"I own a carpet cleaning company in Wichita Falls Texas. I have done almost $5000 in work for a property managed by Rainey. (Washington Village) They have owed me this money for over 6 months. They just use a vendor until they run up a huge bill, then move on to another vendor. They are impossible to get ahold of, they never return your calls, and the voice-mail stays full. I've literally had to hire an attorney to try to collect my money. I would definitely think twice about renting anything this company manages. Can you imagine the nightmare for the folks living in these places?"

"This property management company is very unprofessional! If I could give them zero stars I would! They managed the apartments I previously resided. I paid a deposit of $500 and after 2 years I decided to not renew my lease. I moved out October of 2023 and still to date I've stil not received my deposit refund. They paid with a insufficient checkdon't! BOUNCED to which I informed them however no o e has responded to the many voice-mail and emails I've left. If they're handling any properties that you're seeking to rent or do business with, I highly recommend that you dont!"

"This company has recently gained management of Village at Lake Worth in Florida. I have been living in this community for 6 years and never had any problems until now. My Kitchen floor has now been flooded for 4 days. I called the maintenance after hours line on Sunday 09/17, no response, floor still flooded. Today is Wednesday 09/20 and a woman from this corporate office called me and against Florida law advised she will end my lease and I would have 10 days to get out if I ever speak to her staff the way I did. She is referring to a colorful message yesterday evening after coming home for a 3rd day to a flooded kitchen. You can imagine my frustration, I have 2 children and our kitchen has been out of commission. I can't cook dinner, clean dishes, but I have to maintain somehow. I have left messages for the corporate office. After the woman disconnected my call before giving me her name, I called the office 20xs, today and left 4 messages. They are actively practicing call avoidance. After 6 years I never imagined I would be treated this way over a hazardous condition that is taking place in my apartment right now, as I type this message. A hazardous emergency situation that property management by law has to fix, insane. I never thought I would see the day."

"This Rainey property management is HORRIBLE! I have been calling & leaving messages. I never get a return call or anything. When I call, I get the run around by a freakin no good automated service. You guys want rent but don't fix anything nor do you resolve any issues that are reported. I pay my rent on time and have had many complaints about this complex where I reside. I was given a refrigerator thats no good and caused me to lose over $400.00 worth of meats. Im very upset because it has never been replaced & keep being told the fridge was new. NOT!!! That's a lie!.The truth is the lite. The roofing is terrible, the neighbors are obnoxious and disrespectful. The grounds look horrible. Thanks Rainey for a rundown property which we never had before. I guess this is what we pay rent for. Well, I don't settle for just anything. Yall really need to get with the program."
