tell you to be careful and aware of the things you are looking for in a place you call home."

"Well first off I moved in. Look everyone there are people in the office of this complex that do go above and beyond. Ms. Alma is one of those individuals this lady stayed until after 8pm at night on a Friday just to make sure my wife and I moved in. I get off work late, only one vehicle in which I had with me, we was living in a hotel there was a lot going on. We had a lot of adversity and thanks to The father above, and Ms. Alma. She understood and kept in contact and came back to the office after she was off just to make sure my wife and I moved in and had a roof over our head. I am so very appreciative. I must say thank you publicly because it was ruff for us. ....Apartment review will come next after being there for a while....so far so good."

"Jessica Mendez and Valerie Sanchez were a complete blessing and help to me and my family. They are very sweet and very resourceful. They make you feel right at home. "I've lived at Oxford (Del Mar) Apartments for just under 6 years. There were a few issues, but I understood it because of the age of the complex. Either during or just before the summer of 2022, a new company took over the complex. It was obvious and quick that things went down. They so called tried to update each apartment but basically, they were just painting over all the problems. During a conversation with HPD and hired security, I discovered that the complex became a second chance housing facility. Everyone deserves a second chance but basically the complex was allowing ANYONE to move in. This increased crime and made it very unsafe for everyone, especially during the night. Frequently there are issues with the hot water not being available, cars are frequently burglarized, the security gates have never worked more than 5 days in a row, I frequently hear gunshots in the immediate area. Staff can care less about its tenants. On November 14, 2022, a vehicle came off of 45 and ran into Bldg. 2, immediately displacing the tenants in that building. Four of those tenants weren’t able to get any of their personal belongings. On the 15th, I was shown another apartment which was smaller than the apartment I was in, and it would cost an additional $200 due to renovations. I told the leasing manager that I needed 24 hours to think about it. Keep in mind, I had just lost everything and although I had insurance, it wasn't going to pay immediately because they needed to investigate, so I need to think about what I was going to do. On the 16th I returned to speak with the leasing manager, and she informed me that they had given the apartment to a new tenant. You would think that your current tenants who just lost everything would get first pick. But no. So, this lets me know that they DON'T CARE about their tenants. Just collecting rent. Management would send out messages regarding tenants violating policies and I would see staff who live on the property violating the same policies and more. Currently there is a spot on the ceiling where maint never returned to fix it and a soft spot on teh wall in the bedroom where I assume water is getting between the walls somehow. Two of the burners on the stove doesn't work and the handle to the over is coming off and this was something I reported when I moved in a year ago. I've never been able to use the dishwasher because it is so nasty. I'm tired of calling maint. It is time to move. In my life, I've lived at 5 different apartment complexes and worked at one and by far, this is the worst I've ever seen."
