"Edit: I am no longer a tenant here but the final straw was months before my lease was over, maintenance left a key in my door while struggling to lock it. Thanks! I’m a current tenant renting through Van Rooy at Utomin. Let me start by saying that my experience with them has been nothing but pleasant. I generally have found those in the office to be helpful and their maintenance team to be prompt. For the price and location, you really can’t beat them for renting in Indianapolis. However, my most recent experience has left a bitter taste in my mouth. On the evening of 5/30/22 I came home to water pockets bubbling behind the paint in my kitchen wall. I immediately put in a service request that night and was waiting for some type of response the next day. Wanting to know what was going on and what fixing this ordeal would look like I walked over to the office on 5/31, only to get the most condescending tone from Austin Mayhood. While I may have come in with intense energy as an upset tenant, his word choice and tone were awful at best. I had to pull teeth for ANY information. When asking him what the timeline of maintenance coming in would look like, he said something along the lines of: “maintenance can come in at any time when you submit a service request — it’s in your lease agreement”. Maybe he didn’t mean it at face value but the lease agreement 100% insinuates a 24hr notice which is all I wanted. Continuing in his condescending tone, he stated how this is being viewed as “emergency maintenance” and will be dealt with as swift as possible. (Knowing what I know now, that statement is laughable.) Even if Austin didn’t have the answers all that would have been nice is for him to say “hey, I’m not sure what’s going on right now but I can call you or email you once I do have some answers.” His demeaning attitude during the situation is forever seared into my brain as that was the first negative situation I’ve experienced from Van Rooy. It left me feeling small in the situation. On 6/1 maintenance went ahead and cut out the water pockets in my wall leaving me with a hole. During the 5/31 visit in the office someone mentioned how I should clear everything out for maintenance so they have the space to fix it. Following their advice, I cleared everything out on 6/1 — all my wall / window sill decor went in boxes, all my cooking spices in a milk crate, and my stand mixer to sit on top of the box with all my decor. So now I wait for a maintenance team that I have no clue when will arrive. I trust their word that they will deal with it “swiftly” and they’ll fix it when they can. Finally, by 6/15 I call and ask about it the hole that’s still in my wall. This conversation was about as fruitful as the first one on 5/31 — pulling teeth for information, not many answers, and a statement of “We’ll reach out to maintenance for you” By 6/21 I call and ask about it, again, and ask if there’s any way I can be compensated as I felt it unfair to be paying full rent for how long the issue has been going on. I get told to email Lauren and to go from there. Lauren was quick with her responses and kept me in the loop and explained how she couldn’t approve an “inconvenience credit” until her manager was back in town. Anyways, it only took me 4 weeks of trying to trust the process and an email about an inconvenience credit but the hole finally got fixed y’all. TL;DR - they’re not a horrible leasing company. I’ve generally had good experiences with them but having to live my day to day kitchen routine from 5/31 - 6/29 with a hole above my sink was not ideal."
"Do NOT rent through Van Rooy! I lived at the Traymore, and the management is nonexistent. My first winter, the building had no heat for two days during a freezing advisory because they forgot to contact their third party system. My utilities bill somehow went up nearly 3x while I was out of the country; when I addressed management, they insisted I pay it to avoid fees while they sort out the logistics on the billing error from their third party system. The final year I lived there: my rent increased with no improvements to the unit, maintenance Jerry-Rigged my bathroom mirror to close via nut and bolt, and my tub clogged a minimum of five times. Maintenance often times forgot to leave notice of entering my unit, and left my apt smelling for days after like eggs from backed up water. Management seems to change more than quarterly. So if you decide to settle, remember to email the main Van Rooy address because your email probably was deleted when that manager either quit or was terminated."
"At first Van Rooy seemed liked a good option to rent. My washer / sump pump have been consistently leaking and the technician’s advice was to ‘use less soap.’ My couch is ruined. My tools are damaged. Food items have been destroyed due to this water damage. The walls assuredly have been damaged in this process and I don’t feel the property company has my best interest in mind. I hope they make this situation right."
"This is one of the worst rental properties to work with. I had to give one star because zero stars wasn't an option, but ZERO stars, do not recommend. Their prices are comparable to the newer (2020+) downtown Indianapolis buildings, but their amenities don't even come close to what the other apartment buildings/companies have to offer. I've witnessed countless maintenance issues, from elevators and laundry machines constantly being out of order, to dishwashers consistently leaking. If you do decide to rent from Van Rooy, they do not consistently send out lease renewal reminders. And if you need to extend your lease for any reason, they offer a monthly rate and will only accept a full months payment, no prorated option."
"I have lived in many different apartments across multiple states, and out of all of them, Apollo and Aurora has been my favorite. The apartment has beautiful hardwood floors, stunning natural light (my fiddle leaf ficus, orchid, and yucca plant all have THRIVED in this apartment. The ficus has grown so much here that it is going to be difficult to move into my condo, as it now reaches the ceiling! I've kept my orchid blooming for nearly 4 years here!), free gated parking, an amazing walkable/bikeable location, fantastic pricing for the area and space, and excellent leasing and maintenance staff. My cat also truly loved living at Apollo and Aurora, spending her days sunbathing and gazing out all of the windows to watch the world pass by. Any maintenance issue I had (which were few), we addressed and solved quickly and professionally. During the COVID-19 lockdown, Van Rooy properties applied every precaution to protect their staff and renters, which I greatly appreciated. I've also dealt personally with both Sarah and Lauren at the leasing office, and every interaction was warm and professional. I've always felt safe in the neighborhood, and when walking to/from work downtown, as well as walking back from bar-hopping on Mass Ave--which is just a few minutes' walk away! This has been my all-time favorite apartment to decorate, and I've made so many wonderful memories here with friends and family. Renters, please give heavy consideration to Apollo and Aurora--or any Van Rooy property--when looking for your next living space!"
