"Being forced to move.While being forced to move the property mgr is constantly emailing and putting red letters on my door.The area mgr allows the property mgr to retaliate against residents.Impact was willing to help with my rent I had gotten behind on.However because I went over the property mgrs head the first time and told on how she rented the apt to someone else(her cousin)Moved me into an apt that was not move in ready.I have pictures and the list filled out.She stated she never did a walk through and so I asked her to walk with me.She agreed after.After I sat for 2 hours in court I found out she had cancelled to the following week.To which resulted me back to square one unemployed, I couldn’t miss training.I told on her how they were never in the office and so on..The area mgr through out the first eviction.One because she had the approval before she gave the late fee and also stated that the payment could get lost in the mail.To which she knew it was electronic and that she was holding the payment but still sent me to court.When he asked her why they were not in the office and why did she rent the apartment to someone else.He believed her lie that I did not answer my phone.I wasn’t waiting on a call. I wanted to fill out the paperwork but the leasing agent said she’d send it by email.I called because I did not get it because she was to meet me that Sunday to give me the keys.They kept dodging me.The property mgr is retaliating. Now I’m starting to believe that when she said that she was not trying to go back to the penitentiary that she was really sending me a message.Asked the area mgr to allow the organization to catch my rent up and give me 30 days that I had not recovered from moving in yet that physically my body cannot that my doctor is leaning on that I have lupus; he said he could not because the judge made judgment. I feel like they made judgement not the judge, we didn’t have mediation or nothing.Their attorney stated that because I’ve repeated non payment is the reason I have to move. There are tenants living here that has been in eviction court since 2021 and getting their rent paid a rap sheet long even this year. If this is not retaliation then what is? More pics to come. If I could’ve afforded to pay 2000.00 month to month I would have paid my last place before moving in here. It has been a nightmare. The only thing that was clean was the new carpet. It had not been painted nor cleaned. She tried to send maintenance to paint while I had boxes all over the place. What’s the point in filling out the move in sheet if the things do not get done? I received the same red letter I received the day of court and email on top of the tag on my door. I received them from her the day of court; before then like she is really poking and prodding. When I recently found out that it was her cousin she moved into the original apartment that was move in ready. It made sense that one she was her cousin. Two her cousin has the apartment with the updated electrical units therefore her bill will not run so high. My bill runs 200 plus a month. My neighbor recently moved told me they had not done anything to my place and that her bill ran 600 a month. That she moved in the same way I had. I feel that I was railroaded at court. There is no justice. The investors should know how their investment is being ran. That’s my next step.Legal Aid and Better Business already done. I may have moved on but I will keep pursuing justice."
"This is for Pointe on Mass on 406 E Michigan St: I recently concluded dealing with this property management company, and I feel compelled to share my experience to warn others about the service I endured during my time there. Maintenance Negligence: I submitted a maintenance request in March, and it took them until October – the month I moved out – to address the issue. This wasn’t the first time it happened either. I had water leaking out of my dishwasher and it took multiple emails to resolve. This blatant disregard for resident concerns reflects the overall lack of responsibility and care exhibited by the management. Deceptive Lease Renewal Practices: I was informed that I couldn't renew my lease due to impending renovations, only to discover that the renovations were minimal – just new paint and a fridge. They offered another apartment on another floor but, I would have had to pay $400 more with no added amenities, and if I chose not to move, my rent was auto-renewed at a market rate, which was a staggering $500 more than my previous rent. Failure to Provide Notice: Despite promises of a 30-day notice to vacate, I never received any communication from the management. As a result, my lease auto-renewed without my consent(I didn’t submit a 60-day notice because I was told I’d HAVE to move out - I know better now), creating a significant financial burden. Unjust Charges and Poor Communication: Upon moving out in September, I informed the management of my departure, yet they continued to charge me for trash and late rent. The constant turnover in the office led to a severe lack of communication, leaving me frustrated and without resolution. I spent hours on the phone and had to take time out of my days to go into the office. Security Deposit Nightmares: Despite leaving the property in good condition, I just recently received my security deposit back. Attempts to communicate with the ever-changing management were exhausting. Unprofessional Debt Collection Tactics: The ordeal extended into February, with the management attempting to charge me without any prior notification. To make matters worse, they sent the claim to a debt collection agency without attempting to contact me via email or phone, leading to harassing calls from debt collectors. In summary, my experience with this property management company was riddled with negligence, deceptive practices, unprofessionalism, and a complete lack of regard for tenants. One manager even suggesting I consult my parents due to my age, disregarding my financial independence. I would strongly caution anyone considering renting from them to explore alternative options with more responsible and respectful management."
"I have lived in this apartment complex for 22 years. Most of the apartments in this complex have been upgraded. Mine has not. I asked the district manager about having my apartment painted. He told me that the company would supply the paint; but, I'd have to pay someone to do the painting. He said that the company would not get some one to paint because the painters that you employ did not move furniture. I suggested that if I got somebody who would move my furniture to paint that the fee be deducted from my rent. He would not agree to it. I also have large cracks in the cement on my patio. I have been reporting that for over 5 years. There are cracks in my walkway that need to be repaired. There is a Crack in the bottom of the partition between Apt. E (the unit where I live) and Apt. F. These are the major things that I have reported. There has been damage to the building directly across from me since early spring. It makes the property look neglected. There are several minor things that I have reported that have not been taken care of. There is an area in my living room where the carpet is tattered an torn. It has been that way fir a long time. When the company that owned the property before you replaced the roof someone broke the skylight in the unit that I occupy. Some type of adhesive got on the carpet and the .maintenance man used some type of solution that damaged the carpet to clean it. Every time it rains, the skylight seeps water. I have reported it. We had little tiny black ant. I was able to get rid of them on my own. I hope that the information that I have provided has been helpful."
"When my husband and I moved in, the office staff was AMAZING. Very attentive and quick to get back to us. Ever since Stephanie left, it’s like pulling tooth and nail to make sure everything gets done. We wanted to renew our lease and they couldn’t get us the documents until 2 weeks before our lease was up. No one was answering our phone calls or voicemails until we had to walk in to the office just before close. They attempted to charge us different fees for not having our renters insurance in, but I told them the exact date I sent it to them and they still continued to not remove the charge. If we hadn’t gone in and talked to them about our lease and how we wanted to renew, they would have put us on a month by month lease and charged us $200 more. The communication is lacking in the office staff and it is so hard to get anyone on the phone or an email response back. It just sucks because when we moved in, it was great. We will not be resigning again."
