"TWO APARTMENT COMPLEXES INTO ONE!!! Was roaming around the River Oaks area & honestly this property is amazing. I went in a tour with Haley I’m honestly intrigued amazing consultant she knew her stuff answer my questions honestly applied the same day they do have a lot of options in terms of how to proceed with payment when you apply I would go into details, but y’all should check it out yourself when touring. They’ve different floor plans personally I wanted to move into the Ivy, but price wise compared to the James & somewhat similar floor plans I prefer to be at the James don’t get wrong they’re both amazing but I’m single so James side is more convenient they both got there own bars & amenities are similar, but different vibes, but I’m hooked either ways. A lot space when it comes to parking so no worries there & since it’s within the property secured no worries leaving your car in the lot outside of your apartment so that’s always great. Overall I liked it & decided to leave this review for future people when they’re searching for their new home especially when it’s close to the Galleria."
"Avoid this property at all costs. I lived in this building for 4 years and like others have stated in the reviews, the new management team is beyond incapable of performing the basic necessities of their job. The reason I am writing this review is because of how inept the current staff is at their job and to warn others to steer clear. The current staff requested my forwarding address upon move out to send over any remaining balance, which I sent back immediately. I never received my final statement and then randomly had a hit to my credit because they sent me to collections over $150 which they never once reached out for. When I called them, they informed me that they accidentally left my forwarding address as my address at The James. They were literally sending my final statement to my old unit instead of the address of my home which I gave them when requested. After calling them out, they said there was nothing they could do and that I had to pay the collection agency. Pathetic. The building owner should be embarrassed of their product and the company they hired to run the property."
"This is the first bad review I have ever written!! But sadly, every one of my former neighbors at this property felt exactly the same way about this new management company and the rapid decline of this property! I moved out of the James in October after two years of living there. Like many of the other reviewers, my experience was great until ZRS management took over! The service immediately went downhill. My rent was raised $300/month after the first year. I found out from other residents that cars were stolen and someone was robbed and held up at gunpoint in the parking garage. There was absolutely no memo or email that went out to residents about any of these incidents! The parking garage doors were frequently open allowing anyone to enter. Or often when they were in operation, they would malfunction and not lift for the residents cars. The elevators were very often inoperable as well! The follow through and response from the leasing office from top management down was horrible! But the clincher for me was when the storage unit that I was paying $150/month for was robbed. There was no forced entry so it was clearly an inside job. Not coincidentally, prior to my discovering the theft (which added up to several thousands of dollars worth of property taken), the management sent out an email asking people if they were still using their storage units and if so, to let them know and to provide the storage unit number because they would be going through all the unclaimed storage units! Well despite my thinking this was asinine that they needed us to confirm use of a storage unit that they continued to charge us for monthly, I immediately confirmed that mine was still in use and I provided the unit number. Well clearly they went through it anyway and took what they wanted! :( Truly unconscionable! Then the final act of thievery came after I moved out when they returned less than half of the $1000 deposit I paid! Despite my leaving the apartment immaculate and having it thoroughly cleaned, picture frame and TV mount holes patched etc, they outrageously claimed there was $500 worth of carpet damage. The carpet was absolutely not damaged! It was normal wear and tear from two years of living in an apartment! I thought for sure after they did absolutely nothing to respond to my storage room theft, that the very least they could do was return my $1000 deposit in full! These people have absolutely no scruples, no moral compass and no conscience! Ironically, one of my neighbors there warned me before I moved out that they will find any excuse not to return deposits but I thought he was exaggerating! His parting words were, “Good luck getting your deposit back!” Clearly, he was exactly right! Truly disgusted with their dishonorable treatment of a resident who never caused any trouble and always paid her rent on time! I fully expect them to return the rest of the money they owe me but of course, they refuse to respond to any of my emails!!"
"The James is a beautiful property. Its location is one of the most exclusive as it has plenty of shops and restaurants within walk in distance which is not typical in Houston. However, the new management is terrible. The leasing agents are rude, unprofessional, and will never answer to any of your emails. They will try to charge you for absolutely anything. They have cancelled most of our amenities including Valet Parking, Fitness Classes, Security, etc. but the amenity fee is still $110 dollars (who knows what they are using the money for). In many occasions the fobs don’t work, the doors are broken, and the property is dirty. For the amount of money you pay, this place is NOT worth your money. I lived in the James for over two years and as soon as the new management took over I just wanted to move out and never come back. I have never had any issues in any of the places I lived and management kept making mistakes and messing everything up. Residents even made group to complain as most of the residents feel the same about the new management. There is a very high turnover of concierges, leasing agents and other employees so you don’t even know who works there or who to even speak to. There have also been multiples car break ins and stolen vehicles and the management does not communicate anything to the residents and does not care or try to help those affected. It is a shame that such a nice property has such a bad and unprofessional management and has caused myself and other residents to move to other properties with better management."
