"It only took 2 months after moving in to find out how the Village at Overton Park operates. Maintenance requests are answered immediately which is great… however…. After numerous written and verbal complaints to the assistant manager and he agreeing that a roommate was in violation of the lease agreement as well as state laws, he follows up 2.5 months later (after he’s personally gotten to know the roommate in violation) and sends the other three roommates a “notice” turning their words against them. He also recommended a roommate with a concern to “move out” since they have other units available. Multiple calls have been made to Village at Overton Park for both the assistant manager Harrison and general manager Ryan, and not surprisingly they are always “out of the office” or “gone for the day” (within a minute of Harrison sending the email to the roommates). Whoever answers the phones also say both the assistant and general managers are really busy and can’t ever be bothered. American Campus Communities corporate has been called multiple times over the past few weeks and voicemails are the only thing you can leave knowing you will not be getting a follow up call or email. Complaints in writing go ignored. Make sure you read in the lease agreement where it states they are not responsible for the well-being or safety of any resident. Do NOT allow your child to sign with American Campus Communities!!!"
"I've been living here for a little under a semester, and I haven't had a single bad experience. The apartment is beautiful and maintenance is always very fast with repairs. I live with Kathryn H. and she works at the front desk--she's lovely, and always so sweet and helpful with answering all my questions! Best place to live off-campus :)"
"I’ve had such a positive experience living at the village this year. Everyone that works there is always so helpful, especially Juliet. Shes always very friendly and makes the experience of living at the village amazing!"
"To anyone looking to lease here at the villages, something to note is that this is quite literally the closest apartment building to campus where I needed to be and possibly where you need to be, anywhere you live may have some sort of issue like not being super clean and or maintenance requests not being completed in the same day. Keep in mind this is student living and you shouldn’t expect somewhere that is designed specifically for student living to be the most perfect place to stay. Now that you have taken the time to understand where I am coming from, I hope you check these apartments out as they have blown me away with the amount of caution they take in their safety and security each and every night. The villages have a security officer that patrols each night and I have had no issues feeling safe here. I am glad I get to call this place my temporary home and I appreciate the southern hospitality provided by a staff member by the name of Emera S. If you are looking to find a place for yourself or your student to live I highly recommend the villages and you should definitely ask for Emera. She goes above and beyond her responsibilities here at the villages to make sure you as a tenant are satisfied and is easily what I consider a friendly face on a rainy day! She is a true asset to American campus community and they are lucky to have people like her!"
"Run, don’t walk away from this place. My daughter lived here last year with three roommates. The model we were shown was clean, had good appliances, decent living room furniture and bedroom furniture. The grounds were well kept and the pool area was clean. On move-in day, we were terribly disappointed. The door lock didn’t work properly, the living room furniture was held together with duct tape, the sofas were covered in puncture marks all over from what we assume was a cat, the bed mattress was covered is disgusting stains, and the barstools were nearly falling apart because they were so wobbly. The most horrific part was that the freezer and ice maker smelled like rotten fish. After we marched back to the leasing office and refused to move in, some maintenance workers came and swapped out the furniture and mattress and a week or two later swapped out the bar stools. The freezer had to be completely sanitized, with a new ice maker and water line installed. Finally, the shower that was coming apart from the wall had to be resealed. To describe the place as dirty is a compliment as every floor, counter, window, fan, and surface of any kind was disgusting. The cleaning crew had to come disinfect. Furthermore, what no one mentions when your tour is that the parking garage is in a completely separate building, that is only reachable in one floor. If you live on any of the other floors, you have to first go to the floor that walks across to the parking garage, then go back up or downstairs to get to the level where your car is parked. It’s the most ignorant design you could ever imagine, and a headache to move in or out. The parking garage isn’t safe and there are no security cameras. The security gates were always left wide open except for the car entry. From September through the following July, the entire properly was covered in dog feces, vomit, trash, dead plants, and trash. In the winter, the entire pool was demolished and stayed that way until May. It looked awful and of course no one could use the pool or surrounding area. The electricity charged when no one was at the apartment were ridiculous and so were other utilities, despite us making sure everything was turned down. Over winter break, when all the students were gone for the break, all the residents received an ridiculous email saying they’d be charged and personally responsible for any damage resulting from a broken pipe during a cold spell. That is not a resident issue, but a property issue. Ot really was the worst living experience for the past year. Don’t make the same mistake we did. There are lots of other nice places to go in Lubbock."
