"My reviews keep getting removed by manager Catherine… so here’s my review :) Sign a lease if you dare! You will enjoy the lovely sounds of fire alarms going off for hours day/night. A parking garage gate that never works is always broken. Sour staff and disgusting hallways. If you work from home, have children, and pets this place is a living nightmare. If you wish to sleep at night, I highly suggest not signing a lease at any Greystar owned property."
"As of January 2024, I was one of the longest residents -- if not, the longest resident -- at Eastbank (formerly RiverVue), residing there for nearly seven years. There is a reason why I was there for that long, and I can attest to the exceptional living experience I had each year. Although I recognize that each reviewer is entitled to their own experience (and sadly Google Reviews is only used to express grievances rather than praise when praise is indeed deserved), I can share my own perspective, and I can say that I had one of the best living experiences here. The level of customer service I received from Catherine F-C, Samantha H., and other managers was exceptional. Anytime I had an issue, which was rare and very minor (i.e., changing AC filters, fixing a small plumbing issue), they were promptly and professionally addressed, and the issue was immediately resolved within a day or two. They respected my requests to come in at designated times and were very courteous. To address some of the other reviews below: I have never in 7 years seen any rodents, water leakage (even after the Big Freeze in 2022), mold, or anything that others in the other posts have written. I have never experienced or witnessed any break-ins, drug paraphernalia, or illegal activities at the apartment complex. I can assure you that this apartment complex is safe, and management does an exceptional job ensuring everyone's safety and well-being. Gym amenities are state of the art, and the resident perks are generous! The move-out process couldn't have been easier; I never had any issue with move-out hidden fees. Tenants who did receive fees more than likely drove large nails into their walls or did not read their contract. It is not management's fault for a tenant's negligence. I applaud Catherine and Samantha for going above and beyond, making me feel valued and heard during the very stressful moving-out process. Eastbank is in a stellar location: minutes from Whole Foods, a stone's throw from literally everything (Costco, Sams, BestBuy, etc.). I highly recommend Eastbank at Waterside, and do take a moment to chat with the amazing front staff, Assistant and Property Managers. They represent the best of Greystar, and I would live here in a heartbeat again! Thank you for an amazing near seven-years, Eastbank. I sincerely appreciate your hospitality and making this place what I called "home" for so long!"
"Pros of living at Eastbank (EB): the location. Cons of living at EB: hallways wreaking of weed, drug paraphernalia on the property, urine/dog feces in the elevator & halls, poor management by Catherine Fowler, & illegally falsifying move-out charges. Additionally, while living at EB, I witnessed a tenant run over a woman that was 8 months pregnant. For the past decade, I have only lived in properties managed by Greystar because they delivered on quality complexes & good management. I am so disappointed with EB & shocked that they are a Greystar property. Prior to my move out, I read negative reviews online re: outrageous move-out fees at EB. As a result, I emailed management twice to request a walk-through & ask about move out policies. After no reply, I called & spoke with Catherine Fowler. Catherine informed me that they would not accommodate a walk-through (even though I now see that in the lease, tenants are allowed to request these). I expressed concern re: the negative reviews. Verbatim, Catherine stated “the people that receive move-out charges have left bags of trash in their apartment & have left them in poor condition.” I told her I would professionally clean the apartment, to which she responded “you don’t need to do that, if you don’t leave anything behind in your apartment, you won’t receive any move out charges.” I also asked if they would be reviewing the Inventory & Condition Form (I&C Form) that is completed at move-in to which she confirmed. On this form, tenants report preexisting damage upon move-in. I emailed the property to ask what their policy is on patching up the walls (nail holes) – I received, in writing, instructions to not patch up the walls & leave as is. Fast forward to the move-out statement I received in Nov. 2023 which included the following charges: (1) $209.95 for anchor holes (I did not have anchor holes), (2) $114.80 for a painting fee, (3) 93.04 for a carpet stain (nonexistent stain), (4) $151.55 for a cleaning fee. I have been disputing this bill since Nov. 2023. On 4 separate occasions, I have asked Demi Browning in Accounts Payable (AP) to speak with management. She has continuously ignored my requests. I have left multiple voicemails for AP asking to speak to management – not once have I received a follow up call. I called Catherine to inform her of the issue with AP & asked to speak to a Regional Manager – to which Catherine stated she has no idea who the Regional Manager is for the property…. I also submitted multiple requests online to management to have someone contact me. Finally, on 1/3/24 I received an email from the Regional Manager, Elizabeth Burros. I was so hopeful to get this insane bill resolved. I replied back to Elizabeth on 1/4/24. I emailed Elizabeth again on 1/19/24 to ask for confirmation that she received my previous email… Still no reply. I asked for pictures to support these charges as I have pictures & videos of my apartment that contradict these charges. Demi sent me a total of 3 pictures. Two of the three images she emailed me were damages that existed prior to move in – as notated on my I&C Form. The 3rd image was of a wall with 2 normal wear/tear holes. I emailed Demi my I&C Form + my email from the complex asking not to patch up the walls + my invoice from having my apartment deep cleaned. Her reply to me was the following: “The lease contract states the unit must be left in adequate condition, to the community this means having the unit & carpet professionally cleaned & sanitized. I have updated this account to have a manager reach out to you.” Her reply was on 1/11/24. I have yet to hear from anyone. In TX, it is illegal to charge tenants for normal wear & tear and to falsify charges. EB has failed to provide evidence to support these charges yet, I have provided opposing evidence. All in all, if you want an apartment that will not take advantage of their tenants and has good management – then keep looking because Eastbank’s terrible management and illegal charges are appalling. I’ve included pics of the complex during my time there."
"We’ve had major issues with the apartment, AC, maintenance, bugs, but it really comes down to the ownership of these apartments which is Greystar, as well as the current management which is Catherine. Greystar is a cheap Chinese owned company that buys older properties and does not maintain them. So even though this was built in 2016 it was poorly designed with faulty plumbing, cheap ac units and terrible electrical work. You pay an inflated luxury price for a unit that you could pay half the price elsewhere and still have a much more pleasant living situation. We are in one of the biggest units and pay the most out of the majority that live here and it’s too much for what we’ve had to endure as a family. Upon move in our unit was infested with ants and the balcony had several wasp nests. Neighbors are wall to wall and the walls are thin when you play music on max volume late at night good luck sleeping. People smoke in their units and it comes into our vents and it smells like a frat house. Our ac unit went out in the middle of Texas summer 110 degrees outside and management took very little consideration for the fact we had an infant that could’ve affected his health and well being. Temporary ac units were put in place that did not cool down a 1400 sq ft apartment and leaked water everywhere. Our ac unit was out of service for an entire week and we were not disputed service charge fees such as a discount in rent for that month or placement in a hotel. When we made complaints to management about the various endless problems we have had, were not heard as tenants and in fact were told if we did not leave our apartments office we would have the local police called. We are not allowed doorbell cameras but when maintenance comes in numerous times unannounced and while my son and I are sleeping or in the shower we made the complaint and we’re told we couldn’t have any cameras in the apartment and our concerns were once again ignored. A more recent issue being that there was an apparent leak coming from our kitchen pipes into the unit below us. We weren’t surprised when they told us that because the pipping was done very poorly and it’s a floating pipe not attached properly. This involved three days of working in our apartment and not being able to use our kitchen or clean baby bottles. We were not moved to a hotel or discounted rent for our troubles. The electrical is so bad that when a light went out in our kitchen and the work order submitted it took three months for them to fix the light which was causing a slow electrical fire and sparks were flying and melted the plastic on the ceiling. When lights get replaced the bad wiring just temporarily works and the lights constantly flicker and go out regardless of how many times we have them fixed. Also there’s little to no storage in any of the apartments you get no storage closet and no where to store anything. I think they do this to sell the rented space for storage they have in the apartment buildings and make more money off of tenants. The parking garage gate almost never works and it’s always open so just because it’s a gated garage I wouldn’t be surprised if cars theft occurred on a weekly basis. This apartment doesn’t do breed restrictions on size or weight so in these very small apartments people have large aggressive dogs who bark constantly and are very loud and disruptive. This apartment building keeps failing to properly keep in compliance with the fire code. They have had numerous last minute inspections where the alarms will sound multiple times a day and that went on for months on random. It just keeps getting worse each month we stay here."
"These apartments were amazing when I moved in 3 years ago during the pandemic. They kept everything so clean and nice . Now the hallways smell like dog . No one comes to check the stairwells . It been a hole in the wall for almost a year . The maintenance man just says he fixes them . Doesn’t. I didn’t renew my lease because of the way management never is really on top of any anymore. The area is so nice and the shops around the apartments are beautiful."
