"*********UPDATE********** I am happy to be able to update this review and make it positive. I’m glad I gave this complex a second chance after being in contact with the manger. We moved back in, in (June 2018), and within that year that we were gone this place has improved drastically. Starting with the new management, that came in 2-3 months before I left, I didn’t have much hope, but it’s great to see what a good manager and maintenance staff can accomplish. I credit them being the main reason why this place has gotten so much better. Vanessa the manager is overall awesome. Communication with her is incredibly easy, any issue or question I have I get resolved within the same day. Maintenance does their job quickly and with a smile on their face. I recommend this complex to anyone I know who is looking to rent. I hope they continue to renovate and improve the property because they are doing a great job so far! I am still currently renting here and will probably renew for another year! ****************** I first moved in to these apartments in May 31st 2016, and they have not improved whatsoever since then. My year lease is finally up and issues that the apt had in the begin have still not been fixed. (today is May,18th 2017) Just like Sandra said in her review, the buildings always smell bad, and the smell doesn’t go away once you walk into your apartment either. Police are always around, cars are constantly being towed and fines are around 300-400. besides that, there are multiple other problems. the second week i was in my apartment the air conditioning stopped working, it would either blow out very hot air or just air, not anything that would actually cool the apt. keep in mind this is the beginning of june in texas, the heat is crazy and i lived on the top floor so my apt was at 80-90 degrees inside, i couldn’t sleep at night with how hot it got. i obviously complained multiple times to management, but they were always very vague on telling me how long it would take to be fixed (the whole building was out of ac, not just my apt.) anyway, eventually, about 3 months later (the ac was on and off at this point, intervals of 1-2 weeks at a time.) they finally gave us a window ac unit, that only lasted a month and a half before they said it was mandatory to remove them, and if residents have bought their own unit that they would be fined every day they had it. so not only did they not completely repair the ac, but now we couldn’t have an ac unit, and the temperature outside was still very hot during the day, the only relief we got was at night when it was a little cooler and we could open a window. this issue continues, today the high is 90 degrees and the ac is out for the whole building again, management says their “working on it, but do not have an estimation how long it will take.” another issue i had in the first weeks of move in, were leaks and collapsing ceilings in my bathroom and closet. these issues were fixed, but it did take them 2 months to look at it and 3 times to fix it completely. the first time, the only maintenance guy in the whole complex, just put up a patch of sheetrock, obviously it wasn’t enough and ended up collapsing again, so after that the maintenance guy, with a very bad attitude, came in two more times until it was completely fixed.(also the weather in that time frame was very rainy, so it didn’t make the issue any better.) there has been numerous power outages & water outages. the old management was horrible, very rude and slow to get to issues. this new management isn’t any better. Maintenance comes in after one knock, there have been multiple times where i am home and they just barge in. they do have very low rates compared to other apts in irving, and are all bills paid. they aren’t too bad on the inside, pretty small, it works more for singles or couples, not families. i personally didn't have a huge bug problem, but there was some here and there. i hope they do improve, since overall the complex has potential."

"I have lived in these apartments for about two years. since i moved in we have had several different property managers and owners. I have seen fights and domestic disturbances over those two years. Plumbing problems like old CLAY & CERAMIC pipes being completely replaced and completely out dated air conditioning units that need frequent repairs. A SINGLE dumpster for all of these units that is frequently too full to put my trash in. Though things are better in general there are still many problems. Recently my Building was "remodeled" which included new paint on the walls, base boards & trim, and handrails. The hand rails and baseboards are still have the appearance that they were chewed. The building needs new floor tile. My neighbors are really nice in general. In contrast the people who i will say "don't" live in the storage units next door are constantly loitering and leaving trash like beer bottles in the road and apartment parking lot. all in all not a pleasant or comfortable experience. Not to mention the relatively unethical behavior of the the staff. Of course i could be biased by my personal experience. Thank you for your time."

"We are about to renew our third lease with this complex. There have been some rough patches with the towing services. However, overall, we enjoy the audio/visual security that is located throughout the complex, the dumpster is emptied frequently, and the landscaping is always well cared for. There are washer and dryer units available for the complex to use in two of the enclosed buildings. We have seen them greatly improve the grounds over these past years and are very pleased. Hopefully they'll consider adding some community grills and provide an alternative to adding funds to the laundry cards. Everyone pretty much keeps to themselves, but we've seen our neighbors and they are all decent, quiet people. We even recommended the complex to a friend who then rented a unit and we received a referral bonus. So, that was cool. Spectrum is the main internet provider that people use here. Its about $50-$80/mo. All the other utilities are paid. Its a good deal."

"This place is the absolute worst. I'd give a NEGATIVE 5 stars if I could. One of the worst experiences, management was so rude and scandalous. They talk real nice to get you to sign the lease, (JANIE) will even promise you a gift basket ( honestly have heard her telling other people this line when I would go in the office to pay rent) Never received, didn't count on it but that just tells you the kind of people they are. Trust me take your hard earned money elsewhere!! These people are CON ARTIST ! There is this floor issue I had in my apartment (a newly "renovated" one) where the glue from the floor boards would seep to the top. Imagine scrubbing tree sap from your floors and CLOTHING. && OMG the ROACHES!!!! They weren't there the first two days & then a swarm of them came in When I first signed my lease It was said 2 parking stickers per unit, which was perfect because I owned 2 vehicles. 3 months later, they stopped from 2 stickers to 1 . I mentioned this to office and they said to just park in the visitors section, because otherwise I'd get towed. (Which is only 4-5 parking slots and are mostly full) I GOT TOWED 2x!!! After the second time (& $600 later) they offer me the opportunity to buy an extra parking sticker for only $25 a month!!! THESE PEOPLE HAVE NO DIGNITY!!! GO ELSEWHERE."
