"I've been thankful to call The Exchange home for the last year and a half but I'm glad that time is coming to an end. I feel as though this review is necessary so... I'll start with the pros: close proximity to downtown and surrounding areas (The Heights, Midtown, etc) and nice amenities. Cons: The biggest con so far are the residents and the cleanliness of the complex which is one of the determining factors for me choosing not to renew my lease here. When I first moved here, the complex was nice and new, so it was extremely clean and being upkept but that has DRASTICALLY changed. The hallways are no longer being cleaned and the residents simply don't value where they live. It's not uncommon for them to trash the parking lot with food containers and food or fill up the dumpster with all sorts of furniture and boxes that don't belong. This creates an issue where the garbage can't be compacted or disposed of properly, so residents continue to bring their trash outside and just dump it around the dumpster. I truly feel bad for the staff and maintenance that have to deal with this headache. Also, they can't seem to keep staff at this point. I've watched them go through 3 Leasing teams. All of the original maintenance staff and porter quit around the same time back in the summer (another big red flag). Elevators and hallways smell like marijuana and cigarette smoke most times, even though this is a "non-smoking" community. Elevators continuously go down. My building was without an elevator for 4 months. FOUR! I watched people struggling moving their things in and OUT because of a non-working elevator. Along with residents leaving trash in the hallways and stairwells, I have cleaned up dog feces several times from right in front of the elevator because people are just letting their dogs do their business in the hallways and just leaving it. Car windows have been broken out in our garage and parking lot. My car was actually rummaged through last summer (not a good feeling). They do not have cameras that work in those areas. The gate is continuously broken and randomly left open on weekends all night. Pool was shut down a few times because people were throwing parties here, breaking the glass around the pool, and trashing the area around it. Again, the property is fairly nice as far as amenities and the inside of the units are nice, but they probably wont be for too much longer. They also need to get more staff for cleaning because the hallways and stairwells are truly filthy. The stairwells at this point need to be pressure washed from not having a working elevator and being stained from valet trash having to drag tons of trash down the stairs. It's actually sad to see how things have changed for the worst in just a year and a half. New management will need to crack down or things will just continue to go downhill."

"If I can give them 0 stars I would!!!!!! COMMUNICATION IS HORRIBLE I have had the worst experience since day one of moving In. One of the leasing agents stole my money order and then quit or got fired. Even with me having the money order receipts they are acting like I have to pay for the one that the girl in the office took. Contacted corporate and still haven’t talked to anyone and it’s been months. Since August there have been 4 sets of new people working in the office. Condom wrappers in the elevator and hallways. Very dirty the tenants here do not care to keep it clean, dirty underwear left on the stairway.weed smell through the hallway and on the elevators. My 9 year old had to cover his nose on the elevators because it was so strong. dumpster overflows always I can go on and on. The only thing good about these apartments is the price. I regret moving here."

"Been here for about a month & so far I give it a 8/10. Pros: I love the apartment — the appliances, designs, flooring, etc. The carpet was replaced and the walls were repainted prior to our arrival. The size is great, although I do with the bedrooms were a tad bigger. Huge walk-in MB closet and extremely spacious secondary bedro closet as well. Thearea is amazing, super close to downtown (5-8 mins) but also away from city noise. The management team here is great so far — Adam and Deonna (sorry if I mispelled) are great. Maintenance is quick and effective (although I haven’t needed much done). Both elevators in my building work and definitely help with big loads. All of the neighbors I’ve met are super cool and friendly! Cons: you can hear screaming through the walls, valet trash is great but will leave behind very small boxes sometimes, the directory is had to function according to delivery services, depending on where your apartment is, it can be a very very long walk from car/mailbox to apartment. Overall I think I made the perfect choice coming here."

"Beautiful layout. Elevator for easy room access. Downtown Houston skyline is right there in your face for a fantastic view. Kitchen has an island. Spacious living room/bedroom/restroom and massive walk-in closet. 12 foot ceiling and balconies with great pool and relaxation area."

"Do yourself a favor and schedule a tour to see this community! It speaks for itself.. really!! As a Realtor, I find myself touring my clients though Houston’s best apartment communities and homes. When you’ve seen it all and stumble upon such a great community as this, you just have to let other know. Last week I brought a client in to tour this gorgeous community. The team were helpful and showed us around. The Managers Noreen and Adam are awesome and helped answer all of our important questions regarding the lease contact, application process and availability and specials. I’ve include several photos below. This place seeks out happiness for its residents and guests with well thought out Floor plans, reasonable pricing, great staff, beautiful downtown views, convenient location and top notch amenities. Did I say amenities!!"
