"The reviews here are fake. Be sure to scrolll down to the ones who actually live here. These are leasing agents and others who get incentives for touring and reviewing. They raise the rent every year. 200+ and say it’s fair market pricing. We also have to pay a 90$ amenities fee for stuff that does not work. The lease agents are never here. They always some how get a work from home day. Maintenance is done by 1 man and he’s never on the arrival for emergencies. The emergencies line is always unattended. The leasing agents Ann-Elizabeth is literally in the reviews saying the place is great and she lives across town. There is nothing in the surrounding area. So i know they built this place fairly cheap. It’s in a low income area. The gate isn’t safe. It’s always open. Anyone can come in and out. There’s no real technology package here what’s so ever. A pool. That’s it. That people put their dogs in and is never cleaned. Although it says no dogs allowed. People do not last a year here due to the rent going up so drastically. They offer 500 concession if you renew. But let’s be real here 2980 of rent and 500$ off? OH WOWWW. One time offer! Smart cameras for the house? No. Although they said it would be there. Smart locks? Terrible. Always needs a battery change and only maintenance can do it and it takes them weeks to come. Do yourself a favor and look at the real reviews. Not realtor posted reviews… especially using realtor photos of the home. They had a 3.7 rating and used fake reviews to put themselves back into the 4s. Also, BUGS. Only thing i can say is, it’s quiet and my neighbors are great. Don’t find too many great neighbors. However idk the rest of them. ALSO THEY WILL PUT EVICTION NOTICES ON UR DOOR EVEN IF YOU PAYED ON TIME. Saying the system is new"

"This is truly Heights living! This gated community has it all! Dog park and swimming pool with private yards and garages! I love the city living with subdivision amenities and the easy access to 45N & 610 & I-10 ..downtown, the galleria , IAH is so convenient. The management & maintenance staff are very responsive. Great place to live."

"The round-a-bout curb is a fire lane and needs to state in red text "fire lane", or "no parking" at minimum. There is plenty of parking along the street during the day, this is lazy parking, especially the movers. I have scratched my custom rims on more than 1 occasion. I'm sure others have had issues getting in/out their homes. Please resolve this on-going issue, will revise review after resolved. EXCEPTIONAL SERVICE! I toured 3 months before I applied, and Jenee remembered us when we called in! Jenee was able to assist with our application without having to drive-by. After numerous calls, which Jenee picked-up immediately, and a few email chains, my business income verified and she was able to push our application through! Once we visited the office, Jenee personally re-toured the property twice for us. After we moved in AnElizabeth had maintenance stop-by within 10 minutes of our email request, and followed-up with us afterwards as well. From daytime to night, this tucked-in, luxurious community is surprisingly quiet. And right before night-fall, the streets are spectaculary lit. I was going to attach a photo, but you'll have to see for yourselves. This is our first "home" after EIGHT years of continous apartment relocating each year. And our first time purchasing home decor as well. We are truely happy, thank you Jenee, AnElizabeth and rest of the East Heights team!"
