"This is no longer the nice working class gem of polite neighbors it used to be. It's become government housing (Public Facility Corporation) which means the owners don't pay property taxes if a certain percentage of the residents are low income and as expected, it has taken the personality of a housing project with neighbors who don't act in a civilized manner. I smell marijuana smoke coming through my vents and there is always some kind of commotion in the parking lot at night be it people sitting in their cars playing loud music, arguments, or "deals" happening by people. It was not like this in the past and is something that only happened after they became a Mixed Income apartment. The other issue is the construction of the new apartment which used to be part of this apartment as the result of them being a PFC. Everyday from 6 am till about 6pm, there is construction noise and dust and interruptions to our daily lives. They tore down many assigned parking spots and converted almost all the visitor spots under the sun to newly assigned spots and now they closed off even more assigned spots and we no longer have any visitor spots. If you are home-bound and need a nurse or physical therapist to see you, they won't have a place to park. If you have two cars, you are out of luck. Given that they have not fixed any gates in the last 2 years since construction began, they likely are not spending any more money on these apartments either and these likely will be torn down too once construction is done with the new addition. It's not worth the headaches."
"It use to be a quiet place to live. But now you have inconsiderate people who don’t work staying up playing loud music disturbing people who have to get up in the morning for work. So if you want peace and quiet I don’t recommend moving here."
"I moved into Briarwest almost 11/2 years ago and I must say that I don’t regret it at all. Ms Crystal helped me out tremendously with my paperwork, and Ms Carmen always helps in anyway possible. I’ve only needed maintenance twice and they were there promptly. Haven’t had a problem since. The only problem I have is when it rains, there’s a big puddle on the walkway and where I park. I absolutely love my floor plan and it’s very quiet and peaceful here. There’s always someone keeping the grounds nice. After having a heart procedure, having valet trash is very helpful. I love my home"
"Was made to sign a new lease for a higher price day of move. This was eventually reduced but not before having to come in and discuss it. Spent most of my move in time in their office dealing with this. Roaches were bad, when I verbally asked for treatment it never happened. Discussion between staff seems to be hit or miss, usually miss. If you talk to one, follow up with an email. Was advertised as a closed gate community. Gate left open during a lot of my last year. They tore down a lot of the complex, when they did some of the apartments has asbestos warnings on them. When I had discussed moving out, I received emails about renewing my lease, had to call to verify that they knew I was leaving. I have since moved out but this is what my experience was for the two years I was there."
"2023 My lease expires this month read this before you look at the property: Texas Penal Code § 20.02 states that it's illegal to intentionally restrain another person. The law defines “restrain” as any action that restricts a person's movement without consent. And that's what the Property MANAGER did to me when they failed to provide security cameras, and the security gates are broken. When I discussed my catalytic converter being stolen with RPM property MANAGER did to me and she refused to give owner's info to discuss responsibility.This was all witnessed by current emplyee, Carmen, who did not stop The Manager from an the loud, verbally terrorizing threatsthat all started with RPMs willful neglect regarding no sexurity caneras, broken gates, and no on site security. That's when she blocked the office door, blocking the front door , and physically LOCKED it behind her body, blocking me from any chance to leave! She screamed at me the she'd have me arrested for being " upset" . I was speaking at a very normal tone.( I'm disabled, under 5 foot tall, and a senior citizen.) I was basically held hostage at Briarwest and had fear for my life from this approximately 250 lb 6 foot tall female who is in her 30s.. It was all witnessed by Briarwest Carmen who saw me afraid and crying not at the expensive car vandalism,but the shocking unprofessional conduct by the Property Manager!!! It was witnessed by several other residents from outside. The security patrol was not on site during the break in. He is a Sheriff and took a full report. One neighbor told me she could hear the manager scream from her unit! That same day , my mail stopped being delivered daily ....even junk mail. It's been months and "no one knows " why I'm not even getting Aldi or Kroger ads. THE SECURITY PATROL who took the report was terminated within days if taking my report to cover up what had happened. That's why Briarwest has no security, he knew too much. I reported to the post office and filed a police report about the manager being "unprofessional" Jennifer stated that my mail key would not be replaced until I filed a police report, which I did. Yet no new mail key. I addressed Texas statute § 20.02 with current manager who says that's before her time and will not reduce / credit my rent significantly claiming nothing can be done about it. It's time to renew my lease this week and she's refused to reduce or eliminate rental on the year lease and instead focused on my missing mail, which I've already reported to the Postal Commissioner. My car was broken into a second time those summer, and there was no talk of reimbursement for damages, either. So I'm down the cost of all thos car vandalism, and since current staff does not live on site, it will continue to stay broken. Monthly rent is near $1000 plus miscellaneous fees. I HOPE the owner sees this and credits my rent for at least year due to the post traumatic stress caused this year right in the office by their employee. This should not be about the current rental agent being afraid of losing a commission, it's about what's right for ME AND MY FAMILY.its about your staff not getting gates fixed and multiple crimes which are not reported to renters. Multiple catalytic converter were stolen. It's not okay to revictimize me and blow it off saying it's before you time. It happened to me and I'm terrified of vandalism that took place because of your responsibilities not being addressed and because your staff has emotional control issues causing her to break the law. A closer assigned parking spot would also help. 3 ofmy neighbors park within 50 feet of front door. Me, a disabled person who's often on crutches, was Crystal reassigned to parking 500+ feet away. Crystal LAUGHED at me when I told her I'm disabled and parking is too far. The two repair guys do a fair job and show up fast We have a new trash service. I hope the Owners contact me because no one will share your contact info with me. We have lived here over 10 years ! Do better, #RPM #Briarwest."
