Reviews of Avenue M at 1620 Oaktree
"When we first moved in, Taylor was the manager and she was exceptionally helpful. Any concerns or questions we had, she addressed us right away. It did not matter how we contacted her, whether it was walk in, phone, text or email. Our AC had gone out a day before Taylors last day and we put a work order in, even emailed for follow up. Maintenance would go in but the problem was still there. The new manager, Kaycie walked into my apartment and to what she said, “diagnosed the issue herself,” but the problem wasn’t FIXED. She was in a rush to leave by 5:30. We were beyond frustrated and submitted an emergency repair request and it went directly to Taylor. She explained it was her last day but she would reach out to maintenance. They came back at 8:30 to fix it. Taylor could have ignored it but this showed me she still valued us even though she no longer was the Property Manager. There was a darker woman who was the first to work in the office since the new management and she was very pleasant and welcoming. Then they threw this little girl in there who wanted to just be on her phone and not even acknowledge us when we walked in. As we prepared for our time to move out, Kaycie requested a letter of vacancy to which I did. We had our lease up to 11/24 and we moved out 11/11. We paid the entire rent on the 6th but not the late fee as it wasn’t a big deal being we have been good tenants and always paid our rent. They also billed me a bogus water bill so to me, I was overpaying. I had emailed Kaycie on 11/17 that we had vacated on the 11th and I’d like to schedule a walk through so she could tell me what we had to do to get our deposit back. She didn’t respond until I reached out 12/1 and demanded my full deposit back. Only then did she respond and state that she has other tasks and can’t always keep up with emails. I find that inexcusable as you can see, I mentioned Taylor addressed us no matter what. There is nothing improved since Taylor left, no extra offered activities and such so why Kaycie is so busy she can’t keep up with emails beats the hell out of me. I too am a Manager and I have way more clients than she does, but she seems overwhelmed. So ideally, the job isn’t for her. No manager should complain to a client about having too much on their plate and it being the reason why they had not assisted the client in a timely manner. I submitted photos through that follow up email on 12/1 and it took her all day to gather the final walk through. She basically kept all our deposit. Stated $100 for floor repair on a cheap peel and stick tile. Cleaning $85. Charged me for not turning in the mail key $25. Then the late fee resulted to the entire deposit. As stated, should she have addressed my first email that was sent with enough time before my last day of the lease to fix or clean whatever I needed, any issues she saw that would pose for me not to get my deposit back would have been taken care of. Including surrendering the mail key. I also told her that I do not want to hear from her and that I would only speak to the owner if they chose to make things right. Otherwise, I’d leave a review so here it goes… Beware of going to those apartments, no matter the deposit, they’ll find ways to keep it. Let’s also give you an idea of what you’re signing up for, **You’re paying $1465 for 2bd/2ba. You have to pay your own utilities. But your water is filtered through the Apartment complex. They will bill you for water, you never deal with the water company. Therefore they can make up what you owe like they did to me at the end. In addition, you are charged $30 for valet trash even though you’re capable of taking your own trash out. You pay $7 to have lockers for your packages that the delivery drivers don’t always use. You pay also an admin fee. If you want reserved parking you must pay $25 per stall. The residents were decent. One thing that bothered us toward the end was the tenant directly above us walked heavy at all hours. We stuck it out knowing our lease was about to be up."
"Let me start by saying I regret staying here. I should’ve moved when I had the chance. It’s like being in a shoe box literally. The walls are soooo thin you can hear the cabinets close! The last manager dealt with things so well, now there’s no response. You pay so much for nothing. There’s no patio, no pool, no grass for animals, no gym, barely any parking for yourself or visitors and it’s just nothing. If you go in the office you get help and they are nice but overall it’s not worth the hassle. My neighbors sound like they’re break dancing and wrestling all day and I have to sleep and walk around with noise canceling earplugs or blast my tv to get some kind of peace. Absolutely hate it."
"Update 5/23 I'm not sure if mgmt changed again or not since my last update, if not I can say there's been a great improvement in communication and response when requests are submitted. Any time I've had to go to the office they are personable and helpful. Trash seems to be handled more efficiently now as well, and while there have been issues with the app only gate access in the past if my phone is dead, they've added a keypad to the gate which is a great imrpovement. I think my only real complaint is the thinness of the walls, if people are speaking with any kind of raised voice you can basically hear every word they say. Movement within respective apartments can be very loud as well, it's also not ideal that the apartment windows face eachother, but what can you really do. I still think they're really nice apartments considering the price point. ---------- The apartments themselves are nice and I love that they're new with new appliances. But the management is lacking, the complex has changed hands in the 4 months I've lived here and they JUST started doing valet trash in the last couple weeks while still not verifying whether I've been charged for a service I was never receiving, along with catching an attitude and claiming to have responded to emails that were ignored. The dumpters are not emptied often enough and are often overflowing. As someone who pays ahead on rent I also don't like not being able to see what my credit amount actually is on their website At the end of the day these apartments are really nice as long as you don't ever need anything from mgmt, but don't have enough amenities or attention to really feel worth their price."
"If i could give this place 0 stars i would. Be very careful before you lease here. Management changed the door code on my unit which locked me out of my apartment because i was a little late on rent . They also will lock you out of the front gate app so you wont be able to get in the complex. They were "nice" enough to let me in my apartment with a new code but the gate didnt start working again for me until i paid my rent. And a little late on rent meant i paid it on the 7th of the month ONLY BECAUSE THATS THE FRIDAY MY PAYCHECK FELL ON FOR THE MONTH!"
"The property itself is nice, but you pay a lot of money for no amenities at all. Management is absolutely awful! They claim to be pet friendly, but yet you have to walk off of the property, across the street to let your dog potty. The nickel and dime you to pieces. They had a move in promotion of a 500$ gift card for moving in and I have lived here three and a half months and no gift card. They advertise a picnic area with BBQ and a community garden but I have never seen one. They also advertise a breakfast bar but never seen that either. Honestly, I would put my hard earned money somewhere else."
