"Worst place I have ever lived. I am just going to make a bullet pointed list because it is easier that way. - Car and friends cars got his multiple times in the parking lot. Of course wasn't able to be helped by any staff even though I literally saw cameras facing my car - ROACHES galore. The worst infestation and nothing will work to get rid of them. They are never-ending and it is so BAD -Someone literally got shot in the front entrance to the apartment and management kept that from us - Literal raccoons living in the ceiling above my apartment and underneath the second floor. I could hear them scurrying around every single day and it was disgusting - My apartment flooded because of my ac breaking and leaking. All of my carpet in my bedroom and closet and hallway were destroyed. My clothes were destroyed. and NO ONE CAME TO FIX IT. Since I was about to move out I told them forget it at this point. So for the last few weeks I was walking around on a soaked carpet. In the end even though I deep cleaned my apartment I GOT CHARGED FOR THE CARPET DAMAGE even when I reached out to get it repaired and no one came. This apartment is hell on earth. Do not live here. They will probably reply to this google review and say that people have different experiences living at Oaks of Westchase. However everyone that has lived here can probably tell you it's trash and horrible. Seems to be a consistent theme across all of these reviews."

"Everything about this place is nasty and hood to the max. We moved in and there were already fleas in the carpet, the walls are cracked and slanted because the entire foundation is off. Currently I have to football tackle my own front door open just to get out because they can't be bothered to fix anything. Every morning and night you can hear the raccoons as they have sex in the walls and chew at the wirings as the lights start to flicker. Then they have the audacity to want to charge you extra for trash, pest control, and using the carports which would actually damage your car being under them. Then to top it all off if you ever complain about it in the office they get an attitude with you and then have their staff steal your mail and act like they don't know anything about it. My tax refund was stolen and signed for by a previous office person stealing my identity and then they want to act innocent. We literally had it on video at the Ace Cash Express nearby! This place needs to be condemned."

"For what they charge theses ppl they need to go down. They don't fix anything they are rude and the raccoons are so bad. My daughter been living with and owl in her fireplace for over 6 months and they want do anything about it. She currently trying to move out and it's hard because everything so expensive. Wish I could give them 0 stars."

"If you don't mind, things not getting fixed on time, but rent better be then this is the place for you. I don't stay here, but just drive up and ask anyone who lives here. Granted management has changed about 5 times in one year the latest group is very nice. But nice does not fix mice clogged drain lines. And bad electrical list is extensive, but you get the point. The hood is the hood, and you can't change to much of that. No answer to when it will be fixed is what you will get, but they are working on it. If you need a place to stay, be my guest. I just think with all the money they are making, the upper management should hire outside contractors to get the work caught up, not just working on cosmetics. But who cares they live in very nice plush houses, not treating their residents like them selves. Hmmm, I wonder if they are Christians."

"I used to live there back in 2016... stayed 3 years... nice then. I live close by and the grounds are a mess... mud everywhere. I'm totally shocked at how the complex looks rundown... the grounds make the complex look bad. Work on all the mud, add some grass and it wouldn't look so bad. And why do the kids waiting on the school bus have to stand in the mud on the sidewalk. Get it together!"
