"I have been living in Pearl 21 Eleven for over 3 years now. Since Mr. Madkins have been assigned as the property assistant manager I have noticed a drastic positive change in the way maintenance requests and other renters related issues are handled. He is well-tempered, very active and always around when you need help. I hope the property management continues to hire and try to maintain the right people to manage this property."
"I have lived in apartments for 10+ years everything from high rise, garden style, buildings etc. I made this review as thorough as possible hoping it helps someone. I lived here for almost 3 years. Management at first was ok and welcoming never had any troubles but they recently changed their staff and they are lacking so much in training, customer service and professionalism. Building: The actual apartment was made with very cheap materials, I think this was the lowest quality I have seen in all the buildings I have lived in. They charge top dollar for any repairs so make sure you repair them on your own before you leave. Cabinets were falling apart, carpet lowest quality and came apart easily, paper thin walls you can hear everything from other apartments, loud steps all day, The elevators were broken many times for long periods, garage doors were broken constantly… Management: Highly unprofessional and low quality customer service. the assistant manager and manager seem to be unexperienced. Their team is in need customer service and etiquette training because they can’t even write a professional email. They have changed personnel many times and everyone has been unprofessional with communication. They keep on hiring unprofessional people my latest experience with Derrick Madkins has been the worst yet in all the apartments I have ever been. They email from another website that is not linked to the apartment office to ask for money or charges and will not provide a legitimate way of payment through which you can get a receipt. If you have the misfortune of having to deal with them just avoid him and ask to speak to another person. I didn’t even have major problems that had to be addressed, imagine how you would be treated if you actually had concerns or problems while you lived here. This was not only my opinion but everyone I spoke to that lived here had gone through similar experiences and moved out. For the price you pay them you should at least be treated cordially and expect professional people. Price: In only 2 years my rent increased 35% I have never seen such an increase for an apartment so small and with this quality. When I moved in the price was competitive with similar apartments in the area . With the increase this place was not worth it, taking into consideration quality, staff and incidents in the area. Incidents on the location: I didn’t feel safe living here. There were several people that sit outside and scream at people, I saw one of them throwing chairs at cars several times. There were at least 3 accidents I witnessed in the westheimer intersection. We got woken up by cars racing/ motorcycles/ people with loud music in the middle of the night so many times. A dog got run off by a speeding car. We were woken up in the middle of the night by the fire alarms so many times I lost count, firefighters had to turn off the alarms for us to go back into the building. Just be careful if you move into this area. Pros: location, although it is also a negative because I didnt feel safe walking outside by myself. The only professional person in this office was Christina Gerrior, she was always nice and approachable. Maintenance requests were promptly addressed. Finally just look somewhere else, there are many better managed places around."
"I moved into Pearl 21eleven recently and have been pleased with the apartment and experience so far. Christina from the leasing office was absolutely wonderful throughout the process. The amenities are great, a huge improvement to my previous apartment complex. Also, maintenance has been helpful and very responsive when I encountered an issue with the fridge. My one complaint so far is that there is no recycling. I was very surprised and disappointed to learn that such a large apartment complex has absolutely no recycling bins. If Pearl21 Eleven is able to provide access to recycling, I would be very grateful."
"I am writing this review a bit overdue, as I moved out of Pearl 21eleven three months ago after residing there for three years. During my stay, the community, including the apartments and common areas, was well-maintained. The previous leasing team Jose, was exceptional, as noted in older reviews. However, since the new management took over, things changed significantly. The primary issue arose when I had to renew my contract, and they decided to increase the rent by approximately 30%. After some negotiation, they justified it to a still substantial 15% increase, citing rates in the neighborhood. The new manager has been quite a headache to deal with. She is consistently rude and displays a poor attitude. During my last months at Pearl 21eleven, everything seemed to be falling apart. The elevator frequently malfunctioned, and despite reporting the issue, the manager's response was delayed, promising to follow up later. The common area suffered from inadequate maintenance, with the gym lacking cleaning wipes, the common area TV being out of service, and the garage doors not functioning properly. The most significant concern was the repeated downtime of the elevator, making it quite inconvenient for the residents. Upon moving out, an unexpected $30 charge was imposed, attributed to nail holes not being covered. Only when I provided proof that I had indeed covered them, was the charge waived. Such irresponsibility from the manager raised questions as to why extra information was necessary in the first place. Regarding security, the building is in one of the safest neighborhoods. However, there were incidents, as mentioned in other reviews and experienced by me personally, where unknown individuals were found wandering in the common areas and even sleeping on the couch. Additionally, there was a homeless person often outside the building causing disturbances, and my friend's car window was broken and when she reported it to the manager, the manager said “thank God they didn’t break my car’s window. It was right in front of your car.” On a more positive note, Christina in the leasing office and the maintenance team were the highlights of the community, being extremely helpful and responsive. In conclusion, I would recommend potential residents to check if the manager from March 2023 is still in charge. If so, it may be best to explore other housing options to avoid the headaches that come with the current management."
"Okay where do I start, I stayed in this apartment for 3 years since 2019. Been through 3 different management. Everyone worse than the previous one and the existing one is the worst. late last year I was planning to renew the lease and asked for a renewal offer which they are supposed to send 30 days prior to the last 60 days. Never got it on time. Got a bunch of excuses and manager blamed on their own staff. I had to call the leasing office 5 times before I could get an offer. I decided not to renew the lease just because I was give less than a week to decide before which I had to pay exorbitant "month" to "month" fee. Next When I moved in I paid $1750 in deposit and since I added extra key fob to my account I paid another $150 refundable deposit. During my move out when I asked for the $150 I was told that all it was "non-refundable". Poor communication between changing management. Finally they agreed it will be refunded. Today I got my move out statement which missed the $150 and when I called and asked about it the manager said we had to do extra cleaning because the apartment was left in the worst shape and had to deduct the $150 plus 300$ from deposit in total for cleaning. I have attached pictures and I have lived in apartments in different cities none of them charge $450 and the apartment was not in a bad shape. OVERALL AVOID THIS PLACE AT ANY COST. Also few weeks ago the rating was lesser not sure what these guys did to bring it up above 4. There are so many better apartments in Houston and better management than Pearl 21 eleven."
