"I attempted to tour these apartments with the hopes of leasing. Every time I came to the apartment complex, their leasing office was locked. I came on three separate occasions and all three times the damn door was locked. Any time a leasing office has poor services at the beginning of hunting, I know that the living experience will be poor. Pay attention to red flags."
"Overview: These apartments were not dreamy, but were definitely 5-star for the price point. There were many issues while living here that came out to be Houston city infrastructure, and not something a complex management could have an effect on changing. When there were issues directly related to the apartments, the management we had while living there was attentive, amiable, and easy to reach. Indoor: Most of the apartments at this complex are renovated by now, I think. Ours was not fully renovated but had granite countertops in the kitchen and bathroom. The a/c was very functional, like with blackout curtains and fan up to 40° cooler than outside. So the insulation of the building is very good and vents work well! Previous to that extreme heat of this summer, we did have the a/c looked at at least two times over the time we lived there, and maintenance was always very speedy. Other than that, we used our renters insurance twice for food replacement: once due to electricity loss in the neighborhood due to hurricane in which our fridge didn’t have power for too long, and second when our fridge just stopped working. For the second, maintenance did come out as emergency hours to look at it, but the fridge ultimately needed to be replaced and that could not be done over the weekend. I would say that was still a good response because it was reasonable and a fix was attempted. We had some other troubles that might have been from our apartment not being fully renovated, but they were taken care of quickly, were not management’s fault the vast majority of the time, and we did not have to rely on renter’s insurance for any reimbursement in those cases. We used a water filter for the shower, bc Houston. Shower pressure is either perfect or intense depending on individual preference. At first our sink didn’t get hot at all and we couldn’t wash dishes, so management came out and our hot water was amazing, quick, didn’t burn us, but never ran out. Note: Some troubles that were management’s fault were from the management that originally leased us our apartment, and that management left within a month or two of us moving in. However, bad decisions from them would occasionally cause problems for us down the road while living in the complex. The current management as of writing this review has done an amazing job of addressing those problems and turning the complex into the safe haven it is today. Parking: There is a parking space for everyone and it is free. I thought this was a given until I moved to the area I live in now and apartments don’t have spaces for all tenants and fees are additional! So, I have to say it’s a good thing. However, our parking spot was one of four in the back of the complex by visitor spots and about 1-3 times a month we would come home to someone parked in our spot. It was always someone different and it got really old. A new towing company was secured somewhat recently, but we never saw them on property. That may be one of the Houston issues and not something management can control, because management was maybe monthly sending out notices on behalf other tenants to have cars “parked in space ___” to move. If you do move in and have a disability or a disability that qualifies you for a temp tag such as POTS in the summer, I strongly suggest jumping through those logistical and legal hoops beforehand to get your car space set up as a disabled space, just in case. Internet: We had a good experience with Xfinity, 400-600 speed at any given moment on 500. Gate: remote open only. Delivery drivers hate it. Apts aren’t numbered in order either, so we often had to hunt for packages drivers just left randomly inside (if they even got inside at all). Sound: Front of apt cicadas are LOUD, but bedroom can’t hear. Bedroom 610 was audible, but front of apt couldn’t hear. Bearable for the location!"
"Great move-in experience!!! Rubi was such a pleasure to work with. Such a kind and positive person who went above and beyond in helping us get moved into the apartment in a timely manner. We really appreciate everything she did to accomadate us in such a short amount of time. The apartment is a hidden gem that I am sure we will enjoy staying at."
"I lived here (#22) for three years because of a low budget. At first it was ok. I was thankful to have an affordable place, but it just kept going downhill. Walls began to have so much water damage that they started crumbling, despite logging maintenance requests during my whole stay. I had to have roof leaks to my apartment fixed regularly, but it wasn't enough. One day mushrooms started growing out of several places in the apartment. They finally took repairs more seriously, but it was too late and the damage was done. They had to replace walls in three or four sections. When I moved away (She may have appeared to fix things but I couldn't stand it anymore) she claimed I owed over 3k worth of damages to the apartment, most of which were illegal charges such as a garage keeping fee for a non working car that I didn't own and had no power to move. She tried to charge 60-90 per miniblind to replace, which I stated that she legally could not do so. I could find them for 10-20$, proving that she was not acting in good faith according to Texas tenant laws. She also tried to blame the mold and water damage and mushroom growth (out of the walls and ceilings!!) on my having cats, which was absurd and impossible....she knew cats lived there for several years. I also learned upon moving out that I had been suffering from chronic/weekly migraines because of the mold growth there. Since I moved out they have disappeared. I am not the only person she has treated this way upon moving out. And for the record, she never got a penny from me, other than keeping my deposit. It wasn't worth the fight. Keep an eye out for illegal and manipulative behavior. She is nice at first but once you move out she turns on you. She will try to use your polite manners with her to take advantage of you later. You may think this is an exaggerated review, but I have proof of it all, plus more...just in case she tries something else. Edit to add: Sandy, I'm all about honesty. While it does suck for a sublet to not pay rent, I continued to be responsible and pay it regardless of his disappearance. He was not a model tenant by any means. However, he left no lasting damage to the apartment upon leaving. Water damage had been in the works since before I moved in. I have attached pictures of my move-out. Do these look like wood blinds to you? They weren't in perfect condition, but considering they are the cheapest you can find, that is what typically happens after living with them for several years. And they weren't new when I moved in. I have here shown that they are still in very workable condition. Also it's really funny you don't even know when hurricane Harvey was. It was one year ago. I have not lived there for over three years! And why would my second floor apartment have damage from Harvey? There was no flooding in that entire neighborhood. You've got to be joking if you think I'm going to give you any of my personal information. I may have been nice to you when I lived there, but don't mistake that for idiocy. Have a nice day."
