Terra at Piney Point Apartments

"Our experience so far has been blah. The apartment is nice and quiet, but the management and maintenance sucks. There was only one leasing agent, so we had to wait extended periods for help. He was very sweet, but he was in training, so he was making mistakes in the process and couldn’t answer our questions. The lady in the office was rude and wouldn’t even help. She’s the one that told us the guy was in training. Then why not help him?! Upon moving in, we have had to make multiple maintenance requests. We have made a request to fix the toilet 4 times in two months. When you call, nobody answers. The maintenance staff is kind but, unfortunately, they don’t speak English well, so we aren’t able communicate our concerns, and they can’t explain the resolutions. Everytime we make a request, we don’t get an answer. We have to call the office to inquire. The ac broke the second week we were here. Then we were told that it couldn’t be fix until it was hot outside. We had a portable AC for a month that dripped water all over the floor. When we express our concerns with the manager, we get a bunch of empty apologies. We still have 11 months left in our lease. I’m scared to think what will happen next."

"I have lived here for about 10 months and have recently renewed my lease for another year! I will give an overview of the last year giving the pros and the cons. Pros: Management is excellent in maintaining the property by upgrading small fixtures around the community and outside the units. Last year they renovated the pool, upgraded all the light fixtures outside of the buildings and on everyone's patio, and added electric vehicle charging stations. Maintenance is very attentive and resolves issues promptly and are all very friendly and helpful. Despite being close to Westheimer it is a pretty quiet community. You will hear the occasional racers down the road and the sirens but the neighbors and community itself are quite safe and peaceful. There is security that patrols late at night and into the early morning and will sit in front of the main gate. I feel very safe walking my dog late at night within the community gates. Cons: Some neighbors are not that great as they are often inconsiderate with parking. Parking close or near your building is scarce which I know is typical for most apartments. It is not assigned and is first- first-come-first-serve and you’ll often have to park a little further and walk which is completely fine. However, you will find some of your neighbors parked crooked, very close to the line, and even completely over the line. Many residents often park in the electric vehicle parking when they clearly do not have an EV. The community for the most part is clean. However, some people don’t pick up after their pets and some don’t pick up their trash scattered around the property. Now despite this, you will often see maintenance constantly cleaning around picking up the trash inside and even outside the gates of the community which is very much appreciated!! Overall, I still want to give this community 5 stars because I have truly loved living here. All the cons are not at the fault of the property or management themselves."

"I'm not sure living in an apartment can ever truly have a 5 star experience. I became a Terra resident in August of 2023. I don't really have a relationship with the current office staff because I haven't needed anything. When I first moved in, the staff was so friendly and kind. I would then see them around the complex and we would chat. It was a very genuine and personal relationship that I felt went above and beyond providing a good residential experience (however that staff member has since left, do to it being a far commute - so I can't speak to current). The maintenance staff is compiled of 2 men (at least I only see these 2). Because of the small staff of this team, if they have a lot of orders in it can take some time (notably the summer is when I noticed this). However, if they aren't backed up, they will get to you quicker than you can even expect! It also just blows my mind how they are equipped to handle any problem that arises - from plumbing to electrical. They are also very kind men that I do not feel unsafe by - which I think also goes a long way."

"It's great until you've signed your lease. Former management was nicer as was the staff, new management/staff couldn't care less about anything other than your rent payment. They put an eviction notice on my door for an entirely different apartment on a different floor. They don't speak unless spoken to, and refuse to empathetically acknowledge any concerns or complaints. Frequent break ins, assaults and robberies have become the norm and we're told to stay vigilant and leave lights on as the solution. They created a GroupMe chat so we could "stay informed". Security guard at the gate lasted maybe a week. Neighbors who've been here for years have moved or want to, myself included. Currently trying to get out of my lease due to the lack of safety and respect for residents. Im scared to even walk my dogs at night. I'm getting the run around and the corporate cold shoulder. Terra at Piney Point is a prime example of overpay and under deliver. Multiple places with standing water acts as a mosquito breeding ground and you can't keep your car clean because you'll always be driving through a puddle. Dog waste stations sit empty for days, walking around is like navigating a dog poop minefield OR they sit full for days and smell horrendous. The gym is a dirty after thought. Don't be persuaded, the only things they do take care of are the areas you'll see on your tour."
