"Although I did not rent from this company, we have done previous appliance repair for them. Have not gotten paid on them even though most were billed the same day. It’s been over a year on some and even though the repair was done while they were the managing company, because the unit got sold or transferred to someone else, the invoices were never paid on their behalf. Do not recommend such an untrustworthy management company. Reply- Letting an invoice linger for an extended period of time, until ownership changes is a very shady practice. The repairs and services were brokered through this management. Scheduling and estimate approvals were handled by this management and so were payments. We never talked to the owners in previous repairs or services. Like mentioned before, repairs and services were done under your guise of management. Review will gladly come down once invoices are paid."
"I had quite the surprise today finding out all this havoc with the security deposits via Google reviews. See Megan Heath’s review for the most up to date status of these security deposits. Kyle was pretty good to me during my time there, even during the transition of property management, but now that I’m finding this out who’s to say they’re not just pocketing all of the money? If you want to light $1,500 on fire then live here, otherwise, I would strongly suggest living elsewhere. Unbelievable that it’s 2023 and you foreclose on a place you’re making over $12,000 per month from your tenants on!"
"I have rented since UrbanOne since April 2023. I had no issues with Kyle and Laura getting into the unit, and the unit was in fair condition. Never an issue regarding that. The issue with again, the security deposit, as many other people are posting here. I really wish I had listened and never rented with UrbanOne. UrbanOne does not have you pay a 100-200$ security deposit, they ask for a months rent. So it's not cheap. They let me lease with them in April 2023 and they got foreclosed upon less than a week later. I don't know if that was legal or not, but they didn't tell me at all they were having financial issues. They just took my money and left me screwed. So, the new apartment complex took over and thats when issues started. The new apartment complex and UrbanOne are now fighting over a "he said/she said" with UrbanOne claiming they "sent" all the security deposits to the new company and Banyan (the new company) saying they haven't gotten anything yet. Based on all the poor reviews regarding security deposits UrbanOne has, I'm leaning more towards believing the new company that UrbanOne has misappropriated our security deposits and have not given them to the new company as they should. Now all of us are screwed either having to pay another deposit with this new company and losing on a lot of money. Overall, this place has been a nightmare to rent with and I essentially lost 1,350$ of a security deposit, along with the other residents in our building. We are a small complex and we all feel taken advantage of by UrbanOne which is a big landlord with multiple properties. I would SERIOUSLY DO YOURSELF A FAVOR and NOT RENT WITH URBANONE!!! Do not take the risk thinking your property will be safe from this, as its clearly a company-wide issue with their management. Kyle and Laura may be awesome people, but don't let them fool you. They can only do so much with money-hungry property owners... **EDIT** We have recently been told that UrbanOne has in fact misappropriated funds, obviously, since they have been foreclosed upon for not paying their loans with our rent and deposits. This is a seriously shady company and I would question long and hard before you want to rent there. If you are giving them a security deposit, just remind yourself, you will never ever see that money again."
"I have had a good experience living at their properties, maintenance was always timely, we had no problems. However, like many of these reviews, I too, have been facing the same issue of not getting my security deposit back. Despite emailing and calling MULTIPLE times, I did not receive an explanation to why my deposit has been held from me. It has been well over 10+ months and I had to find out through these Google reviews. PLEASE reconcile this, I still haven't gotten it back yet."
"As a tenant, the experience was okay. Maintenance folks are friendly and were dispatched quickly, the property was kept clean, and was secured. My apartment was not move-in ready though. The Sul Ross property experienced both heat and AC challenges throughout the season when I lived there '21-22, however management did their best to communicate updates. Almost a year later and I have not received my security deposit back because of owner related lawsuit described in Danielle's review. It took months to get any information about the lawsuit, until got an attorney to contact management on my behalf. Still no deposit."
