"This home inspection company was hired by buyers on a property I was selling in Lake City FL. The inspection report came back with two instances where the inspector, Bruce Graham III, cited "chinese drywall" in my home. The first instance was copper oxide formed on electrical connections. The second instance was some corrosion on the ALUMINUM fins of the evaporator coil on a 7 year old AC unit which by the inspectors own admission was functioning as it should with a delta T of 22.9. I will concede that the copper oxide on the electrical conductors is one of the indicators of "chinese drywall", however, the aluminum corrosion on a 7 year old AC unit is NOT indicitive of chinese drywall as he reported. The first indicator of "chinese drywall" is the smell of sulfur off-gassing which smells like rotten eggs. My home has no such smell. The copper oxide can have many causes, such as high atmospheric oxygen in a place that his hot and humid.. like Florida. None of the possible causes of the copper oxide were mentioned in his report, he only captioned each photo with "shows signs consistent with Chinese drywall". NOTE: The inspector was not there to conduct a chinese drywall inspection. The conclusions listed in the report are entirely speculative to ONE cause of copper oxide. The buyer, based on the inspection from this home inspector wanted me to pay for a chinese drywall test. A quick conversation with an area Chinese drywall home inspection service ruled out the need to even conduct a test. He cited the home was constructed in 2003, outside the window for chinese drywall cases in Florida (2004-2007). He also cited the 7 year old AC unit still functioning normally. Finally, the home has no sulfur smell. Also, he mentioned that out of the tests conducted in the area, all have come back negative, so he did not wish to take my money for an egregious and costly test. Out of all the homes in Florida, there have been just over 2,200 claims of "chinese drywall" in the state. This inspector somehow felt that this was the most likely cause of one indicator within my home. It is important to note at this time I had pictures of the manufacturer's stamps on the back side of the drywall panels. The manufacturer of my homes drywall is USG out of Jacksonville, FL. I also have a letter from the general contractor and the purchasing agent for my home stating that the drywall purchased and used in my home was manufactuered by USG in the US. By this point, no proof of the dry wall not being "chinese drywall" would sway the buyers. They cited the inspectors speculations, haphazardly thrown all over the report, as the reason for canceling the contract. This inspection company is deceptive and unprofessional, speculating on causes, defaulting to the worst one without mentioning any other possible causes. Ultimately, this company and the inspector has cost me a home sale and I am continuing to pay costs of maintaining the home which should be closing now. Attached is the manufactuers stamp which you can find behind every wall, and in the ceilings of my home."
"Bruce is very thorough and helpful! A good decision all around. We were recently interested in purchasing a property, we had Bruce inspect it and found signs that indicated potential defective drywall in the home. This was also suspected by an inspector who had seen the home in 2019. We asked the seller to do a chemical test of some of the walls, which they refused, so we cancelled our offer as we had no definitive way of knowing whether it was defective drywall or not besides the sellers word, which for a home that could need an immense amount of work is something we weren't willing to take at face value. The seller did provide documentation so far as an inspection from several years prior and a note from the construction companies purchasing agent, but we found this insufficient to set our worries at ease. Though we cancelled during our inspection period, the seller also tried to claim our deposit as well as slandering everyone we worked with, which was completely unnecessary as we were perfectly within our rights and due process in doing this. We wanted buyers to know we trust Bruce thoroughly, as he himself was very thorough and alerted us to things we needed to know. Though we ended up not proceeding with the home he inspected, he also took time investigating the home after the inspection with us by reviewing older inspection documents and even reaching out to prior inspectors personally. We wanted to thank him for all his time and effort making sure we knew exactly what we were buying. Thank you so much my friend! We will continue to use and recommend your service! =)"
