Reviews of The Hudson at Orchard Park
"The maintenance staff is great and very responsive, there were several instances where I had an issue well into the night and they were always there within 20 minutes of my call to assist. They are nice guys. These apartments were built in a hurry and it really shows. I have pictures from when I moved in and it was ROUGH. The vinyl flooring was coming up in places and over the 2 years I have been here there are other places in the unit where it has started to unglue or come up. The paint is so thin you could scratch it by simply gently rubbing you fingernail on the paint, straight to the drywall. I genuinely think there is only one coat of paint on these walls. There were scratches on the walls when I moved in, everywhere. The fixtures are crooked, and not center on the walls. Both of my bathroom light fixtures are not straight and the wiring is bad so a single light in each fixture randomly turns on and off at all times. Speaking of the wiring, for the majority of the time I lived here, unbeknownst to me, my units AC unit had been wired incorrectly to the neighbors unit and vice versa. So I was paying for their usage, and theirs mine. I only found this out when the AC stopped working and after this stumped the maintenance guys they hired an electric company to figure out what it was, and they told me before they told the office staff. And what happened when I pressed the staff about it? They lied and said that was not actually the case, they just didn’t know I had already talked to the electricians they hired. The weatherproofing is AWFUL in every window and door, get ready for dirt to be in every doorway and window sill. There are 2 people that seem to be the only office staff here, and while they are nice, I just cannot help but feel like they need some help. I get AT LEAST 3 emails a week reminding me of the rules of the apartment, wether that be the “quiet hours” or just other things other tenants may be doing and instead of handling it directly, they seem to choose just spamming people with these emails in hopes the activity will stop. One thing that really upset me was when someone hit the gate at the front and they sent an email THREATENING everyone that if people kept abusing the gates they would simply never close them again. That is something that I pay for with my rent, how dare you send me a threatening email for something that I pay for as an amenity because other tenants are damaging it? That is NOT my problem, that is YOURS. Not that the gates really matter anyway, People just sit in front of the office and wait for other people to open them and go in behind them so they might as well not even be there to begin with. They did something similar with the pool last summer, someone brought glass into the pool and broke it and they threatened to just empty the pool and not reopen it. I know tenants breaking the rules can be frustrating, but threatening your tenants to remove amenities they pay for, because you simply are sick of handling it is ridiculous, that is your JOB. The last straw for me was they sent an email complaining about how they were receiving large amount of packages that had no APT# and that they would not be holding them going forward. The new APT I am moving into not only holds the packages for their tenants, they have an ENTIRE ROOM for them, organized and they call the people who’s name match the names on the packages to let them know they are at the office. This apartment has MORE units than Hudson and the rent is significantly cheaper as well. All said and done I just do not feel like the staff values me as a tenant whatsoever, I am just their cash cow that they raise rent on every year without improving anything. The Gym is simply the worst gym I have ever seen in any apartment, it’s cluastraphobic and has very little equipment. The dog park is very small and no one ever cleans up after their pets so it is just simply not worth using. The grills have only ever worked 2/4 times I have tried to use them and they are always very dirty."
"This is one of the nicest properties to live in. The staff is amazing and they’ll go above and beyond for each and every one of their tenants, I’ve seen it in person. Stephanie and Rose are the best!"
"Have been residing in apartments. Management has, like another reviewer posted, many “made up” rules and don’t have the compliance documentation to back their rules. Upon meeting the staff, one would think it would be a pleasant experience as they are friendly at first. They are slow to repairs (if you are lucky enough to see repairs done at all). The pool is closed every other week for random reasons. The actual apartments are beautiful and location is awesome. But regardless, I should have listened when previous tenants warned of how terrible the management is. (Not even being dramatic, this has been such a stressful experience) —->The 5 star reviews you see are bc they do freebies or bc they are relatives or friends to those who work on site. Seriously, consider how hot and cold the reviews are before picking this complex!! (There is a reason for this!)"
"The Hudson was by far the best apartments I’ve ever lived at. Very upscale and luxurious. Management was easy to work with, respectful and always willing to accommodate personal misfortunes. I have never lived at a complex where the staff truly care about each resident, especially when life happens and things go south in personal lives. Rose (Assistant Property Manager) is charismatic and super helpful. Stephanie (Property Manager) is sweet and understanding. In scanning of this property’s reviews, it sounds like lots of bitter and entitled people live there because I never experienced any of what is being said. If you have any doubts, just go in and talk to the staff and you can see for yourself. Without a doubt the most recommended apartment complex in the Hub City! Well worth the money!"
"I would not suggest. The management is extremely unresponsive. We had numerous (large) problems staying at this place. The condition in which we first moved in was an absolute mess. No warm water the first 5 days. Broken fridge for months. Broken drier for months. Pest fee every month for "quarterly" services (we lived there for a year and our apartment was sprayed once and when the guy came he sprayed one vent and left). We had to send 3 emails and go to the office in order for them to send us our move out notice papers."
