"always a problem w/ hot water, air condition blows out black mold, floor needs fixing but cannot get anyone to work on it.. WHY are we still here ?? We live on a fixed income and the rent fits n our budget range plus we have great neighbors ,we all look out for ea.other . a And when you get to be our age, it's just hard having to move. We just don't have it in us.. So we put up with the issues. Would I recommend this place no I wouldn't. Manager they got working now has a gd heart.. I feel she can fight for us a lit more to get this place in working order & kp tenants happy. BUT ......."

"Moved in 2015. Every apartment is either infested with BED BUGS or roaches. They over charge and threaten to evict you in an extremely aggressive manner for the tiniest things. They charge me 3 grand for bed bug removal, and it took 2 years of itching and stress. They have 4 visitors parking. 2 of which are hidden amongst unmarked reserved spots, so visitors are constantly being towed. (400 to get your car out). Even though 90% of the parking spots are available. If anyone parks and visits more than a few times they require you to get your visitors i.d. so they can run a background check. The place were the playground used to be is now a huge cat litter box. The boards on almost every porch are broken. All the cabinets and doors are falling off inside. They just paint over mold into the wall caves in. They made me pay 35 for a mailbox key after I asked them to fix the broken mailbox. They did and then just gave me a different broken mailbox. So my mail has been exposed for 3 months. Get used to loud Tejano music n kids running around everywhere. At least the sex offender son stopped breaking into my apartment. To do "checks". Also they raise rent 100 to 200 a year! They are SLUMLORDS that act like this place is a classy. They're trash."

"If i could give 0 stars i would. Worst apt management I ever dealt with. I been a rental for the last 20 years this is by far the worst owner and manager i had dealt with. They never fix anything. It takes a court order to get anything done. The owner is just money hungry. In response to the owner. Not sure how you would be able to review your records when you records have been missing unless you were lying to me when you said you misplaced my lease."

"The owner is not truthful, don't trust them or the management , he never mentioned anything other than the different deposit amounts one with a SS# the other without a SS#. As a Native Houstonian I know exactly what a SS# is for and when it's required. And just for the record, the only good reviews are done by them or someone they know. I was just told $250.00 Deposit w/SS#. $500.00 Deposit if I don't have a SS#. I don't think that's even legal. Either way it's a sign of a shady /bad management. My intuition is screaming, ."Run. .Don't Walk. .Run!? Fast and Now!?"

"HORRIBLE APARTMENTS!!!! Constantly trying to SCAM you out of money! Wanted me to pay $80 for 2 blinds because a few of them are bent from my kids while I was still living there! Had to pay $15 dollars for a mail box key and then they tried to charge me $35 because I didn't get my apartment exterminated when I NEVER GOT A NOTICE! They will not work with you at all. Will only try and scam you out of money and charge you on anything and everything. Living here as been a living hell and I've never had problems with apartments before. Very unprofessional!!"
