Reviews of Pebble Brook Village Apartments
"I'll project that PBV will rate 5 stars this year. Our new management team is bringing expectations back to what our community was used too going back to the days of Hart ownership. This team is very refreshing."
"If you’re looking for somewhere nice to live, look elsewhere. You can walk around this complex and see any and all buildings have some part of them on the outside that is just falling apart. I have so many pictures of rotting buildings. They recently “re did” the roads here too. They actually just put a think layer of black asphalt down to make it “look nicer” and didn’t bother to actually make the roads even and smooth. They recently “renovated” all the apartments (while tenants were in the units) but I wouldn’t call them actual renovations. They glued flooring onto the old flooring (there’s 4 layers of flooring in these units. that’s just sad), painted the cabinets, replaced the white appliances with cheap black ones, and from what I’m hearing, they’re going to use these renovations to insanely jack up prices. I pay roughly $1200 for a one bed one bath currently. Charging any more than that for this dump should be criminal. They also promised a lot of other renovations, and had a big “town hall” meeting in the club house to show us our new flooring, our new light fixtures and all the fun stuff! However they didn’t do anything but glue more flooring in the kitchen and bathroom, paint some cabinets, and add some broken counter tops. I would not doubt it at all if when I move out, they keep my deposit and charge me for new flooring. I’ve heard they’ve been doing that to a lot of tenants as they leave (you can see reviews about this up to 3 years ago), but especially since they want to do the rest of promised renovations on our dime and not theirs. There is also a very obnoxious tenant that no matter how many times you ask him to quiet down or complain to the office, he will not stop playing drums and having band practice at any time of the day. One time it was at 11:40, and I saw 6 other tenants come out to try and find the noise. The maintenance people here are really the only people I have positive things to say about. They recently replaced the front office workers, and while I don’t have much face to face experience with them, I don’t think they do a good job at running this place or making it look nice and maintained. There’s a little pond by a couple of buildings and it’s regularly filled with random pieces of trash when I drive by. I’d recommend anywhere but here if you’re looking for a quiet, clean, well maintained and relaxing environment. Any other tenant I’ve met and talked with that wasn’t an elderly retiree who doesn’t leave house, hates this place. And all the retirees are about to leave when they get that 50% rent increase here soon. They try to introduce new things to make it seem nicer here, but there’s no organization to it. Half the time my trash isn’t picked up by the trash valet and I just have to leave trash to stink up the entryway. They also charge extra if you want a garage or carport, but they’re all rotting and falling apart. I know this place keeps switching management companies, but it’s no excuse so have to live in a place like this."
"I have lived here for 3 years now. I moved into a 2 bed 1 bath with a rent of $990. Small bump in rent on the first renewal, no more than is typical. And then a 30% jump, which I thought was extreme. And now, after the property has changed hands (twice I think?) they offered a renewal at over $1500 for a 12 month lease. A ~50% increase in rent with ZERO changes to the apartment or complex is utterly unconscionable. They also are in the process of renovating units with tenants still in them with no option to defer. A friend in the complex had his AC put on full and the door left open all day during the renovations. A while back (summer 2023ish) they hired a valet trash service, but we were told that the valet cans cannot be left outside when they don't have pickup material in them. So really it was "here's another thing you have to keep in your home/store somewhere", which undermines the convenience of the service somewhat. In summary: reasonably well maintained; horrendously overpriced. Things that management pitched as benefits were often annoying."
"The apartment: We had a standard (non-upgraded)1 bedroom unit for 5 years. In that time rent increased 30%, our central air stopped working multiple times (they never authorized a replacement, only the bare-minimum to get it sort of functional) and our electric costs were double what they should have been as a result. The complex is “smoke free” but nothing was ever done about anyone who did not follow that rule. Office staff: When we first moved in the office staff was kind and incredibly helpful. Unfortunately, every year that passed the staff got worse and worse. The management there now was rude to my husband on multiple occasions, and messed up even the most basic things, like repeatedly not updating our contact information, losing (DIGITAL) paperwork etc. They did not communicate with maintenance or third part contractors, so we had people with keys open our door unannounced, set off our security alarm, almost lose our cats, and also try to remove appliances with no warning. When confronted they would be “sorry” and then turn around and do it again. Maintenance: They are the one good thing there and do the best they can with what they have. Move out: When we moved out, they kept our deposit and billed us for replacing the carpet due to “damage”, even though the carpet was already going to be replaced due to age. They intentionally billed us for something they knew we did not owe. If you are looking in the Westfield area, move on. There is no value for your money, you will just be paying for stress and lies."
"Where to start. Moving in was a disappointment. The “ professionally” cleaned apartment had cobwebs, mold, and plants growing in the window sills. My sister and I spent 4 to 5 hours cleaning. Those were just a few of the things wrong. The toilets leak and wobble despite maintenance “ fixing” them. The fresh coat of paint had obvious dirt and bugs underneath it. The wood on the apartments is moldy and rotting. Our neighbors for the first year had a dog that howled constantly day, and night. Did I mention the multiple abandoned vehicles? Some leaking fluids were all over the parking lot. Yes I reached out to the office, they are ineffective. The mosquitoes are awful with the unmaintained ponds. There is trash scattered everywhere. Read the other reviews and go elsewhere. This picture was taken the day I moved in before I cleaned."
