"Positively the most horrendous living situation ever. The office staff is the opposite worst I have experienced. They will not do anything for you. The worst customer service in my life plus the staff is down right rude and when you try to stand up for yourself against their poor business practices, they hang up on you blaming you. They cannot take the same treated in reverse. The grounds are constantly covered in trash. Coke baggies litter the parking lot. Maintenance orders are never fully completed. I have been waiting for a missing self for 7 months. I am counting down the days until I can escape this hell hole."
"Move in was great working with Claudia not sure if she is still with the property but she was awesome through the process , I felt like the space and pricing were good. After being here a few months there are some pros and cons …. Pros are pretty easy online payments , individual patio access to apartment door, close to Lewisville lake/ flower mound shopping areas and easy access to freeways. Currently renovating area/ painting and For the most part no one bothers you! Good price for space given! Work with potential tenants on rental history issues! Cons- No emergency maintenance/ lack of response. This is a common theme throughout reviews over the years and I’ve personally experienced this and still am waiting on a particular issue to get fixed and it’s been a month now. Not sure how else to get things fixed. No online way to create work orders so no real way to leave a paper trail so that maintenance is held accountable for fixing items in a timely manner , Especially if they were called in as an emergency over the phone which is the only way to do so. NO gym/ Laundry as advertised.- this is also a common theme throughout the reviews . I saw a review as old as 2 years back stating there was no gym or laundry room available, however I called to ask about it a few months back and was told it currently closed but would be renovated as well. NO Emails/ Notifications from office when maintenance or painters are coming outside to paint . They have started as early as 7-7:30 ish am banging , talking loudly , playing music and working without any warning that they would be working on our building that day or week. But unfortunately while painting some of my items on my patio have fallen off and are lost and I will now have to replace that. it is very understandable that renovations will be a bit noisy, however just a bit more consideration for tenants would be appreciated! However I did call the front office and was told this would be passed along to management for future reference as a courtesy to residents going forward. Noise complaint- very very very loud at night especially. I’m usually up working throughout the night well until 6am and there is noise coming all throughout the night from very Loud trucks / Muffler sounds passing in and out of the apartment complex all night long. Hitting speed bumps very hard/ loudly . Also , I have no problem with people enjoy themselves and playing music of course you should enjoy yourself because this is your home but after 11 pm/12a during the week-someone playing celebratory music very loudly for hours while trying to work or sleep can be a bit much. Overall, not a horrible property. I definitely see the potential and improvements being made . There are just a few things with maintenance not being consistent , noise, and notifying residents before different events occur that may disrupt or involve them in some way! "People aren't lying about the roach problem. There are a few reasons why my family's apartment doesn't have to deal with roaches in a way other people have talked about. We keep our kitchen clean; I mean damn near sterile. I don't let the kids leave crumbs, candy wrappers, and trash anywhere. I take the garbage out very regularly. I try not to have clutter, especially cardboard; roaches love that. I have gone all along my baseboards with diatomaceous earth food-grade quality. In addition to the diatomaceous earth, I spray regularly with Ortho Home Defense. You can also find Syngenta on Amazon and use the four-corner method. These buildings are from the 1950s. The office does not routinely spray everyone's apartments. If you are using the bombing for roaches, you're flushing them out to other units temporarily. And the roaches will return with a vengeance. The way that I treat my unit is, I spray the baseboards as far out as two inches, including around my front door and outside of the door, up and around the door, and the same for inside. I spray around my windows inside as well as outside. I pull out my appliances and spray generously the entire square footage of the appliances including the walls around them and push them back after it dries. I use the bait in my cabinets. If I have found any holes like where the sinks are etc., I have taped them up with guerilla duct tape. I know this sounds ridiculous and it is. Unfortunately, my family cannot move right now, so this is just the way it is. The rent is too high for this place. There's garbage on the ground all the time. Broken beer bottles. I cannot tell you how many beer bottles I see scattered all over the place all the time. People don't understand what a leash is for their dogs or how annoying their dogs' barking is. You either learn to embrace it or move out, man. And right now, we are stuck, but working on getting to a point where we can move out. Cops are always going to get calls to apartment complexes in some places worse than others. That's the way it is in these types of communities. As for office management, we haven't had any negative experiences with them specifically in the almost three years we've lived here. If they do actually read this review, I wish that they would hire and retain a porter who will actively walk the entire property and clean up the mess, especially the glass and beer bottles, but that porter will need to do this daily and not once in a blue moon if at all. Someone mentioned dog p0o issues and that would be correct. We have two large dogs, and I guess it's too difficult for people to attach p0op bag dispensers to their leashes. Gee, what a concept. The groundskeeping needs to be worked on because right now, you guys are at about 2/10. That will turn decent prospective tenants away in a heartbeat all by itself. The office will occasionally send out notices about trash, but they do nothing for groundskeeping other than try to maintain the trash problem of constant overflowing trash bins that are too small. Do better."
"This place WILL TAKE YOUR DEPOSIT! My mom told me today, after 2 months, that they took her deposit stating her carpet had to be replaced!!!! Where??? Show her the pictures if it was damaged! Send her some paperwork first since they haven’t contacted her since the day she gave them her keys back! No security deposit statement, no word about anything until we had to call today separately in order to see what’s going on. I just want her deposit back!!! She stated that her carpet was replaced but really, we went by after a neighbor told her that they replacing everything because it was only partially upgraded and they wanted to make it fully upgraded instead. They just replaced the tub because of mold but now, they took it out just to steal her deposit! That’s what they do! Please take all the pictures and have a walk thru before you leave or you will loose your deposit for anything. All apartments send an email with photos and a security deposit statement with a check if nothing was wrong. We think they are mad because we reviewed them from the lack of work they never did. Now they took her deposit without any information. They told her to call corporate in order to retrieve it but the corporate never even replaced her dryer and washer after the maintenance damaged it while replacing her water heater. They just want money and don’t care about their residents. I took pictures and took a video of my moms place during moving out and after. Google don’t lie with dates so they will see the video was taken at the time of move out! I’m the one who helped move her things and refreshed the place for a fresh move in but they decided to tear up the place just to make it seem like she messed it up! Send her some photos and the statement and don’t take photos from another apartment please and thank you! Or do what you suppose to do and send her deposit back! Wish I could post this video with a roach in the clean refrigerator! And with this brand new tub that you guys replaced just to take her money."
"This place can certainly be a little better and a little gentler. Apartments do vary greatly in size and layout. This was previously two separate complexes now packed into one. I have not had any major problem with bugs. Occasionally I have to kill a cockroach but I don’t thinks that’s out of the ordinary. I did have a problem 4 months ago with an ac unit that leaked into the apartment horribly. At this time the ac has been replaced but I still have a huge 12”x12” hole in the wall under the unit. I tell them about it every month when I pay my rent. They assure me someone will be out after the next weekend every month. The only other thing I have noticed here is that the complex is pretty cut throat on fines. If you get one on Monday you will start receiving pay now notices on Wednesday. Then nastier messages telling you the fine is now considered unpaid rent. It gets paid, but I don’t see it as unreasonable to collect along with the next month rent Beyond that the drunk that tried to park in the living room was not the fault of the apartments. Nor was the fire in the same spot two months later. The neighbors around me are nice and don’t make much noise intentionally. The floor and ceiling between apartments is bad in some units. You will hear every step taken above you. Not a peep from adjacent apartments unless some one is throwing a party. That is about it for the negative. On the positive side of things these guy will make exceptions within reason for you. The maintenance guys are very cool and willing to go the extra mile when they are given a green light by the office. The hot water runs from a boiler so you don’t find yourself running out of hot water very often. Covered parking will save your vehicle from the annual hail storms. Enjoy it! There are some awesome amenities very close to this complex. Disc golf, 2 golf courses, driving range, soccer and baseball fields, batting cages, the lake and fishing barge right around the corner. 35 is a 2 minute drive away. Overall I don’t feel an overwhelming urge to cut and run so I am guessing this place is pretty ok."
