"I WISH I could move out. I’ve never had a problem with bugs this bad. I don’t ever write reviews but I had to let people know how nasty these apartments are. Every day I swear I see multiple cockroaches. I never leave food out, all the dishes are put away every night, I wipe down the counters after every meal. This building is just infested with cockroaches. Bugs aside it took me MONTHS to get a key to access the mailroom and gym. The front gates are broken and they never bother to fix it. Neighbors leave cigarettes all over the floor and no one bothers to clean it. Just overall incredibly messy and unorganized. With genuine concern, PICK SOMEWHERE ELSE TO MOVE."
"My time at Sonterra Heights was marred by continuous HVAC-related issues that the management team consistently failed to address in a timely manner. From malfunctioning air conditioning units in the scorching summer months to inadequate heating during the chilly winters, living conditions were far from comfortable. However, the breaking point came when I reported a faulty deadbolt on my front door. Instead of resolving the issue properly, the maintenance team not only failed to fix the deadbolt but also managed to break the door in the process. To my disbelief, I was informed that I would be responsible for covering the cost of repairing the door that their team had damaged. This blatant disregard for tenant satisfaction and the lack of accountability on the part of Sonterra Heights is appalling. The management's incompetence and negligence have not only made my living experience unbearable but have also left me burdened with unexpected expenses for damages that were not of my making. In addition to the HVAC-related issues and the debacle with the front door, the overall upkeep of the complex left much to be desired. Common areas were often neglected, and promised amenities were either non-functional or in a state of disrepair. I strongly advise anyone considering renting at Sonterra Heights to look elsewhere. The combination of poor maintenance, lack of accountability, and disregard for tenant well-being make this establishment one to avoid at all costs. Save yourself the frustration and inconvenience by exploring other housing options that prioritize tenant satisfaction and uphold their responsibilities."
"Worst experience I have ever encountered. Sarah and the property manager are extremely rude. Sarah laughed when I brought my concerns to her. Which I found very disrespectful. This place is over 25 yrs old and my friend that lives there constantly have to deal with bugs. The stairs are filthy. Not a clean place at all. Tenants are not mindful of each other, and when your father complain, they don’t take it serious. The pool is always dirty. The gym always has some kind of issues. If something is not working properly, it takes forever for them to fix it . I would not recommend this place at all and I don’t even live there my friend does . Sarah and the property manager are so disgusting rudely and I am so glad that I don’t live there Due to uncalled Situation I need a place immediately, but I am glad that I didn’t moved in. I would not recommend this place at all I would recommend Agoura Palms Drive I would recommend Sonterra blue and any other places just not this place. And this is not from someone that is upset with them. Trash pick up is $33 deposit for a pet is 400 nonrefundable is insane with these people. They are charging the tenant so much to remodel their rundown place ."
"I recently moved into Sonterra Heights in October to assist my sister-in-law with her lease. However, I encountered some issues that I feel I should address. First, I realized that I am not listed on the lease, even though I have been given keys and have been paying rent. The management failed to provide any proof that they sent me a lease. Secondly, there have been several maintenance issues, such as a broken pipe in the master bedroom that flooded the entire apartment. I contacted emergency maintenance, and they sent a contractor who removed the rug and installed fans, but it has been over three weeks and the repairs have not been completed. I have submitted multiple work orders, but only one visit from maintenance has occurred. I have been in contact with the office numerous times, seeking advice on what to do, but the office manager, Alma, has been difficult to deal with. She interrupted me and refused to speak to me when she realized I was not on the list. Additionally, there are several other problems in the apartment, including two non-functioning bathrooms and a dangerously hot water heater. The manager has been unhelpful and dismissive. Furthermore, the property is not well-maintained, with pests, roaches, humidity, and trash throughout. The valet trash service does not properly handle the garbage, leading to unpleasant odors in the apartments. The manager has made derogatory comments and compared her treatment of tenants to that of a homeowner, which is unacceptable. I have attempted to contact the corporate office and left messages, but I have not received any response. I have attached pictures as evidence of the issues. I am planning on moving out, but they are insisting I stay for another 60 days and pay $3500 to break the lease. I have had enough and will be seeking legal advice to recover some of the money they are forcing me to pay, which amounts to almost $7500. I strongly advise others to stay away from this apartment complex."
"Never in my life did I think I would post a negative review for an apartment but if this helps anyone STEER CLEAR of this place From the very beginning when I moved in I should’ve known this place would be a nightmare because how shady the office staff was being but at the time I needed a 1 bedroom that I could afford. ITS NOT WORTH IT. When I moved in my apartment wasn’t even properly cleaned and the bathroom area wasn’t even finished. There was trash and hair in my drawers and the tub still had tape all over it with no finished drainage system installed. The only thing I can commend is the maintenance staff for their fast service for my initial requests seeing how half of these amazing workers do not get the praise they deserve. This complex has an increase in criminal activity (car break ins and such) and a massive pest problem. The raccoons were always shredding my valet trash. And don’t even get me started on the bugs. No matter how desperately I cleaned they were always getting in to my place. Do not keep any belongings near the door because when they pressure wash they spray directly into the door and it flooded my floors and ruined a portion of my couch leaving all of the dirt and grime from the outside into my apartment. Forget about collecting your mail if you work outside the office hours because that’s the only time you can go in and they don’t hand out clickers. And the back gate was closed the entire time I lived there which was horrible because I lived in a rear apartment and had to go all the way around just to get out. I had to move because of a military PCS which was an absolute blessing but the office staff were entirely rude (Alma) and made it a headache to use the clause because my husband (fiancé at the time) was on my lease despite him not living there and him being in another location in Texas on military orders. I had to contact my law office for help. Then they had the audacity to give me bogus move out charges for a place I left in way better condition. A $5 charge for a missing blind which is false but not a big deal, but then $50 for an ozone treatment for “pet” odor when I never even owned pets and the only “smell” came from the neighbors that always smoke pot. I left photos below to show the condition I left it in. Rent at your own risk"
