"Love my spacious apartment! Just renewed my lease last month! Got carpet cleaning and that was fantastic! The maintenance crew is always so quick at fixing things and very nice. Office staff always nice and helpful! Hope to be here for a long time!"
"We have had a couple of calls to maintenance recently. In every case they have come very quickly, assessed the problem, corrected it quickly and efficiently, and left us completey satisfied. When you rent, good maintenance is one of the most important features. At Gardens maintenance takes very good care of us."
"I have lived here since 2021 and while there have been numerous issues, most were annoyances that we tolerated as the location could not be beat and we hate moving. This will be our final few months here. 1. Upon moving in, it was clear that they had barely cleaned from the previous tenant. The painters had put white paint over everything without covering up anything; the door hinges, door handles, mirrors, and carpet had paint over them in multiple rooms. Tiles were cracked in the bathroom with maintenance saying they could not replace them as the whole floor would need to be redone. There is a large chunk of carpet missing from a closet and the same excuse was given. The sliding glass door for the balcony was messed up and looked frosted. It took numerous conversations with maintenance and office staff for them to agree to replace it as you could not see outside. There is still a large draft from a gap in the sliding glass doors that they say can't be fixed. 2. Maintenance is not kept up on the property at all. Every year there are issues without fail with the AC not working leading to several days of +80 degree temperature in the rooms and other times the AC freezes and leaks. While they do fix this after a few days, it is an extreme annoyance and the staff acts like it's your fault for the AC issues. The balcony above our apartment had an issue so water was running inside our apartment at a constant stream when it would rain. Staff did not want to fix this initially until I called them repeatedly and told them the wood and wall is rotting and bowing out. A piece of the balcony fell onto ours a few months later. Yesterday a new leak came from the apartment above causing water to leak from the ceiling into our sink. The maintenance people came after a few hours and cut several holes in the wall and ceiling to find the leak. They said a contractor will come back in two days to fix it. I told them that that would be fine, but it would need to be in the morning as my husband has a virtual interview Thursday afternoon for residency and cannot be interrupted during it. The staff said that would not be acceptable as the contractor will be here when he is here. There is zero respect for timing. 3. There was a fire on the electrical box for our building outside. We evacuated and the fire department and electrical company came. Our building was without power or water for several days. We were told they would help with placement during this time. Their solution was to call the red cross to offer temporary shelter with no inclusion for pets. They pushed very hard to stay with relatives or friends and not use this option. We lost a few hundred dollars in groceries and gas money to drive to work from a relative's house 70 miles away as hotels were completely booked. The company graciously offered to reimburse us for any battery-powered flashlights we purchased during this time, but would not give any stipend for food and charged us for rent for the days we could not live there. They repeatedly said to use renter's insurance which does not cover lost food in our case nor gas or temporary living expenses. They would also not budge on the rent issue even though by their own words it was inhabitable for several days. They still have not given an answer as to what caused the fire and no compensation was provided in the end. 4. Cleaning staff will sporadically once every several weeks to vacuum the floors of the common areas of the apartment buildings. The floors are left dirty between these times. Repairs will be done without notice to common areas and it is not uncommon to walk out the door and find a random company repainting the walls white every year or redoing the carpet without any notice. Repairs by the maintenance crew are done in a similar fashion. Again, the location is great but there are much better apartments in the area and I would really recommend you look into other options first. The hassles are continuous with this place."
"UPDATE 2 (10/10/23): There is mold in the ductwork. Maintenance wiped off the mold on the registers (did not even actually get the mold off), then put them back on saying the situation was handled. It is not. I crawled up to check, first thing I see is mold. The parent company (Sexton Properties) won't return my calls. UPDATE 1 (10/6/23): Please, and I cannot stress this enough, please do not live here. They've messed up their bookkeeping and make the residents pay the price. The apartment maintenance is horrid. I cannot wait until I can leave. Do not move here. Additionally, they refuse to disclose your own payment history. If they do show it to you, they are appalled if you ask for a copy for your records. ORIGINAL: I've been here the last 3 years and it's been going downhill the whole time. Love the apartment and grounds, but the staff is not a good time. They've taken items from me, come in unannounced, won't fix the things that are wrong with the apartment. It's cheap for downtown, but I honestly don't know if it's worth it anymore."
"I’m writing this a year after having moved out, so I’ve had some time to reflect and I honestly still think this is the worst property I’ve had to deal with. The AC unit leaked 4 times before their maintenance workers finally made the correct/necessary repairs. My washer broke and flooded my apartment twice before they actually brought me a new washer (and it was just a washer from another unit). The paint in every room, especially the kitchen, was chipped and a cabinet door handle was broken off when I moved in. Also, several of the outlets didn’t work. I ended up having to call my internet service provider to coordinate with maintenance for the property so that they could fix the data outlet at the front of my unit. Have fun staying here! It seems nice to live on the canal but I personally did not have a good experience."
