"The management company over the complex is beyond TRASH! ARI-American Realty Investors. When my daughter was not able to sign the lease electronically 2/2021 the manager Maritza Duque did. When bed bugs were reported she tried to say my daughter signed the BB addendum, but I corrected her and told her to check the IP address and compare it for the electronic signature...both management and tenant signatures would be her IP address. I was correct they treated the apartment at their cost. Below our apartment was a family from another country. Their ceiling below my bathtub was a gapping hole that was never repaired for over a year. When I found out...because maintenance kept coming to find where the leak was coming from and never seemed to find it...I contacted ARI and worked with Kara Brown to resolve the ongoing issue. She promised the work and walkthrough sheet requests would be completed. New managers came. Then more new managers came....Claudia Avilez.....the most despicable human I have ever dealt with in apartment living. I was listed as an occupant so legally she didn't have to communicate with me. But all other management teams for ARI would because of my daughter's medical condition. Claudia and the other new office staff members began their reign of terror and harassment. Every month they would try to evict my family for various false allegations unrelated to rent payment. I wrote a cease and desist letter, sent it certified mail to ARI and Claudia. They submitted it to an attorney. I cited several renter's rights that were violated. The attorney responded stating the office staff would have to honor the lease agreement prior to the eviction threat made that if my daughter called, e-mailed or went to the office for any work request our family would be evicted. The final eviction threat made it to court and it was dismissed by the judge. I applied at the Estates at Westchase apartments next door to the Waverly 1/2024. Claudia lied and informed the management at the Estates that I was evicted from the Waverly. I called her to ask why she lied. She responded that I was the cause for the office being shut down for 3 hours. My application was denied due to the LIES!!!! I resided at another apartment after the Waverly and received a letter of tenant recommendation and a full refund of my deposit because I am an outstanding tenant. If Claudia or any member of ARI dares speak ill of me again they and ARI will be slapped with a defamation of character lawsuit. FAAFO Update: False allegations of an EVICTION, false allegations of verbal combativeness. What someone else did should NOT BE HELD AGAINST ME!!!!! Apartment management like Claudia and her staff weaponize the frustration of the tenants. They gas-light you when you bring a concern to their attention then double down by violating your renter's rights. When you speak with conviction and knowledge they are threatened and scurry about to cause a greater hardship than why you contacted the office for maintenance in the 1st place. Having to communicate with frustrated tenants in an apartment owned and managed by slumlords comes with the job. If you have no human relation skills just say that."
"I just moved into Waverly from Maryland and I like this place. I met the Manager Claudia and she was very kind helping me settle in. She was very thoughtful and helping me navigate my way around this apartment. Jose and Alyssa were very kind by picking my calls and helping me secure this apartment."
"I currently live in this APPARTMENT and has been out for work For 3 weeks , on coming back to where I call my home for 4 years now . I found out my car has been taken ( the vehicle is %100 working and a brand new vehicle as well, registered with the office and has APT sticker on the front wind shield, they know for sure which apt# the vehicle belongs to ) . The office denied they don’t know nothing about it and told me to report to the police or contact the WRECKER company. When I contact the wrecker company , they confirmed to me the office manager contacted them to take my vehicle as she labeled it abandoned. Asking me to pay about $700 before it will be release. Honestly speaking, I have never seen happen in this apt since my 4 years living here . This management is ever the worst management I have seen since living here . And she is always too rude and aggressive !!! She don’t care about the residents . A good neibourhood to live in but management is ZERO !!!!!"
"Hear me out! These are by far the WORST apartments in Houston! So ghetto but over priced for what you actually get. The manager Claudia is so rude and doesn’t care for the residents! She was caught on camera physically fighting teenagers with her adult daughter in the middle of the complex! The hot water gets shut off literally every other day, and when it comes back on its brown water, that will not clear until the water is ran for over an hour! But you still have to pay your water bill regardless if you have hot or clean water! The Waverly will let maintenance requests go unhandled, causing more damage and mold for MONTHS! The maintenance team only speaks Spanish and doesn’t have the necessary skills to maintain the job so they call for help which takes even longer to handle the problem and to top it off they will NOT leave you with a paper trail for service request. No receipts or work order completions for documentation. We are paying $40 for valet trash and barely get picked up. The walls are so thin you hear everything , a car accelerated at a low speed (also caught on camera) and the whole side of the building was damaged. No foundation just sheet rock and bricks holding the complex together! Save yourself the headache and keep looking."
"It is amazing to have a leasing agent like Alyssa who is enthusiastic and help the need to benefit the right living option to be at Waverly apartment. The staff are great and attentive, like the moment they’re a problem that need to be fix, they are quick to find the solution to make sure living there is not a problem. The residents are friendly because of how responsive the staff are to the resident. Give Waverly a call or go there and see for yourself, Alyssa and the staff will gladly make you feel like your at home!"
