"Looking for a great place to live? Don't come here. A few months into renting this is the biggest regret of my life....They will NOT even consider your work schedule. Me and my girlfriend work 6pm to 6am. I got woke up by the sound of power tools in the middle of my sleep and it was about 50 degrees due to our hallway not having a window....Tried talking to the office. They didn't care. All they did was take the contractors back. The staff here doesn't care about what you have to say.....Avalon is an overpriced joke....Update (07-18-22) Dryer has been out for a month and garage door down for 3 months. Our apartment takes in water in the front and back. Nothing is being done about this. Due to water getting under floor the bathroom door doesn't close all the way. Nothing will probably be done about this....UPDATE 01-02-2024 Upstairs bathroom pipe burst and the office has showed zero sympathy, even took them 2 hours to come out to an emergency call. The ceiling's downstairs are caving in and the maintence guy said oh no its fine we will be working on it on and off. Then when they showed up they did abaolutely nothing the first day of the flood. Were using our own equipmemt at the moment to get water out of my rooms...the office people here are worthless and the prices just keep going up. I made a mistake giving them another chance. After this lease I'm getting out of this nasty nightmare!!"
"The overall experience staying in this community was disappointing and unacceptable. I had tried to look past the negative reviews when looking for an apartment initially, giving them a chance but FUTURE RENTERS BEWARE!! Please read to the end! First off, the apartment when I first moved in was not well cleaned. The dryer had the previous owner's lint and the gasket around the refrigerator door was caked with dirt, dried up food particles, and just nastiness. About a month living in my apartment, the water lines above my unit had ruptured and allowed water to leak into my apartment creating a mess that took 6 weeks in total to clean up. Additionally, equipment was left behind and after three attempts of notifying the office in person, they finally came and got the equipment 6 months later. I had requested twice that the hot water be fixed as it was only working intermittently and it was never fixed. So I never knew whether my shower was going to be stone cold or not. Not to mention that it took two weeks to get a new kitchen faucet because the handle broke off. Anytime there would be heavy rain, the exterior walls would allow water to seep into the bedroom and the carpet would be damp. Not to mention that my 900 sq ft apartment used more energy than my current 1500 sq ft house. Then the icing on the cake was when I received my final bill for $3,333.76. Of that total, $3,257.78 was to replace the carpet or so they claim. Yes I had a dog with me but I paid the pet deposit and monthly pet rent, yet I still get billed at an outrageous price for carpet that was already used. The bedroom that the carpet needed "replacing" measured 11' 6" x 10' 6" but lets call it 12 x 12. The cost of replacing that carpet and padding is typically $1,100 - $1,500. They apparently had to seal the floor as well which if you Google, costs about $3.00 a sq ft. coming to $432. So if you do the math, that's $1,932 to fix the flooring issue to their specifications. NOT including depreciation... Where is that extra $1,400? So my advice to future renters and current residents is to run and stay away from Avalon at Northbrook or any property managed by Morgan Properties."
"I’ve been living here for 3 years. We had a rough start with the old property management but the new management is amazing! They are very responsive anytime we’ve ever had issues. They are all so kind and pleasant. We just transferred to a bigger apartment and the happiness and excitement all the staff had for me and my family made our experience all the better!"
"If your neighbors above you have a hot water heater that burst and floods your entire apartment and ruins everything you own don't expect them to care or be accommodating at all what so ever. They will leave you sol literally they showed no concern at all whatsoever and the manager was "too busy" trying to sign a new tenant that she couldn't take a second to talk about this emergency situation without being tracked down and asked several times to address the situation. Just because you've "been there before " doesn't mean the next person has and your tenants should come first!!! Terrible organization would recommend a different place to live over here anyday!"
"Without question the WORST renting experience I've ever had. Pros: - Location - People mistakenly believe you live in "nice" apartments Cons: - Office and maintenance staff quit en masse in about 2 month increments. Good luck getting any issue (there will be many) resolved, ever. - New management is only making cosmetic, token "repairs". Morgan Properties prioritized: Dog Parks, Mulching, and Tiny Trashcans over servicing the 40+ units without working Heating/Cooling (straight from the mouth of their maintenance guy at the time). - Windows and doors (pictured) are completely destroyed. One window fell out of its frame on a windy day and took out my 4K TV (pictured). Awesome. Office/Property Management offered nothing to reconcile the loss. - Apartment was absolutely filthy on the day we moved in, and appliances were in disrepair. Getting a new microwave took MONTHS. We weren't even moved into the unit we signed the lease on. So we're keeping score, during 12 mos there, our microwave failed, our washer failed, the dishwasher barely worked, and every drain in the unit had to be constantly unclogged to even drain at all. None of those things were addressed in a reasonable amount of time, if at all. - Energy costs were ludicrously high throughout our stay, wildly out of line for a 1200sq ft unit (see picture). - Of the numerous issues we reported at move in, only the HVAC system was replaced properly. That took 9 months. Maintenance manager at the time bought myself and other tenants window AC units OUT OF HIS OWN MONEY to help (cool guy, he quit of course). They never paid him back. - You can't throw away anything larger than a kitchen wastebasket (pictured), unless you want to drive it to the one, vile, stinking dumpster in the community. Ridiculous. - I kid you not, one day, they went around and mulched around all the trees. The next day a tree service cut the trees down, leaving behind "mulched stumps". Its like living in a parody. - Structurally, the buildings are on the brink. Roofs are WAAAYYY past due for re-shingling, siding is molding, window frames are falling apart, gutters are annihilated, portions of flooring are sagging and lumpy, appliances are laughably out of date and in disrepair. One of my neighbors balconies was sitting with about a 10° tilt. Shameful (also, dangerous). - Daylight is visible through every door to the outside. It does wonders for your utility bills. I'd give zero stars if it were an option. Absolutely terrible."
